    We own property adjacent to property own by AMH which needed a replacement wooden fence. I contacted AMH and talked to Monica Kyle what needed to be done to get a replacement fence. Monica shared with me what I needed to do on my part and she expertly coordinated her activities within AMH for getting a replacement fence. Thanks to Monica Kyle we now have a new wooden fence at an affordable price. I enjoyed working with Monica and her manger in completing this work and would highly recommend working with AMH for anyones future rental needs. Thanks Monica for a job well done.

    I have been a resident with American Homes 4 Rent for about 2 years. My experience with them has been pretty good so far. We just got a new property manager, and let me tell you, she is the sweetest and most helpful person! Victoria Wallace has gone above and beyond to make sure all of our needs have been met, and business has been taken care of. She is very kind and helpful, and compassionate towards your needs as a tenant. She is a great assest to the team!

    Ms. Mendez was fantastic. She promptly addressed my concerns, coordinating with maintenance to complete repairs within 24 hours of my notification. She even followed up to check on how everything turned out.Additionally, Josue, our maintenance representative, was super friendly and attentive! He jumped right in and quickly sorted out the issues we were having.I hope that each experience and interaction will be like this.

    Highly Recommend!!!!!First off, I have been looking for a home to rent for almost a year. I have called many phone numbers and either get a rude real estate agent or no call back. AMH was the FIRST company that was friendly, helpful, and had a check yourself in feature.I FOUND the house of my dreams and I am moved in thanks to AMG.Next, Gloria Mendez is my Resident Manager and she was on top of everything. There was an issue with the fence and they fixed it before I moved in!! The home was clean, painted, and in almost brand new condition when I moved in!Another feature, is the utilities are through the company. I dont have to open a new account and put down a deposit. I pay AMH for my water, trash, and electric. This made the move in process so easy.They are so clear on everything and sent emails to keep me updated, and whatever question I had they responded quickly.Before getting an apartment, look at AMH. The price for an apartment will be the same for these homes.I am so so happy with the company.Below I put the before and after pictures of the fence. They did such an amazing job!!

    Renting at AMH was such a delightful experience. I’ve had the privilege having Gloria Mendez as my resident manager and was absolutely phenomenal. She answered all my questions and assisted me with anything I needed.     Renting with AMH has been a really good experience so far, they pay attention to all house issues and fix problems (in my experience). My resident manager is Victoria Wallace - and we’re so happy she’s our manager because she has been great to talk to, and she’s been great help with everything that’s come up so far. I was honestly bracing myself for a negligent rental company that might do a lot “back and forth” before fixing anything - but that’s not been the case at all, and I am thankful!!

Relocating from out of state brought its share of challenges, particularly not being familiar with the area or seeing properties in person.     I just finished my lease agreement with AMH outside of Austin TX. Miss Monica Kyle was my housing manager for my entire stay. When I had questions in regards to maintenance work orders and moving out procedures, she always answered her phone and was very prompt in her responses via email.Phone calls were always informative and there was always quick resolutions to any problems.When my lease agreement was approaching its end, she gave me pointers to maximize my security deposit, in which I’ve received 100% of it back.Her efforts made my moving and renting experience much easier, and for that I’m thankful.

    Working for the government is not easy when you gotta pick up and go at moments notice. AH4R quickly moved me in and during my one year stay they have been nothing less than excellent. I’ve only had a couple issues, AC and a sprinkler line burst. Jana Smith seemed to be my personal contact, I called and she took care of me with the quickness.     Jana is truly compassionate to your family needs!     I moved into an AMH Home at the beginning of 2023. Jana Smith quickly welcomed us into our new home and has always been there for every question. I had a baby in October 2023 and was in the hospital for a while. She was super sweet working with us when our bundle arrived a month earlier than we thought.The home itself, has been fun to live in and we enjoy the ease at which fixing items has been. When it was an emergency hot water heater leaking, the fixed it quickly and made sure we were good to go 2 days later when the new one did it again.

