I love how quick the Maintenence Team responds to my problems if there are any. But when they do get the work order they are prompt on helping the tenants complete their requests. The thing that sticks out with Butler P.M. is the consistency of good treatment to their vendors. And working with James G. has been a positive thing. Ashley is my maintenance supervisor at Butler Property Company. I’ve lived in my house now for about 8 months and have some routine maintenance requests. She has gone out of her way to make sure everything was taken care of and even followed up afterwards which I really appreciated. Most people complain about property management companies when it comes to repairs but Ashley is on IT!

I started my experience with Butler back about 3 months ago, in a search with a home rental, and have had a great experience. Everything has been smooth. The stand out has been the communication and customer service. Jenny and Wendy are great at what they do. Jenny is always prompt with her responses. Wendy has been fabulous with the maintenance management and helped me problem solve and answer my questions as Im new to living in a home and have lots of them! They make themselves available to anything I need and can always point me in the right direction. Selwyn is the contractor responsible for the majority of my on-premise maintenance, and is kind, courteous, and knowledgeable. He has been a great educator for me as well.

Weve been renting through these guys for the last year and a half or so. They are actually really great, and thats coming from someone who, generally speaking, despises rental maintenance/management companies. These guys are on point every single time there is some issue. Literally within a day or so I will get a contractor calling me to set up an appointment for whatever the issue may be. The initial documents process was also easy and their tenant portal is actually set up very nicely, user friendly and simply makes sense. I am so glad we finally have a management company who do their job and do it well. Good job you guys! We appreciate yall.

Last year I was hunting for months for an apartment. I told management I really just wanted to wake up in my apartment on Christmas morning. They pulled ALL the strings and got me moved in Christmas Eve!There were a few minor issues here and there, just as there would be with any living space inhabited by humans. Within hours of making a maintenance request, their team was calling to schedule times to come and take care of any issues. Very impressive.The living space was beautiful, exposed brick wall in the bedroom, privacy of your own fenced in patio. They do have a public laundry area that I used and it was well kept.I live out of town part time and very forgetful; They would send personalized texts to remind me to send in my rent to avoid late fees last minute.The main gate had issues at one point but they have fixed that for good and it’s been great for some time, now.The pool area is super cute, and just big enough for a few families or groups of friends to gather for the holidays. July 4th was great!The property is also very quiet, I can’t honestly remember having a to make a noise complaint once in the last 12 months.Lawn work was kept up every week and well manicured.All in all, this place was perfect for just me.Thanks guys for a hospitable living space in the heart of Cedar Springs.

I wanted to share my experience as a tenant in a home managed by butler property company. We have lived in our East Dallas home for 3 years and hope to stay many more if we can keep affording the rent and do not get relocated due to a job transfer. The Butler office has been responsive and speedy answering our maintenance requests and any questions we have had thus far. We have experienced one employee that was not so great, but Butler seemed to have gotten rid of her once they realized the issues. I had contacted a manager directly for the situation and she was very friendly and listed to my issue and then to my surprise the problem was handled very quickly and that was over a year ago. I am very happy overall and would recommend Butler to anyone looking for a home.

Theyre great at retaining where you rent so you dont have to move constantly. Their team is really great with maintenance requests as well. As long as you pay your rent on time they do everything they can to make sure youre happy with where you live. I cant speak for other properties they assist with but the one I currently reside in has only had minor issues and they were quick to address any concerns.

When we moved from Texas we thought that we would handle the leasing of our house there, ourselves. Big mistake! It would probably have been OK if we were still living in the same city or general area, but we were moving far out of state. After a mixture of good, not so good, and ultra-difficult tenants, we decided to look for a property management company in the Dallas Metroplex. We came across Butler Property Company and hired them to take over the leasing of our home. Things immediately improved. Nine years later we were still with Butler and when the time came to to sell our house, Butler Property Co became our listing agent. Again, not an easy task doing this from out of state. They assisted in co-ordinating the various contractors and vendors to prepare the house for sale. It was sold very soon after going on the market. The staff, while very busy, always responded when contacted. A huge shout-out must be given to Mary Walters who went above and beyond in making the process as smooth as possible and was always ready to help. Also, Will Butler himself was always available, and provided excellent support.Thank you Butler Property for helping us through the ups and downs of the rental market and in selling our home. I can highly recommend them!

