Choosing a property is an utmost important decision: it will make the difference between a profitable real estate investment and a disaster; between your peace of mind and a constant worry, and, if your lucky to find a good one, it will be a long term partnership.Our experience with 1836, and particularly the Green Team, has been excellent. From day one, they explained clearly their services and cost, conditions required to make it work (make ready standards, periodic preventive maintenance) and we had the opportunity to voice our needs and expectations (predictable cash flow to supplement long term support of our daughter with special needs). We concluded we were very much aligned and, thus, a good match.They have delivered 100% on their promises. Make-ready was completed in less than three weeks and the house was leased in 30 days. Maintenance has been coordinated with professional vendors that arrive on time for a positive tenant experience, deliver quality work, alert us to potencial emerging problems that can be avoided through preventive maintenance, and charge fair market prices.We have another property in an area that 1836 does not serve and have been unable to find a comparable level of service: its been a source of constant worry and money losing investment. Weve reached the decision to sell that property and buy another within the area of service of 1836, for our peace of mind.Based on our experience, we confidently recommend 1836 Property Management.

Arthur Ramirez is the realtor/rep from 1836 Properties that helped us with everything. Email communication/responsiveness was ON POINT. We had a lot of questions, and I think he responded in less than an hour to every email I sent. It was way more convenient for me than phone tag and voicemail. Their rental portal is also the best Ive ever used. They provided very clear, step-by-step instructions for how to get utilities, internet, etc, set up, and even provided a concierge service, which made the process so much smoother. We absolutely love our house, the property is beautiful and well kept and does not look like a typical rental. 10/10 would recommend.

This is my first time as a landlord and I wasn’t really sure what to do. Someone recommended 1836 and I have been very happy with the results. They are patient and walked me through everything in detail as a newbie. Forest is great and continues to answer my constant questions. What really stood out to me was another house in the neighborhood being managed by another company that sat on market for 6 months. 1836 had my house rented in 2 weeks. Can’t ask for a better result.

Although the lessor contracting period required lots of follow up on my end and took longer than anticipated, I’m glad I stuck with them. My 1836 property management team has been super communicative and professional in getting my home ready to lease and finding a suitable tenant for us—and well below the average days on market. There was a lot we had to do to get our house ready, but it wasn’t too costly and we believe the 1836 checklist and Melanie’s recommendations and hardwork were the reasons we closed the listing in that timeframe. I liked having weekly updates on how the listing was performing. So far, I feel confident with 1836 and happy they are managing our rental property for us. There were other companies I received quotes from that didn’t even have property standards ready to go… I think that says a lot about the high standards 1836 has.

Setting up a viewing was easy and efficient with many time options for self-viewing. When I arrived to the property, the lockbox had a battery issue and after calling the number on the email, Mayra was able to help me get in without having to leave and come back. Alex has been incredible. Professional, responsive, informative, and patient because I was not perfectly together with the needed docs and kept asking questions that she already answered.I would only give myself three stars on how well I’ve gone through the application process. Maybe 4.About 1836 as a company, I can’t give a review as a tenant yet because I don’t move in until next week, but their videos are super helpful. The resident portal is very intuitive. Every step of the application process makes sense and is user-friendly. They even have a concierge service that’s going to help me set up utilities.I was able to view the property twice without needing to have anybody else there because they have a system that lets you schedule to show yourself around. That process is a lot like Airbnb, So if you’re familiar with Airbnb, you can schedule a viewing at their properties really easily. There is no way I would have made somebody meet me there the second time so I could take measurements and look at every single closet room and cabinet in great detail.The house I’m renting from them Is the best deal I found after about a month diligently searching. Part of that is because it has a few imperfections that are cosmetic, and that doesn’t bother me. But the appliances are either brand new or in great condition. It’s an older home, but is well-maintained.Going over the other reviews, the biggest complaint that I’ve seen is from homeowners that they manage the property of who were bothered that they want the houses to be in such good shape. Good. That’s what they should do.If my application hadn’t been approved for the house I wanted because someone else could have beat me to applying, I had already decided that I wasn’t going to work with another property management company Since 1836 clearly has it together.Of course it’s possible that as a tenant my opinion about that will change, but so far it looks like they have a very high standard for themselves.One thing that made me sad and is I wish I could foster dogs or dog sit at the house. But the way they have it set up doesn’t let me pay a pet deposit and a monthly pet rent for just any dog that meets the requirements and their parameters on pets. They do allow dogs and if you’re just a regular dog owner, it probably wouldn’t be an issue for you. But fostering or pet sitting is entirely impractical to the point of being nearly impossible. That’s true pretty much everywhere that I’ve looked, or else it would’ve been a dealbreaker. There’s one dog that I sit pretty regularly who does fit their requirements and once I get settled in, I’ll do the math on whether or not it would be practical. If I could just break even that would be fine. I love dogs, but I also love travel so… Oh well.