She went above and beyond to assist us by working with her supervisor and then also with the national office to rectify a significant change in our lease.     We have been renting a single family home here in New Braunfels through American Homes 4 Rent since 8/22. This has been a halfway point for us, moving from the East Coast, to take our time and find our spot in the Great State of Texas and purchase a home. The experience here has been the best renting experience that we have ever had and trust me...we have had a few. The move in process was seamless and any maintenance that was needed was completed in a timely manner. The homes are very nice and the amenities are great! We have recently found our new home and are currently in the process of a purchase. A big shout out to the maintenace team and a very big shout out to Jana Smith, who is the Resident Manager, for all of her help with moving in and the start of the process of moving out. She is a great asset to the company. I would recommend anyone looking to rent to consider American Homes 4 Rent.

They take very good care of their properties, the few times that I have needed maintenance, they have exceeded my expectations. I have spoken with Leo from the maintenance department, and he was great!     ** Updated to add Star #5**We have now been in our new home for 3 plus months. And so far everything has been great. As with ANY property there are bound to be a few issues. We discovered a couple of maintenance things that need addressing. I submitted the work order 2 days ago, shortly after this I received a call and an email to gather additional information. This was actually on the weekend even. Within 24 hours I had a call back to schedule. Today someone came for one of the issues to inspect and will be returning tomorrow to make the repairs. The other two issues are being addressed tomorrow as well.I believe any issue can be resolved with great communication and better attempts at understanding (and being reasonable) This has been a good experience and we really love our home here in San Antonio! Thanks to AH4R !! (below is the 4 star review I initially submitted upon our moving in)Ill reserve my 5th star as my own precautionary measure. We just signed our lease. We had been looking at several homes and it just happens that the one that best suits our needs falls within their inventory of homes. We began to research and needless to say we nearly ran the other way due to some of the issues that we read. However, being objective enough to understand that some of these things seem localized to other areas, and that some are perhaps not solely the fault of the company, we researched more.Our first formal discussion with a representative about leasing we were brutally honest about our hesitationsHowever, we learned a few things. The utilities are indeed billed through a nation wide 3rd party and there is a 9.99 monthly fee. We also were informed that we will have an online account and our bills will be posted on the 20th of each month. We will be able to monitor and pay the bills online. In addition to the convenience of having ONE payment, is the added convenience of not having to contact each separate entity and having to pay deposits to each for newly established accounts. This and the time savings are well worth the 9.99 fee.With regards to accuracy of billing my intent is to read our meter and to check local utility rates to compare. If they are grossly over billing, then I shall indeed bring that issue to their attention. However I think the issue is more likely that perhaps people were unaware of the process in full.We also had some additional concerns about repair process and I asked about those and several other aspects of the lease. Each of my questions and concerns were addressed individually and with no sense of denial or defensiveness from the company. I was comfortable with the responses we received and, I am confident that we are looking to embark on a positive tenant -landlord relationship.There is a little bit of a communication hiccup I felt because of the various people we have been in contact with through the process. However, once I brought it to their attention, that one person was unaware of what was already being addressed by another, they quickly connected and I ensured that all of my future communication (done in writing via emails ) were CCd to each party. So my response could have been to not say anything and complain but i also have a responsibility to bring it to their attention because it could have impacted me.I believe that as a new and growing organization they certainly have growing pains and perhaps some of those are rooted in still finding out what best practices will bring a better future for their tenants, employees and their shareholders.

    I have been with AMH for nearly 3 years now. I recently had a situation where the doorknob on the backdoor stopped working. I put in a work order as expected and was told someone would be out later that day. Well, needless to say, no one ever came out. I called the office to follow up and was advised that the technician closed the job as completed. I was livid, I called and talked to my property manager Jana Smith. She apologized for what was going on and assured me she would get it resolved. She had the issue resolved in 48hrs. Would of been sooner, but I had to go to the office. Now, with the wonderful Texas heat getting close, I am having an issue with one of the bedrooms and lack of cooling. This has been an ongoing issue, but it is getting hotter and we need a solution. We have an AC guy coming out this week to check the flow in the room and see what needs to be done for this room to cool off. I feel confident that Jana will do everything she possibly can to ensure that my issue is resolved. She has been nothing but friendly and happy when I call in and was a Xanax, or situation diffuser when all I wanted to do was yell. I look forward to having her as my property manager.

