As a property owner, I hired Blue Crown properties just about 8 years ago. They at every opportunity have been the most professional at looking after my properties and tenants, which has always meant a lot. I’ve had experience with other property managers and frankly, I can’t even put them in the same category, blue crown is ways above. They’re very diligent, always responsive and have time for my questions and concerns.The most important thing (well one) for a property owner is for the management company to look after their property. After these many years, I never worry about my properties.From an investment perspective, choosing blue crown was probably the best decision Ive made.Danny, Dee, Linsey and Mary Fran have always been a delight to work with and continue to. In the 10 + years we had Danny and his wonderful team at Blue Crown be our property management company for our property in Richardson, they were always very professional, kind, caring and always notified us whenever there was a weather related problem in Texas. We could always count on them if the property needed repairs or the tenants needed help when the power was out or other issues. We appreciated them all so much and all they did. In 2018 we retired and moved out of state, and without Bluecrown we could not have managed it ourselves. We dont know how we could repay them for making it so easy for us to have an investment property, especially out of state. Blue Crown Properties (Danny and Mary Fran) have managed 3 of my rental properties since my prior manager retired in late 2016. I dont reside in the state, and the Blue Crown team made it SO EASY to keep track of my investments from afar--Ive never even had the pleasure of meeting them in person! When it came time to sell, Mary Fran was there every step of the way, and were able to negotiate quick sales for me on favorable terms. I highly recommend the Blue Crown team.

We moved from Denver straight into our rental town home managed by Blue Crown Properties in Dallas. Its been 20 months of an incredible rental experience. Mary Fran was our primary contact and she is so professional, responsive , and attentive. We felt as though what minor needs we had were heard. The maintenance contractors Blue Crown works with are also so professional and we always had prompt resolution when minor maintenance issues came about. I recommend Blue Crown Properties highly. We truly felt like we were at home and with trusted partners in caring for our owners property. If I owned a rental property I would certainly entrust them to manage my investment as well. I have owned rent managed properties for 23 years and have found that I never experienced property management done right until I hired Blue Crown. Danny and Mary Fran are exceptional. Mary Fran is smart, certainly knows her profession and has a good measure of people skills. For the first time ever I am relaxed about Blue Crown handling the properties. MaryFran keeps me updated and Ive found her wise counsel to be very much in my and my tenants best interests. How I wish Id found them sooner! I very much admire Mary Frans experience and dedication. Danny was personally on the spot when a sewer backed up and broke at night on Christmas. Sewage had to be cleaned up, backhoes brought in, a deep trench dug etc. and he personally stayed with it. Whether as a tenant or an owner you will do well with them. I highly recommend the company.

We utilized Blue Crown Properties as our property manager for almost 8 years. Blue Crown was recommended by a friend when managing our three properties became too much to handle. Blue Crown did a great job of dealing with our tenants and finding new qualified tenants when we had turnover. I speak in the past tense because we decided to divest ourselves of all of our rentals. I highly recommend Danny Hardeman and his staff. They are tremendously efficient and work very hard to be sure the tenants are happy as well as the landlords. Hello. I had the honor and pleasure to work with Mary Fran Mulcahy to sell our rental property in Arlington, TX. It was, to say the least, a very stressful sale for many reasons. Danny Hardeman and Blue Crown Property Management is by far the best property management company that our family has rented through. Quick to return our calls and quick to schedule needed repairs. He even sent out helpful emails when the weather dips below freezing on how to safeguard your rental from ruptured pipes when he saw the forecast heading in that direction. They never hoovered over us like some management companies do but gave us our personal space. We truly didnt feel like renters because Blue Crown went out of their way to give us the respect and privacy that homeowners receive. We moved to Dallas 3 Years ago and have lived at the same property for those 3 years. For the first 2 Years we had another Property Manager and for the last Year we had Blue Crown Properties. As you may suspect I was somewhat concerned initially with a change in Property Managers but was pleasantly surprised when they didnt miss a beat. Any concern we raised was addressed in a timely manner and those contracted to repair were professional. We are looking forward to moving into our NEWLY Built home in a few months but enjoyed our time living in our Rental home. We have some great memories and some bittersweet as well as we lost our very best friend and dog Ben while living here in September of last year. As a result this residence will always hold a special place in our hearts.

Just last week as I was in the waking nightmare of wondering how I was going to survive COVID 19, I contacted my rental management company Blue Crown Properties to ask for assistance. I dont know what I expected what I received from Mary Fran Mulcahy was more than I had dreamed, there was professionalism, kindness and assistance. She went above and beyond by sharing information, correcting information that I had wrong and, giving me a few ideas of what some of my next moves could be. Because she took the time, I am in a much better place than I was just a week ago and somehow I feel less isolated. I already knew Blue Crown Properties was a great management company. I had no idea the people of Blue Crown, Mary Fran, in particular, would extend herself to help me in a time of crisis, simply by listening and sharing the information she had that I did not. I was treated like a human being worthy of her time, it was extraordinary, because my time of crisis is her time of crisis as well. The reports were timely, the property was well maintained and the move-in/move out reports were throrough. My last tenant left the property a mess, but with Blue Crowns photo documentation, I was able to keep all the tenants deposit money to fix the property up. When I was ready to sell, Dee Hawkins at Blue Crown did an excellent job marketing and negotiating a good, clean offer. I highly recommend Blue Crown Properties.

Cannot say enough good things about Danny and his team. We have been using Blue Crown for over a year now to manage our properties in the Dallas area. Danny and his team are always on top of any issues our tenants have and always end up saving us a lot of money in the process. They also just recently helped us with the sale of one of our properties. I have never experienced the level of service Dee Hawkins provided. We had to do some extensive remodel work and repairs on the property and Dee managed the entire project for us. We never once had to come up for any issues that arose or problems they faced. She also jumped through hoops to let us walk our property one last time before closing. You wont find this level of service any where else in the DFW area.

As far as repairs they are very quick to send someone out and have things repaired correctly the first go around. The vendors they use are always on time, friendly, and professional. They have definitely restored my faith in dealing with a third party verses the actual landlord directly. I love the staff they actually seem to care about the tenants that they have. My luck being what it is, my refrigerators freezer went out in the middle of the pandemic (or at least I hope its the middle). Mary Fran worked diligently to find me a new one and was told the best that could be done was three weeks out.She went to bat for me and, I dont know how she did it, she got one delivered and installed in two days!!! And boy, did I need a place to store frozen foods, since grocery shopping is such a challenge now.This just once example of management going to whatever length necessary to provide a pleasant place to live. I am giving this company 5 out of 5 stars for the level of service that I have received from them. I do not live in the United States and have had property management companies use that to their advantage in the past. Blue Crown Properties was recommended to me by another company who spoke with Danny on my behalf. I was impressed when Danny took the time to send an email with a personal video introduction. When I spoke with Danny, I found him professional and the decision to sign up with Blue Crown was left up to me. I was urged to do my own checking and was welcome to contact other property owners with Blue Crown for feedback. It was very important to me to find a company that was not only good for me, but for tenants as well. I can not speak highly enough of Mary Fran Mulcahy, who ended up selling my property for me. She negotiated fairly, was able to give thoughtful suggestions and recommendations, took note of the time difference between our countries and stepped me through the whole process.
