    Sapphire Plumbing was the contractor that was sent out for this repair for an outside water faucet that had a leak from the freeze. They are very good the repairman was friendly and knowledgeable and made quick work if the repair. He was very thorough to ensure there was nothing else leaking. Great service from HomeRiver and a very good contractor in Sapphire.

    John Ayson was super helpful answering all my questions... and friendly as well.But... I think the Home River Group needs better procedures in place for exceptions (extenuating circumstances). I mean not everyone fits perfectly in a box and they should be better able to accommodate that! Great tenants shouldnt be judged or discouraged without all the facts

    Had a bit of a traumatic experience moving to San Antonio. We were moving from very far away. We showed up and the home was in bad shape. Some homeless setup camp literally in the front porch, someone stole the mailbox. Trash in many places. Our car got broken into overnight. and we could not live there due to safety concerns with a family. Lori was very kind and helpful to us and got us into a brand new home in a much better area.     I had called about issues with payment and our resident portal and Elliah Maala was great! She was kind and very helpful! She helped me with the issue I was having and was very professional. I also had to write a review because we have had such a great experience with HomeRiver group! Darla has been such a big help with any questions we have with our renewal, she responds very quickly, and everyone we have ever spoken to at her office has been nothing but kind to us! We can’t wait to renew and make this our home again for the next couple of years! We were in an apartment prior to this and the management was not great making the experience bad for us and HomeRiver group truly changed my opinion on renting they really are a fantastic company with great staff!

    I’ve had a horrid experience with Home River since the day I moved in.However, thankfully, prior to move in, I was fortunate enough to come into contact with Alissa Winnett who oversees the Dallas/Fort Worth properties. She has been a GOD SEND!Although I reside at a property in Mabank, TX which she does not oversee, she continuously steps in and is timely in her response and issues are handled within a matter of days.Time and time again, Home River has failed to upkeep our property and handle maintenance issues in a timely manner. Often times, it’s pure negligence regarding our units and property with often times, issues not being addressed at all.Had I not been fortunate to have came into contact with Alissa Winnett prior to move in, many of the issues that were remedied would have not been addressed nor taken care of.I’ve had neighbors with maintenance issues in which were not resolved. Once I reached out to her, with no questions asked, these issues were taken care of.Often times when dealing with property management here, we have to go around in circles with no resolution which is extremely frustrating.I am so grateful for Alissa and her willingness to step in when our own management fails us.Please give this woman a raise for she goes out of her way to oversee other properties and gets the job done!

    Although it took some time to receive my new dishwasher as the owner chose to have it shipped and arrived with no notice which was very frustrating as I had no idea they were coming and did not know where to have them leave it, it’s a better dishwasher which is appreciated. The contractor used was professional, on time, thorough and careful to clean up after my dishwasher change and even took the time to explain the faucet leak to me. Highly recommend this contractor.

HomeRiver Group has provided efficient property management, and I am especially pleased with the follow-up and advisement of their property manager, Shonta Odum. Her tenant move-out survey assessment and follow-up are exceptional. Ms. Odums documentation captures with visuals repair needs that prevent owner inconvenience with on-site visits. Her ability to put herself in the owners shoes speaks to her thoroughness in oversight provided for a property.

    My partner and I rented a townhouse in Irving, TX, for 2 years through HomeRiver. Overall, our experience was good. Over the course of our lease, we had several maintenance issues, which we felt were addressed in a timely and professional manner.Moving out was another story altogether.We had made several attempts to be sent a renewal offer but the Property Manager (PM) failed to respond to our requests. After we moved, a large sum of money was kept from our security deposit for giving notice beyond the terms of our lease. I had documentation of our attempts to contact the PM and sent them to HomeRiver.While our emails were answered, there didnt seem to be a resolution to our dispute; that is until Darla Lovett contacted me.As soon as I received her first email, I realized that Darla was really interested in our problem and she took the time to investigate the issue. Darla was very approachable and resolved our dispute very quickly, professionally and to our advantage.Overall, I will give HomeRiver 4 stars but if I could, I would give Darla 5+ stars.     Updated review: I stand corrected, I read the renewal lease wrong. Overall they were decent in the end. I received 95% of my deposit back which I think is excellent. They also reimburse me for the air filters. This is why I increased my stars. If I decide to move back in a house I will consider one of their rental properties. The reason I will not give 5 stars is it took awhile to get my blinds installed in the home.I cant believe that Home Rivers increase my renewal lease by $360 but the new tenants will get the house for $120 less. I have never been late nor have they had any issues with me beside they were charging me for air filters there never replaced. I had to go out and buy them. On the other hand, they took 6 months to repair simple things that bring the house up to code to rent. I also had to clean the carpet and repair other things but I never complained. I guess now I will not get my deposit back. I will follow up after I move out and post pictures. #goodtenant