    Jana Smith has been absolutely amazing in helping us with some ongoing AC issues. It has been a rough summer and the AC in our house has gone out multiple times. It was an exceptionally hot summer in addition to the already frustrating situation. Jana has worked hard to keep us cool and help get people over to do repairs. She has advocated for us to her management for some issues and is actually still working on some things for us. When the AC went completely out, she had them drop off a portable AC the same day.     The first part of this review is of Jana Smith, one of the property managers that helped us as we were moving out. She was very helpful and easy to communicate with, readily available. We had some scheduling issues and she helped us seamlessly through the process. Miguel Valdez, our usual property manager, was also helpful to us as we moved out of the property. We appreciated his accommodating attitude and professionalism. American Homes for Rent, on the other hand, was not a company I would choose to rent from again. There were things wrong with the home that they refused to fix, big items such as the roof (shingles falling off randomly over the length of the lease and only a patching up of the roof when reported, embarrassing to have a roof that attracts daily roofing quotes), broken windows that they decided didn’t need to be fixed, deteriorated screens never replaced. When there was a large plumbing leak (one of the issues resulting from the hard water not softened), they just patched it up and never returned to fix the cosmetics throughout the house. The carpet was builder grade and original on a 24 yo home. I believe these repair decisions are made corporately at an offsite location.

    I have been renting a home from AH4R for over 3yrs. Never have a company been so attentive to maintenance issues. Anytime we call they are on top of it. Leo is the main maintenance person that comes out, always attentive, answers all questions, prompt courteous and knows his job. He is knowledgeable and offers tips on how to maintain the house. He is definitely a gem in this company.

    I have lived here for over a year now and absolutely love it! It is run by a company and not a private owner so it can be frustrating to try and contact someone. Fortunately for me Jana Smith is now my contact person. She is amazing and American homes for rent is lucky to have her. She is kind and helpful.     I just wanted to give a quick review of William. He was great! He came in and immediately dealt with our issue, the microwave. He could have made an excuse about the microwave being too heavy or something else, but no. He quickly removed our old microwave and immediately installed our new one. Then before leaving he asked if there was anything else he could fix while here. In fact we had an exhaust fan out in the master bathroom. William went out to his truck and within a few minutes he had that fixed as well. William was awesome. We would recommend him without hesitation!

    Our air conditioning went out on Sunday night and by Tuesday morning, at 8am, we had air again.Mariah and Kimberly worked hard to get us a portable unit so that we were as comfortable as possible. They worked to get accommodations for us as quickly as possible. We thank AH4R and Mariah for sending a well-trained and knowledgeable electrician to take care of our unit and get it up and running as quickly as possible. Thank you!

    The 5-star rating is SOLELY for Monica Kyles stellar customer service! I had been dealing with an issue on the companys payment portal since August of 2021 and neither our property manager, leasing manager, nor anyone else I spoke to (or was escalated to) had resolved it. Many times our issue was simply brushed off and ignored and we often found ourselves caught in the customer service loop among people who didnt really seem to care. I was even asked by one of the managers to just call Yardi ourselves, since they didnt know how to fix it. February 4th, 2022 (several months later): I placed a call to try and get the issue fixed again and was once again told Id receive a call back. After receiving yet another apathetic response from our property manager who had clearly forgotten the issue (along with my name), I decided to call and ask for someone up the chain who might be able to fix the issue. In a turn of luck, Monica answered, and she not only took the time to review all of our notations from several months prior, but could also empathize with how frustrating the situation had become. I was extremely impressed with how hard she worked to get the issue fixed in ONE day, after having spent several months calling/speaking to so many people who either didnt care or didnt know what they were doing (and forgot about us). We werent even her clients and she took responsibility for our issue without hesitation. I wish everyone at AH4R would follow Monicas example and truly OWN the customer experience by taking ownership of a customers concern and seeing it fully resolved from beginning to end. Thank you so much Monica for your time, dedication, and effort in getting this resolved for us today! You deserve a raise as far as Im concerned and anyone under your care is, undoubtedly, in good hands!