My husband and I have been using 1836 for the past 6yrs, to manage our condo rental property. It’s a dream to not worry about maintenance requests or getting reliable/ trustworthy renters. We’ve felt well taken care of over the years. However, last year a new employee came on board who is an absolute rock star! Danny Salomon managed getting bids, approvals (HOA and otherwise) and executing the install of 2 new sliding glass doors when one stopped closing or locking properly. She completed this in a very timely manner, which kept our tenant happy. We’re now working through some punch list items and because of 1836’s good contractor relationships, the team will have leverage to ensure our property gets the final attn to detail it deserves. As renters we had a great experience with 1836 for the 3 years we rented with them. Our first two years were with Christina, and the last year with Tina, and we always had great communication and help from them. The 1836 portal was also simple but a huge value to us for easily making payments and requesting maintenance. We also appreciated the tips they send out for how to deal with common issues.The only thing we didnt like was a policy they have which is no trampolines ever. We have 4 young kids and especially during the pandemic we really wanted to get a trampoline. We even offered to get $1M renters liability, or sign a liability waiver. We are so looking forward to getting our own house now so we can get a trampoline for our kids. But not knocking a star off for this since this wont be a big deal for most people. I can understand the legal concern, but it seems like there should have been something we could do as renters to take the risk off of the owner and 1836 to allow for this.Thanks for a great experience!

1836 was recommended to me by a well known Austin realtor 5 years ago. I have been pleased with the service and attention provided by Matt and Neva. Any questions have been resolved promptly and courteously and tenant concerns addressed quickly. The home is rarely vacant and lease terms seem to keep pace with the market. I am pleased.!I have now been with 1836 for 10 years. They have done an excellent job in handling details that allowed me to focus on other activities. For the last 5 years I have been serviced by the yellow team and Melanie Price. Melanie was always there to answer my questions and deal with the financial issues that I did not want to address. I was always impressed by the financial documents that were generated by 1836. When it came to tax time, I had all of the data that I needed to make sure that my return was accurate. I am selling the property for personal reasons. Should I ever need the services of a property manager Melanie and 1836 would be the first management team that I would call.

I was so fortunate to find Ames ( Schroeder) when I wanted to purchase a property in Austin. She helped me find the right neighborhood and property at the right price. She was always working by my side to make sure the process was simple and successful. She was more a friend guiding me through the process rather than a realtor focused on closing the deal. Would definitely recommend her since it is a pleasure to work with her.

The process of transitioning into our rental was a little bumpy due to changes with the HOA policies, apparently. There were just a few items that were unclear as far as who takes care of the lawn and whose name the water should be in. Besides that, our liasion, Nestor Garcia, has been a pleasure to work with. Hes very responsive to our requests and communicates clearly what is required. He helped us to feel more settled about the process.

My experience with 1836 has been great so far! I applied for a house online but was worried about how long the process would take because I was getting ready to leave the country for 10 days. Tania was always quick to respond and patient with me as she helped me get all the right information together for the application. I was approved within a week and able to sign a lease before leaving for my trip. Everyone I have been in contact with at 1836 has been super polite and helpful, highly recommend!

The team at 1836 Realty is great! When I initially inquired about the current rental property that I am at, they were quick to respond and made the process easy! Everyone Ive met have been so nice and when I had any questions they were always on it! I would definitely recommend them to anyone!Update as of 5/4/17. I lived at one of the properties that I rented from them for two years and it was amazing! Anytime there needed to be maintenance check ups they were great at giving a notice the day before. They made the move out easy as well and had a list of businesses ready to go to handle the move out cleanings. Erica always did an amazing job staying in contact with me!
