My contact person on the phone was wonderful.The only reason Im leaving 4 stars is because just trying by email, with my time difference, was taking me a few days to figure out what might be the set up issue. Having a representative work with me over the phone and walk me through it to work out the glitch (of me being a trustee instead of an individual person) was much better. In the future I should hope to have a better review since Im new to this program. -

Hemlane is a pretty wonderful company. We handle property management as part of our business. Hemlane offers the services we need to get our job done. But what I love most about Hemlane is their customer service. I know that if I ever have a problem or a question, I can reach out to them and know for a fact that I will hear back and I will get resolve (even if the resolve wasnt what I was hoping for). Thank you Hemlane for providing great customer service. At the end of the day, Id rather work with a company who has great customer service above all else. (And thank you to Tanner for our most recent customer service needs and for hanging in there with us, patience and all, while we obtained the information that was needed) -

I have been using Hemlane for over 9 months and am very satisfied with its features and services. When I became a first time landlord, Hemlane was a life saver as it streamlined the entire process from advertising to communication with potential renters, background checking, maintenance setup, and all the way to payment setup. The fee is very reasonable too. I cant think of another alternative as I found the services by typical property management teams are extremely overpriced.Their customer service is super good and reliable. Especially, Lacey was very helpful, going extra mile explaining to me about some complex new features that I couldnt understand quickly.I would recommend Hemlane to anyone whos looking for an alternative to typical property management. This should be the new norm of property management! -

If you are looking for an easier way to manage your rentals, then you must try Hemlane. Not only does their property management program solve many landlord problems, but they have excellent customer service for any technical questions. No long waits on hold (they will call you back when its your turn) and their agents are well educated on assisting with your needs. One agent in particular, Lacey, took the time necessary to explain how to handle a more complicated issue I had and also to show me what to do in the future. For a reasonable price, Hemlane takes care of the mundane tasks a landlord has to do, and its all done in an efficient manner online. -

I’ve rented homes with many different rental companies and as a renter, Hemlane is by far exceeding all expectations when it comes to all aspects of being a tenant. Our dryer wasn’t working, I messaged about it on a Sunday and Hemlane had a repair person out by Monday afternoon to fix dryer all while keeping me updated along the way. This company has been fantastic!! -

Lacey is my FAVORITE Hemlane to go person. She is excellent ......pleasant, professional, knowledgeable and patient. She explains the differences among reporting types, calendar types, etc. Her patience allowed me to be more appreciative of Hemlane s property management application. If certain information I need is unavailable on the landlord portal, she would search on the back end so that I am provided what I need. I found it difficult to print out a 12-month financial data from Hemlanes app without scrolling. However, she taught me how to print the report to show in one page! Amazing! Another of her discovery was to print out the report as a PDF format, instead of Excel because of an error I received. She stays with you even as she troubleshoots, to provide client satisfaction. I am always happy when she comes on the phone when I call for support, because she truly tries to understand the concern of the client and will make sure the latter is happy at the end of the call. She is definitely an asset to Hemlane. -

From our first meeting she has been extremely informative, knowledgeable with the Hemlane software and a difference maker in using the service. The software with Hemlane is incredibly functional, and makes the management something that is easy. Hemlane makes being a small self-managing landlord so much easier!! And at a fraction of the cost of hiring a property manager. The team is responsive and knowledgeable. They offer different service levels to meet each landlord’s specific needs. I personally use Hemlane as my one-stop shop for advertising rentals, screening tenants, creating / storing rental documents, tracking tenant communications, collecting rent, outsourced maintenance and repair coordination (don’t have to worry about 3 AM maintenance calls), using Hemlan’s service pros, and creating financial reports (including cash flow, income statement, lease ledger). So many resources for both tenants and landlords to make the overall rental experience more enjoyable for all. Highly recommend. -

We manage nearly 100 Properties for ourselves and our investment clients and we started using the Hemlane system November of 2021. After 1 year of use, I can tell you that this was the BEST business decision we have ever made! Heres just a few reasons for this comment:1. HUGE time savings for our team.2. Reliable - Ive NEVER had an issue logging in and completing the required tasks.3. Ease of use for us and our tenants.4. OUTSTANDING support - Imagine sending an email or calling with a question and getting a CORRECT response right away!5. Reasonable cost per property, so we didnt have to raise management rates and risk losing clients.6. Follows banking protocols for secuirty which is very important for our clients and tenants. -

This is an amendment to the review left below in regard to this situation.The issue was the communication back and forth was very responsive during the application process and even when we had specific questions, they replied fairly quickly. Then when it was brought to our attention the error in the listing price, we asked for a refund, there was no response. Until I wrote the review below.After the review, the response was a 5-star treatment, even a phone call. They have started the refund process and have sent an email to show that it is being taken care of. I have also voiced my concerns about the other applicants, that they should be refunded their screening fee as well. Roman, the Customer Success Lead has assured me that they are reaching out to all the applicants to process their refund and are looking into their own internal process to be sure that this will never happen again. That is very admiral and I hope they do implement a checks and balance to assure the listing are properly represented. Relocating is stressful enough without feeling like you may have been scammed in the process.5 Stars to 1 Start back to 5 stars = 4 Starts.___________________________________________1 Star Review:Beware! This company is not vetting their rental property listings and allowing owners, or themselves, to scam potential renters. I saw a listing for a below market priced property with 2 units on the lot, went through the Hemlane site to apply, I visited the property, fell in love with it and paid $80 (for 2 adults) to go through the “Screening” process. The listing was such a great deal that we were willing to apply for both units. After we inquired on taking both units, we were messaged that there was a mistake in the listing that took the price to 10x the amount of the listed rent. A rent that 1. would have not come into my feed and 2. I would not have wasted our time and money to apply for. When we requested our “non-Refundable” screening fees back, due to it being a mistake on their behalf, they didn’t even have the decency to respond let alone return the $80. How many people have they scammed with this? Taking $40 a person for a unit that is not listed correctly.They are scamming honest everyday people who do not have money to throw away and a whim and a chance. Do the right thing and return the money! -