    I have leased from AH4R for 2 years and am about to sign for 2 more. Whenever I have put in a service request, they are quick to take care of issues. I was actually not sure whether I would be signing with them again or look for another place, depending on how much higher my rent would be. However, I have to credit Monica Kyle for my staying with the company. I have had a couple of conversations and a few emails with her and her service is what great customer sevice should always be like. She is not only quick to respond to calls and emails, but she is extremely down to earth and very considerate. I did not feel like I was dealing with a big company, but rather with a neighborhood mom & pop business that actually cares about the client and wants whats fair for both parties. I really recommend AH4R and I just hope every state has someone like Monica to deal with in their office!

    We really enjoyed living in an American Homes 4 Rent home in Addison! The home was large and comfortable (always received compliments about the home from guests), the neighborhood amenities were fantastic, and maintenance was always prompt and thorough. It was a stress free lifestyle thanks to AMH. A few days after moving out of state, we had a package with medicine delivered to the porch of the empty home by UPS. Property manager Monica Kyle went above and beyond to help coordinate us getting the package. Highly Recommend!

    I would like to say this local property management team has been great and has gone above and beyond in many different ways through out the two plus years we have rented with them. This recent freeze Tim Frantz went to the lengths of coming out himself to put coverings over exposed pipe after one of them broke during the freeze and caused Christmas weekend stress. Also, Monica Kyle any time I need to call is always so helpful and kind as well. their was another lady(so sorry her name escapes me at the moment because im not always good with names unless I saved them in my phone) that helped when we were experiencing really bad AC issues that caused leaking in the garage. She went above and beyond. My experience with the local team has been absolutely wonderful each time. If I could offer some constructive criticism would be when it comes to the maintenance call center I think some of the processes to get things fixed need improvement. Especially when it comes the loss of heating, cooling or water. Especially if these are going to be out for a while or we are approaching the weekend. To were its going to be hard to get someone out to fix it or even a holiday. I would also say some of the disconnect with communication seems to be a big flaw (when it comes to the area of maintenance) that could definitely use some improvements. Other than that I really appreciate Tim and Monica addressing my concerns when I reach out to them and their fast response times as well.

    It was my pleasure to have renewed my lease for another 18 months with terms that were very much agreeable due to the efforts of Ms. Gloria Mendez, Resident Manager for our property. Having been with AMH for 5 years on August 2023, it was our intention to stay with AMH but when a few hiccups occurred, Ms. Mendez advocated on our behalf and it was nice to know that AMH has individuals like her that listen to their tenants and are readily available to assist in any way possible. Her help and assistance were a major reason we extended our lease. Its nice to know that a major company like AMH has personable people like Ms. Mendez and Leo Barragan, maintenance who bring about a relationship with their tenants that ensures that property concerns and maintenance issues are addressed almost immediately with minimal delay and professional results.     Jana is absolutely wonderful. My wife and I renewed out lease for another year but found a house we were trying to buy. I contacted Jana and she managed to cancel the renewal for a month to month until we close on the house. Unfortunately the house owner refused to sell so we had to go back and renew our lease again, which Jana made very easy and was super helpful.     Leo, AR repair rep, just left and again he went above and beyond in doing my repairs but more importantly making sure I understood what and how he was repairing. As an elderly woman I appreciate this detail of his visits.Leo has been my local repair man for the four years I have lived in my AR home and he has yet to disappoint me. The call center person that took my repair request should learn from him. Because as good as Leo is it’s almost not enough to take the place of the bad taste dealing with Nau Willis was. I have never dealt with such a rude person while placing a repair request in my four years in this home. She definitely needs to work on her people skills. I give her a thumbs down!
