The online service is not very user friendly, however the human service is impeccable. We needed documents for some business we are conducting on our properties and Monique Garza has gone above and beyond assisting us. She not only works at a pace Superman would envy, she has an uncanny way of replying to all my inquiries in a manner that makes me think she is smiling as she is working. This process can be very daunting, but the one thing that has exceeded my expectations is Ms. Garza’s service and professionalism. She seems to really love her job and all of us that encounter her are better for it.

Weve experienced several changes over the past few years since Ive owned my unit. The past management company did an okay job taking care of the residence at Coppertree; however, Creative Management Service has been more proactive taking care of the tenants and property needs.They have been very responsive addressing any/all of my unit repairs in the past, and feel they look out whats in the best interest of its clients. The recent facelift of the units was long overdue. They took over an ageing property fairly maintained by the previous management company and property manager, I look forward to the changes and improvements in 2025 moving forward. Ray Garza was very professional and responsive to my recent inquiry regarding a project proposal, thank you.

Overall I had a great experience with Creative Management Company for section 1b of Hudson Oaks Townhomes. The grounds were very well taken care of. The team was very responsive and efficient. When I sold my condo, they were very attentive to all requests and were very helpful to address any issues that were found by the home inspection. All notifications were sent well enough ahead of time to allow for us to prepare for whatever was going to happen.

Im pleased with the property so far ! If theres a possibility to place a combination lock on the walk in gate Everytime its fixed it seems someone is messing with the lock not safe for the resident. I like to also give praise to the maintenance gentleman Mr.Leary keeping up with the grounds areas, on the weekends grown adults doesnt seem to pick up the trash on the property! I have been a real estate investor for more than 40 years in the Houston and Texas area. I have been on the board of River Oaks Garden Condominiums for more than 22 years (Currently serving as Vice President) and own several units within the community. Since my purchase of my first unit at River Oaks Gardens, 19888, we have gone through 3 management companies, which in my opinion were average and a few way below average. In my opinion were not on top of the basics of management items. I grew to accept that this was just the norm of management companies after 3 and that we probably shouldnt expect more than average for offsite management..The last company we were with was so bad that we spent almost the entire year after the first month of signing the contract, trying to get away from them. We finally cut ties with them but not before our year was up as they would not let us out of our contract. It was a situation of one manager covering for another manager and they could do no wrong. Our complaints landed on deaf ear. We had to put up with a year of poor management for which the board basically had to take over for that year just to keep our property heading in the right direction. It was a nightmare. The straw that broke the camels back was when I was out eating with the president of the board and she received an email telling her that our insurance was up within 24 hours and here was our $400k insurance quote. We have 24 hours to sign or we would be without insurance. Our insurance the previous year had been around 200k so this was more than a 100% increase which would had driven River Oaks Gardens into bankruptcy, not to mention this policy was inferior coverage in my opinion to what he had always had in the past..We the board interviewed several management companies and settled on Creative Property management. We felt good about our decision after meeting Jeff the owner of the company who assured us that he would guide us to better days and that he had a team ready to service our needs. He (Jeff) immediately started working with his Insurance carrier to see if he could bind us within the umbrella of his blanket policy in the middle of the coverage year, as they only had 6 more months left on that policy and we were coming on in the middle of the coverage period. He was able to do that and get us better coverage for 230k saving the day indeed. We have since integrated into his blanket coverage which has gone up slightly to 279k but with the coverage we are use to for 203 units we cant complain.We were also assured that he (Jeff) would not be selling his company in the near future like so many management companies do, as it is a family business and 2 of his children work there, therefore making it a lasting family business who take pride in their customer service relationship.We were assigned the perfect manager for River Oaks Gardens, Nichole Rowen. She wasted no time in getting onboard and quickly solving the issues that the old management company had left us with, such as unpaid water, trash and phone bills and much more.Today River Oaks Garden Condominium is a great place to live thanks to a strong board and a great management company with employees who are competent in property management, not just a body pulled off of the street to fill a position, as experienced in some of our prior management companies in my opinionThere is no more gossip among managers and homeowners thus creating friction and waste of time. Creative Property Management, hires the upmost professional managers with experience and their focus is on their job of management not gossiping!I am not sure where River Oaks Gardens would be if we had not made the right choice but I can tell you we would not be in a good place. Our community is very special and it is imperative that we have good leadership and management if we are to keep our community intact for future generations and for years to come.

Good Day, we have been tenants of Brae Acres for about 2 yrs now and this is our first time having to contacting the Homeowners Association. We recently experienced issues with trash pick-up. We received notice about our trash, but not knowing that the Association wasnt aware of the schedule that the private hauler was keeping. Immediately we contact the HOA regarding the letter we received from the HOA and informed them of the issue. The HOA immediately responded and our notice was cleared. I say to any tenants or owners if you are having issue please dont hesitate to let them know what is going on. If you dont inform they will never know. CMC keep up the good work.

Ive lived at Westwind Townhomes since 1996. Maintenance fee was $156/mo. then. It is now $226/mo. Excellent ratio of fee raises over 23 years! Property extremely well maintained. Its been painted about 3 times with 2 brand new roofs installed as well. They keep getting better deals on our contracts with vendors as well. Creative is careful with our $ and always provides a complete accounting of expenditures at the yearly owners meeting. Maintenance requests are handled on a timely basis. I am very pleased with this companys performance.

CMC is a great company that has loads of resources that guide us through all types of challenges. I have been president of our Board of Directors/Association for a long time (more than 10 years for sure) and have been involved in the community since 1993. Our Association switched from a previous management company to CMC. My Association has used CMC for over 10 years and I always know they are available to provide great input, advice and valuable resources. We have had the same property manager (Jim Miller) this entire time and he has CMC!provided great guidance, good advice with budgets/financing, and is always available to take my calls. They have a very well organized infrastructure that handles all aspects of our business including quick access to legal advice. There is no perfect management company as it is impossible to make ALL homeowners happy ALL the time. However, CMC employees do a great job minimizing issues and handling homeowners so I can take the time to look at the big picture for the community and plan the future. Bottom line...... I highly recommend

Ms. Douglas was professional and very polite over the phone. She answered my questions of concern and assisted me in reaching a resolution. Generally, we have been pleased with your services. Recently, however, we were sent a notice about weeds in our landscaping. The notice arrived the day after the weeds had been removed. We wished that the inspector who reported the weeds would have been as observant of the trees and overgrown landscaping that existed (and still exists)along the perimeter fence along 12th Street. We are concerned that they compromise the fence and in several instances the overhead Comcast lines.

Monique Garza, Collection Manager from the CMC billing department is super responsive and helpful. She went the extra mile to write a letter for me to use with a mortgage company I had an open application with. That Is 5 star in my view as most other individuals working in management companies are not that helpful to their patrons.Reason I leave a 4 star for CMC and not 5 is because while Monique is a super star in my book, the maintenance department of CMC has not been as responsive in our requests to fix the many leaks in the roof impacting my unit. - Banke Balogun

This place was hard to find. I didn’t have the best experience but maybe they were having a bad day. Went there to pick up a remote to open the gate to our housing complex. When I finally got it, it didn’t work. Fortunately Lynn came to the rescue, delivered a new remote to our condo that worked and has been a great help ever since.

Not only is the service and turnaround great, but it is very clear what is needed, and the separation between the HOA quote and resale cert / condo docs are very well explained, where with other HOA management companies it is not very clear.