Hemlane, a property management software (not phone app yet) has been helping me collect rents, late fees, and utitilie charges as needed for the past two years. Its relatively easy to use the way I was - only for tracking payments received by Hemlane and placed into my account. Now Im trying to use the reports for my taxes and financial analysis. Thats a bit more mystic, but the online Help was quick to answer. I could have also called the TS line, but was at the library. Shhhh... Some UI / UX need work, like setting up recurring payments for expenses (mortgage, though I got it to work), or updating service requests. Still, the software is good about texting me whenever I get a message from a tenant through Hemlane. Once Hemlane gets a phone app, then depending on how well it runs, it would get another star. -

Ive been onboard with Hemlane for about a month now, but so far my experience has been fantastic, and I can see opportunity for lots of cost savings and future success, which I think is what every real estate investor wants. Below is more detail about my experience so far.Just transitioned 4 properties from traditional property management to Hemlane, three in the Austin area and one in the DFW area, three occupied one vacant. The vacant gave me an opportunity to evaluate their marketing and onboarding process. Below are some notes of my experiences.With traditional prop mgmt, I was paying 8% of rent, so moving to a flat rate management pricing model created an immediate cost savings. I was also seeing evidence that I was paying more repairs due to some inflexibility on the traditional prop mgmt to find less expensive vendors: Hiring GCs when they could hire direct, accepting high prices when they could have gotten lower pricing by just making a couple of calls. This stuff goes away with Hemlane.Leasing up is great. Traditional management was hiring realtors to work lease deals that would often overprice the lease in the hopes of getting a fatter commission, but would cost me as the owner in longer vacancy when we wouldnt find that fat price and lower listing rate multiple times. In this case I set the price, and Hemlane automates the listing process. This creates savings for me by getting the chance to lease quicker and charging a low flat fee rather than a commission based on the lease, which goes up if for example prospective tenant wants a longer term.On rent collections, I love that Hemlane automates rent collection. Tenant can auto pay, use a credit card to pay (at their cost if youd like) or use standard ACH, and then on top of that AUTOMATICALLY enforce the late fee! Awesome! No excuses and clear incentive to pay rent on time!Love the real time financial reporting!Tenants seems to have a better experience so far. For example, tenant is no longer required to pay some of the required nickel and diming fees, like a required $50/mo maintenance package, or a required renters insurance package and other stuff. This is revenue that doesnt go to the owner. You can still do it, but by not requiring this, it helps tenants not feel so nickel and dimed, and you have an advantage since competing properties are requiring those fees. Repairs are also fully coordinated by the Hemlane team, so while I havent put that to the test yet, Im not worried about that.On the room for improvement side, here are some thoughts, although these are minor in the grand scheme of things:1. Usually repair requests are submitted by tenants, but if you join Hemlane with a vacant, there is no tenant to create repair requests. So be aware that repairs that come up during vacancy *MAY* be on you to coordinate. I say *may* because you can opt to purchase a coordination package to have Hemlane take care of all of it, but might not be worth it if you just need something small and you can just call a local provider directly. The coordination package becomes TOTALLY worth it if you have a property that GOES vacant under Hemlane, since youll most likely want them to take care of all the turnover repairs.2. Theres a slight learning curve to the Hemlane interface, and I did run into a few areas where I made mistakes and had to ask for help. This was minor and the Hemlane team gave me GREAT support, so I was stoked about that. (Thanks Alyssa!) I did get more comfortable with it over time. Initial property setup took a little time at first, but worth the effort. I think were cruising now.3. Comparing to traditional prop mgmt, what Hemlane lacks is boots on the ground. If you need someone to run over to take care of a minor task (being on site for a fridge install) or checking if the lawn got mowed, this will require you to hire TaskRabbit or an errand runner. These are infrequent events, so while yes, these are things traditional mgmt would handle at no cost, you come out ahead in the end. -

I found Hemlane and was a little hesitant because of my lack of experience but it has been WONDERFUL. The software is easy to use on my end and Ive heard good things from my tenants as well. Onboarding can be a little time consuming but we’ll work it. I can imagine managing properties without Hemlane these days. It was like emerging from the dark ages. Five stars, all the way. -

I moved for my job and left my property to OneRent for rental income. And then I had to fire them because of their poor performance and lack of communication. The transition was challenging not only because I was away, but also because OneRent wont cooperate. Dana (the founder) was very patient & professional to handle all the issues and bring everything back into normal. While I was struggling with OneRent, I missed the chance to rent out my place, but she was able to find a good tenant after 3 showings.There are a bit of work involved - filling a few forms and so on. But these are the things that any landlord would like to be involved or at least wants to know. There is absolute transparency in the process and the fee is substantially low. Most of all, Dana is very knowledgeable and fantastic at handling the issues.One more thing - not sure if OneRent was trying to rip me off or if the price with Hemlane experts are reasonable. In any case, I got two quotes from these two property managers for the same job and Hemlane’s quote is 40% lower than OneRent.In all, I highly recommend hiring Hemlane - it is good to know what’s going on and my property manager has my back. -
