3Z property management took over for my former manager of my rental house about a year ago now. At first I was a bit nervous because I was quite used to my former management of 3 years. However, it has been an absolutely pleasure to work with Z and her team of contractors at every step of the way. Z is extremely responsive over text, and a very cooperative and reliable problem solver. Her, her companies website/tenant portal, and her vendors have made the every day as well as emergency interactions very easy and pleasant. Katy was fantastic in helping me find my very first rental when I first moved to San Marcos many years ago. She was so patient, took the time to make notes on all the things that were important to me. Besides my time frame, my biggest challenge was finding a place to accept my two very large dogs and she found me the perfect home for me and for my dogs and helped me stay within my budget. Since then, we have actually become great friends. Katy and her team truly build long lasting relationships with their clients and go above and beyond what is expected of a typical Property Manager. Family owned, local business, care lots. That works for me!

I just wanted to say that I have been a tenant under 3Z Property for a year now. I have lived many places before with different landlords and I have to speak to the responsiveness and fairness with which I have been treated. I was concerned about the old carpet before move in. They took care of it, no charge to me. That was pretty spectacular. Another example was the ice machine in the fridge was on the fritz. Z was immediately responsive and fixed the problem. It nice to feel taken care of and valued by the landlord. The neighbor is kept so clean and presentable. I love loving here would 10/10 recommended to any stranger, friend, or family.

I lived at a property managed by 3Z for a year and never had anything but good experiences and interactions. When needing maintenance done or any other discrepancies they were dealt with quickly. When i first moved in they replaced the fence and put a new fence in and never had a problem with them coming into the house without prior warning. Everything Z needed at any point was communicated and never had a time where there was something that needed to be done last minute. Z helped at the end with getting everything done that needed to be done with the house and answered all the questions i had in terms of ending services, mail box keys, etc. I would recommend 3Z property management to home owners and renters because it makes renting easier and less stressful. Also, the application process is tedious, but it ensures not just anyone is living or moving into your home and gives renters credibility. Thank you Z!

It has been 8 months since we moved out of the property managed by 3Z. We had a tough experience with the person managing our lease and property but I understand she is no longer with the company and the owners have since made it right, which we appreciate.
