Really enjoyed working with Freddy. Going in my husband was so close minded to us purchasing a mobile home. We walked a few homes and found one that we both fell in love with. We have been on the house hunt for over a year and felt defeated since we didn’t want to pay a 3k monthly Mortagage. I only expected us to look at homes and go home for me to beg him to like one enough to make me happy. Instead we went home with our minds made up and a receipt for our earnest money paid. Now we are focused on getting to the closing table and moving into our first home!

HIGHLY RECOMMEND!!!! I had been looking to buy my first home for a few weeks and everywhere I went I would end up paying more for less house. I thought thats what I was going to end up having to do no matter where I went. Then I found Palm Harbor Homes. I was greated by Miami as I walked in the doors. He asked me what I was looking for and what my price range was and walked me through theyre process and self expectations. Of course it sounds like a sales pitch just to sell you something but they stand behind theyre promise to beat ANY competitors price. I saved over 20k and have twice the house that I would have had if I would have bought anywhere else. I never really considered a manufactured home, but having land with nothing on it, the cost of developing that land with a traditional home was insane. I ran into Luis at the Conroe store and everything just made sense. These aren’t your grandparent’s shotgun houses. Between the space and the emeritus, combined with the modern look, it’s insane to consider building new if there no HOA to force you into red bricks and six garden gnomes exactly 22 inches higher. I have been looking around for a while and keep getting turned away from other stores even from competitors not wanting to give me the time of day once they see my credit. This dude helped me calculate my budget to see what the banks would approve me for. After figuring out what homes could keep me in the payment range I wish to be that the banks would give me a thumbs up on, I found the one I fell in love with. As of right now I need to save up to get the money for the down payment. But it is safe to say that once I have my money together, I’m only buying from Miami... Wow, our journey started three years ago, with a meeting and a walk though of several homes with Travis W. We fell in love with the Magnum, although at the time we werent financially ready to buy. Also we had to do some work on our credit scores. We began saving and doing our research on Palm Harbor and many other builders. Some came close although no one could beat the quality of Palm Harbor Homes.Time goes by saving and planning 11-2019 were ready. We walk the Magnum again with Travis at this point there isnt much I didnt know about the home or Palm Harbor between our previous research and his presentation. We head back to Traviss office for the fun stuff, specifying the things we wanted in our home. To Traviss surprise we knew exactly what we wanted and had plenty of questions about details and options. I had actually calculated the price for myself and was within 1000 dollars of Traviss initial quote. After another meeting a couple of weeks later we are well on our way to purchasing a manufactured home. By January 2020 our home was scheduled to be built at the end of the month. Late January our city dropped a bomb on us I was notified that the day prior a special council meeting had occurred and my street could no longer have manufactured homes placed there. My wife and I were devastated. So we call Travis to tell him the bad news and that if possible the have to cancel construction. We may have lost thousands of dollars in ernest money this is just terrible. Travis gets on the phone and he knows we are panicking. He just calmly says that we can do the house as a modular home. He explains that a modular will meet and exceed all of the cities site built home standards. Problem solved.Anyway during this phase we were mostly dealing with Toby from Country Place Mortgage and Misti from Providence Title Company. Both of these folks are total professionals Toby explained everything and was really easy to talk to and Misti went above and beyond. Closing was smooth and easy. Actually by the time we closed Palm Harbor had our house built. Most of it delays and drama were due to the city we live. Restrictions due to COVID were extreme and made things take months longer than expected by any of us.Finally though site work began and Jack and his crew took over. Once again city and county inspectors were the root cause of all the drama. All of the site work was done very well and very timely. Mr Jack was great he really had his hands full dealing with all of the COVID restrictions at the county offices especially. For those that dont know modular and manufactured homes are delivered about 85% complete and a large majority of that work is done by the trim out guy. Well ours was Keith. In a nut shell the man is awesome, amazing, nice, attentive, and just the best. Any little thing we had concern or issues with he had the answers and would just fix perfectly. From what I was told he does most of the modulars in the area the man knows his stuff. One very important person I havent mentioned yet is Ms Julie shell be with you from around the time of closing to the day you get your keys. After construction starts shell call you about once a week usually on Fridays just to keep you informed with the progress. Ignorance really is our greatest downfall. I walked into the Palm Harbor in Conroe and was greeted by a youngin named Miami. At first, for some odd reason, it bothered me that i was having to sit down in the office with him, thinking “this kid probably has never owned a home, he ain’t gonna know how to help me”. But, god sure did humble me quickly. As the time progressed, I realized just how little i truly knew about Manufactured homes. Miami, by far you have been the most informative and refined housing consultant i’ve ever sat with. I really appreciate not only your product knowledge, but your honesty as well. I hate when people waste my time. Many try to show me a home i’ll love but can’t even get a bank approval on. You were straightforward while still remaining courteous and composed. I know i was probably a headache to deal with at first. You opened my eyes and i’ll definitely be coming back with that deposit this week to see what the banks approve my girlfriend and I for.

My husband and I were drawn to Palm Harbor in Conroe through the red tag deals on their website. I had felt a Palm Harbor was out of reach for us financially but as it turns out it is closer than we originally thought. Our sales person Matt, was wonderful and patient, he understood our needs and heard our requests. The second home he showed us was a 10 for us however it was over our budget quite a bit. Trey Melchor and his finance team worked tirelessly for days to bring the monthly payments into view, and they succeeded. In the end we decided to do some work on our finances so we can afford a quality home (a Palm Harbor) rather than settling for something too small or of lesser quality. They have been understanding and flexible through this learning process and we plan to return to them within a year to purchase our forever home. Its worth the time to talk with them, they do a bit of financial inquiry along with your goals and needs so they can find the right house for you, great customer service. Ask for Matt, he is a gem and will work with you to find what you are looking for.