Butler has been leasing and managing my property in Anna TX since 2017. They have great staff , especially Mary Walters! While everything has not been a bed full of roses, they have been respectful, responsive, have managed and maintained my property well, they have responded to HOA violations from tenants timely. They have worked with my Home warranty company and have an amazing list of vendors of their own for all home appliances, but dont be afraid to deal/ short and negotiate for your price point. In short they work very well with you especially Mary Walters(Janelle too), she is amazing! very communicative and involved in the process. Nothing but good things to say about her. I however feel that a good protocol is needed as a whole for pets on the property so owners can short the damage done. This has to be said about the process and protocol defacto adopted as a whole across the rental Market. Also a process for onboarding your tenant, you wont believe your property is composed of very complex systems HVAC (indoor outdoor), Heating, Plumbing-procedures for air filters and lawn mowing away from outdoor parts, procedures for pets, Butler does it all and will do it all in future! This makes the tenants comfortable and at home. Shout out to Mary Walters as someone who is lately the one responsible and the reason for why I am Still with Butler :) and giving them 5 stars for now! Encourage anyone to onboard with them, but also back answer until you get your way- (half kidding)

Property that I am renting has several issues that were supposed to be fixed before I moved it, Jennifer advised me that the repairs were made and told me to move in. Upon arrival none of the repairs were made, no one has even been to the property. They sent out a contractor to look at the issues, contractor says they have to get the ok from Butler, now Butler saying I have to contact vendor. Still nothing resolved. The deck is hazardous, per contractor and inspector, which is not ok since I spend a lot of time outside. This has been the worst move ever, I should have took the reviews serious.Update: now that I am dealing with a different property management company, Open House, I can honestly say Butler was amazing when it came to maintenance issues. They very rarely answer the phone, but do respond in a timely manner via email. If any issue ever arisen after I moved in they immediately sent a contractor out to do the work without attempting to charge me like this other company. Butler even paid for a locksmith for a mailbox and a week later with Open House we are battling it out about repairs and a mailbox key. I highly recommend Butler especially over Open House Investment Property Management

I had some major concerns with my apartment, but William Butler was able to intervene and relay my concerns with the owner of the property and the concerns have now been resolved. The staff is always responsive and polite and they will do what they can to help if you bring concerns to their attention. The concerns I had while living in my apartment were related to decisions made by the owner of the property, NOT Butler Properties. I really appreciate their dedication to making things right and quick response time. While I would not move back into the same apartment complex, I would trust Butler properties enough to rent with them in the future!

5 stars for Janelle. Butler is alright, but living in an apartment built in the 1950s maintenance is a reoccurring problem, but nothing that Janelle has not been happy to help with! She stayed late on a Friday to make sure a handy man would be able to come to my apartment to fix the broken AC. I woulda been suffering in the texas sun if it weren’t for her and the maintenance crew at Butler. Give this woman a raise! She deserves it.

Butler manages my single family rentals in Frisco. Im out of state owner, but trust them to do a good job.They were very responsive to a difficult water leak situation and were a pleasure to deal with from the time of the leak to handling the insurance to managing the repair. Jessica in their maintenance team did a good job of updating me about the status of the entire process and was very effective in dealing with multiples parties to get my house fixed and back on the rental market.They are generally responsive and effective as long as you continue to follow up with them. There are cheaper managers out there but these guys have handled tough situations with my rentals.They arent perfect (no property manager will be) but they are as good as you get at that price point and they have earned my business long-term.

Will Butlers company was recommended to me by a friend who also hired him to manage his home. The communication has been very good, and the process of renting out my home went as he said it would.I feel a lot of the negative reviews are unfair, as Butler Property is enforcing the lease as written. That is why a landlord might choose to pay a property company to manager his or her home. Id like to think that I am a good landlord, and would approve, for example, an A/C repair ASAP. But, if an owner does not, and Texas lease laws do not dictate the situation as an emergency, then Butlers hands are tied. We can certainly advocate the change the laws, but it is not fair to reprimand the property management company for following them and being at the owners mercy.

I have lived at a property since 1994, that Butler Property Company now manages. I have seen and experienced THE GOOD, THE BAD AND THE UGLY during my years of residing here. Within the last five years, this property has GONE BEYOND BAD AND UGLY, to the point that it is now A MAJOR SOURCE OF EMBARRASSMENT!!!! This property is far from its GLORY DAYS when the Dallas Cowboys and Tom Landry owned some of the units and Bob Breunig was the property owner.I will not go into details as to how FAST AND FURIOUSLY this property has deteriorated. Since Butler Property Company has taken the helm, there are signs of rejuvination and improvement. I do see promise as there have been NUMEROUS management/owner turnovers, especially within the last 10 years. Butler Property Company is breathing life back into this property that appeared to have been abandoned and left for dead. I appreciate the BPC staff and Maintainence team who have been quick to respond and accommodate when needed, with EXCELLENT customer service.Although this property is in DIRE NEED of a MAJOR FACE LIFT, WITH BOTOX FROM THE ROOTER TO THE TOOTER, I do realize, BPC manages MANY PROPERTIES besides this property and the end result will take time and money. However, it will be WELL WORTH THE WAIT AND PATIENCE IS A VIRTUE!!!!There is a LIGHT AT THE END OF THE TUNNEL for this property and Butler Property Company is holding the light!!!!!!Thank you Butler Property Company. Please continue to run the race and cross the finish line!!!!!! Im cheering for you :-)!!!!

Butler Properties knows how to treat their tenants! On my property the AC went out for all of the units around 2:00am, not only they dispatched a team to take a look at 3:00 am, but next morning everybody had A/C window units while they were working on the A/C. That speaks tons of the management!