    When I first rented my house, my property manager contact, Kelly Corbin, was HORRIBLE! I could NEVER get a hold of her. She NEVER answered my emails and/or texts messages and she seemed disinterested in anything I had concerns about. When I got my new property manager Charlotte (Charlie) Taylor, this was DEFINITELY a breath of fresh air. No matter when I called, Charlie would listen to me, seemed VERY interested in anything that concerned me and worked diligently to find a solution to a problem. Charlie followed up via email, phone calls and/or texts just to make sure that I was happy with the results received and to further ask if I had any other questions.

    5 Star Review! I have lived in our rental property for almost 2 years. Last year, our AC went out, I opened a ticket, and I immediately received a response from Ray and Mark. They made a next available appointment with the AC company (it was a unit still under warranty, so I did have to wait a day), but their actions spoke louder than words. This year, during the windstorm we recently had, our poor fence fell. I opened another meld and immediately received a message from Mark. I gathered my neighbors contact information, and luckily, they are awesome neighbors and were headed to the hardware store to get the materials and fix the fence themselves. Mark immediately contacted my neighbor to split the cost. HomeRiver Group lives up to their commitment to serving their tenants and making the little inconveniences as stress-free as possible!

    Ive rented a home from Property Frameworks for more than two years, and Im completely satisfied. The company has a great online portal for residents where I can pay my rent and make service requests. When I do have a service request, I always get a lightening-fast response. The property manager makes regular inspections to be sure the property is in good shape (protecting the owners interests) and is great about sharing communication between me and the property owner as well. Ive had shady, horrible landlords before, and this company is the exact opposite - great, professional, and responsive.

    Property Frameworks is typically very responsive and gets repairs done quickly. We only had one negative experience when it took them two weeks to get our electrical issues repaired and half the apartment didnt have electricity. All of our other issues have been addressed within a day or two. The property manager Trung is extremely helpful and responsive! The contractors have all been very experienced, completed jobs quickly, and were easy to schedule with.

    Update...its been almost 4 years...so far I havent had any problems. My property Derek and leasing manager Debbie great! They address all of our concerns promptly! I would recommend them to anyone.I have leased from Property Frameworks for one year I decided to renew for another year because overall this is a good company. They have been honest and most repairs are made in a timely fashion. If I decide to move next year, I would lease from them again.

    I was very nervous to rent through a property management company for the first time, but Property Frameworks has been exceptional!! We have lived here for 3 months and in that time have needed our microwave replaced, kitchen faucet replaced, a sprinkler fixed, the hot water heaters heating element replaced and some missing roof shingles replaced. Any request weve ever made has been answered within 48 hours and the repairs were always scheduled to be completed within a very short amount of time. Any time Ive talked to an associate on the phone they have been very polite, courteous and professional. I have also been able to get a hold of our property manager by phone whenever Ive needed to. I am so relieved that this has not become anywhere near one of the horror stories I had read with other companies before we moved to TX. From my personal experience - I would rent through them again!

    Submitted a $100 non-refundable application to be considered for a Property Frameworks rental. Met all requirements for the apartment in Pittsburgh, PA. The apartment is not ready for move in, there are damages on the door so that it doesnt close properly, and it still needs a small amount of touching up in general (still a nice place). Naturally, the representative that showed us the apartment said moving in March 1st wouldnt be an issue since the place needed a bit of work. Yesterday, was contacted by an underwriter and told if I cannot move in earlier than March 1st, that I would likely no longer be considered for the apartment?I cant get in touch with anyone at Property Frameworks. Looped extensions, voicemails, no answers. Ive called about 5 times today, its a bit frustrating at this point.I havent even moved in yet, honestly, I feel like it might be better to stay away from this kind of management if this is the standard they set.UPDATE:This issue was resolved very professionally. The staff did get in touch with me, apologize for everything and ask for the underwriters information to follow up. The same day, I was able to end up securing the property on the agreed price on the agreed move in date and overall Im satisfied with the experience. Seems like it was just a miscommunication, but we got it resolved.Excited to move in and enjoy this sweet little rental (honestly a steal for the location and price).

