I have had the pleasure of working with Bruni/Karr Agency since 2020. They manage one rental property for me. As a former real estate agent who studied property management, I understand the degree of difficulty and all the headaches involved in managing rental properties. Bruni/Karr has excelled in all areas of its contractual duties. I have not experienced any issues with their service. They communicate with me on a monthly basis, I have access to their online portal if I need to access information about my property, and they provide financial, accounting, and tax documents in a timely manner.I would wholeheartedly recommend them to anyone looking for a reputable property management company in the Greater Albuquerque Area.

I have been usung Bruni Karr for many years to manage my rental property. They are very efficient and reliable. They were able to rent my property within a couple of weeks every time a tenant moved out. They also have an easy to use owners and renters portal for easy access to cash flow, repair invoices etc. A+

I had a leak from my roof and within four days, a major storm was coming. I contacted Karen and she sent someone out to review the leak. Then the next day, Karen contacted me to contact another vendor to review. The next vendor came out the next day (two days before the storm) and told me they would be out the next day if Karen approved the estimate to fix the leak. They could then come and do the entire roof later, but, this vendor wanted to fix my leak right away so that I wouldnt have problems with the coming storm. Karen also wanted to at least do my part first and approved it right away and they were out the next day (Friday). The storm was coming on Saturday. The vendor told me that I could even call on the weekend if there were any problems and they would come. Karen was great because she wanted to at least get my part done right away before the vendor did the entire roof. The storm came and there were no problems. The vendor then came a few weeks later to do the entire roof. The point is that Karen and the vendor wanted to at least take care of the immediate leak for me and then worry about the rest of the roof later. Good job for both Karen and the vendor. I am very happy with the service.

We no longer live in New Mexico and hired Bruni Karr to manage our home in Albuquerque. Bruni Karr has now been renting and managing our 3 bedroom home for the last four years and hands down they are the best property management team I have ever worked with. We never have to worry about the property regarding getting renters and managing the property. They are professional in every aspect of property management. We have had two tenants while the property has been rented and Bruni Karr screened them well and never had any issues. Also, they provide excellent accounting and paperwork for tax purposes and general upkeep. In short, they have been a dream to work with, making the renting of our home carefree and worry free.

Im about to sign my lease for my 5th year with Bruni Karr. I couldnt be happier. My house is absolutely beautiful that I rent. Bryan M the owner of my house, I thank you every year for letting us continue to love, live and care for your home. It has become a great home to us. We take care of it as if we owned the home. From the rent going up every year has been a little rough. We have never been late on our rent. Hoping for no increase this year. Things get fixed on a timely matter. There weather people the use to change our air conditioner and heater are not convenient to handle the work load. Some times we get so hot and cold in the winter from them not being able to come at the notice we need.Again thank you Bruni Karr.

The office manager is very helpful and she is always willing to work with you if something unexpected comes up. As long as you keep in communication with them thats important and their willing to work with you without any hesitations. My experience with the office manager has been nothing but plesant, she is a great asset to Bruni Karr in my opinion and that in turn makes it easier for us to rent from them!

Ive rented on and off from Bruni Karr since 2004 and I prefer using this agency. They dont make you jump through hoops and if you put deposit for first months rent you get the house if you pass credit/rent history check. With other agencies they take a bunch of applications and pick the best one, so you never know where you stand which is a real issue if trying to go from another rental in 30 days.Make sure the house is in good shape before you rent it. Some houses are very good condition and some are really bad. Dont expect to get repairs easily owners push back on agency for repairs, so get a house you think is low maintenance.

Posting as a tenant, one of the best property management companies I have dealt with and I move very often due to my occupation. The home I moved in to had more than a few issues and they have promptly addressed them to the best of their ability. They definitely put the customer first. I would highly recommend Seth if you are looking for a rental, he is no BS and follows through on his word.

I have had numerous homes managed by Bruni Karr since 2005 (13 Years). Prior to this, I tried other property management companies and was dissatisfied. Chesley Karr took a personal interest in every aspect of managing these properties, whether it was repairs, bookkeeping, or dealing with any concerns I might have had. He is a good communicator and has a professional staff that follows through. In my opinion they are the best Property Management Company in Albuquerque.

This company went beyond and above for my son and I. I looked at multiple apartments before looking up a rental company and all I could find were hole in wall drug traffic areas. Unfortunately I went through hard times last year and have some things on my credit that doesnt allow me to have nice places without large deposits. Lynette with Bruni/Karr made me feel so comfortable from the time I met her til the time I left. She worked with me to make sure my son and I could find the perfect place in which I did. She sat there as I was almost in tears ready to give up telling me not to worry and that we all go through hard times. By the end of our conversation and the process of getting the home I wanted, she was able to let me sign the lease agreement and move in that weekend. I cant tell you how thankful I am for this company. Not only was Lynette an angel in disguise, I was gifted with a wonderful owner of the home whom is just the sweetest lady. Thank you Bruni/Karr for helping my son and I. We are thankful beyond words. I highly recommend this company if you are looking for a wonderful home and honest people.