    Ray Wright does a great job managing the home I’m renting. Their properties are well kept/managed and in my opinion their rents are reasonable for what you get. I’ve rarely had a problem, but any time I’ve had to call Ray, he always returns my call-the same day, gets what I need done quickly and then makes a follow up call a few days later. Customer service like this is hard to find these days, but Ray obviously knows the value of it! He gets and deserves 5 Stars in my book! 😀

    We just finished a 4 yr stay in a house managed by Property Frameworks. When we first moved in, another company was managing our property, but when PF took over the customer service difference was night and day!!! Their entire staff were dedicated to open lines of communication, and making sure if we had any issues they were addressed promptly.The tenant portal is efficient, the staff was always courteous and prompt to respond to emails, and they never seemed to be annoyed by our calls or questions.The icing on the cake was when we moved out. We had an opportunity that required us to move out of state and break our lease 3 months early. I explained the situation and talked over our options with their staff. They immediately got the house back on the market for us and helped get the house rented to a new tenant in less than 30 days. By helping us get a new tenant in, it saved us THOUSANDS by not having to pay on 2 houses for the last 2 months, and they even waived the re-letting fees for breaking the lease early since it was already re-rented.Overall, our experience with them was better than any other property management company weve ever dealt with. If you treat them with respect and courtesy, they will give it back ten fold!

    My interactions with Home River leasing group has been outstanding. We have been leasing one of their properties for 12 years and they are very helpful anytime we have an issue. They respond to repair requests and emails quickly. Darla Lovett is our new leasing agent and she is very professional and respectful.

    Highly recommend, if you want peace of mind. We are out of state and our team at Property Frameworks have been managing multiple properties for us in Lewisville for many years. They have helped us many times, when we needed major equipment replaced in our units, by getting quotes, etc. They make sure our units are well maintained and issues are resolved quickly. They keep our rents in Market range. Their tenant recommendations have been excellent, but it is still our decision to make. Honestly they do their homework and we have had great tenants. Nice to be kept in the loop on all the transactions that related to our rental units.

    We have been renting from HomeRiver Group in DFW for 6 years and I cannot say enough great things about them. We recently had an air condition outage on a Friday. They responded immediately and had their AC folks on site a few hours later. The repair was fairly substantial. The blower motor and fan had to be replaced. The work was completed the next day. The AC company was on time and professional. Chandler at HomeRiver Group reached out to me after to make sure everything went well. Five stars!

    Even though Holly Gillespie was sick she still helped us with the one problem we had with the home we were moving into. Everything was smooth on the move in day as far as getting the keys. We did our part and Holly did hers. We hope to stay for a long time.

I have only good things to say: He was very communicative, always helpful and understanding, quick to report. He was great to work with.     Move in was GREAT!!!! EVERYTHING was clean and brand new. Staff is friendly and quick to respond and willing to help.Only 2 concerns:1.Wish I had more help with the warranty on the fridge because the fridge company gives me the run around with repairs. If yall could call them and help me out a bit thatd be great2. There seems to be a little confusion upon money orders are they only to be mailed or can they be dropped off in the office or drop box?Other than that Elijah gives you a rate you 5 stars 🤩🤩🤩🤩🤩

    I’m a tenant and I have a great property manager! He’s very quick to address any issues that arise. My latest incident was a leaking water heater. I put in my work order on Sunday afternoon, was contacted within a couple of hours that a repair request had been issued and the repair people contacted me promptly. The water heater was replacement was complete before 3pm on Monday. The service was super fast!

    Have had our property managed by this company for about 6 years and they have always done a great job. Anthony Mason is our property manager and everything is handled professionally and quickly from repairs while tenant occupied to preparation and turn around between tenants. I can about two things above all as an owner. The house is well maintained and the renters are taken care of. This has always been the case. I would recommend Anthony and this team above all others.

    Im giving 5 stars for Charlie Taylor. She is personable and professional. She listens and works with you. She is like a breath of fresh air. I recently had a air condition issue. I called serveral times was given wrong #s, told I had to wait for owner approval. I finally was given Charlie!s correct#. It took one call to her and she immediately reached out and got the ball rolling. I have many health issues and cant been in heat. They couldnt reach the owner so she made a executive decision and got the ball rolling. I have been a tenant for 11years+ and been through several mgrs and I have to say Im looking forward to working with her. Hopefully her Amazing customer service skills will be rewarded.
