We moved into Mustang Lakes a year ago and love the community. The neighbors are friendly, supportive and outgoing. The neighborhood is beautiful and offers stocked lakes (ponds) for fishing and miles of sidewalk for strolling to take in the picturesque sunsets. The quality and aesthetics of the homes offered by the builders are very well constructed. While the amenities have experienced short-term closure due to COVID, the clubhouse (including the grounds), swimming pools and fitness center are top notch. The Celina town square is quaint with a few restaurants that have very good food. Its definitely a neighborhood that offers all the comforts of the city with the look and feel of being in the country. Highly recommend this neighborhood!Just a comment regarding the HOA as most negative reviews are left primarily for this reason. We wish the current COVID situation didnt hinder many aspects of life but dont mind a more cautious approach. Having been a resident for a year now, we would certainly purchase a home again in this community for all the reasons commented above. -

Nice community and a mid to large subdivision. Has a very nice lake in the center of the community with multiple ponds throughout the community. Ive worked on several different homes installing cedar products and interior beams for a couple home builders at Mustang lakes that include Highland Homes, and Dress Custom Homes. Both are a good fit for this master planned community. I hope to continue to work there and grow the community. -

Mustang Lakes is an incredible neighborhood. I am a real estate agent in the area, so I am in and our of neighborhoods all day everyday, and without question this is one of the most beautiful, well designed, and cared for communities around. The amenities and activities are unbelievable, with incredible things going on for all ages all the time. I feel truly blessed to call this place home. -

We love Mustang Lakes and have been here for a year. The neighbors are great, the community is supportive, and its just a lovely place to live. The new on site school is FANTASTIC! I love the camaraderie- waving to neighbors as we drop off kiddos, watching the older ones bike home. I have positive experiences with our HOA and while things have been difficult during Covid, with amenities closed and poor communication, I believe fully these are temporary issues that will be resolved in a positive way. Prior to Covid, the events were great and the amenities are top notch! -

Very nice community. Love the different selections of homes. Covers alot of budgets for sure. Sales Teams are nice. So far, this community is in my top 3. Alongside Cambridge Crossing and Windsong Ranch. -

Mustang Lakes is the best community in all Prosper and Celina. What makes this community unique is the families, the landscaping, the schools and the services provided to their residents. The development and the lifestyle is second to none. You will never be without a friend hand that is willing to help in this community.The negative reviews you see about it comes down to the amenities been closed due to COVID-19. I never seen a place with so many activities week to week. Every week the HOA had something either for the kids, the adults or the whole family, all these pre-COVID 19. Sadly people tend to forget things pretty quick.A small group of residents tried to change the decision made by the HOA, but they haven’t been successful. They thought that the best way to put pressure on the HOA was by posting negative reviews here without realizing that it is impacting the whole neighborhood, for no reason. Is the HOA perfect? Absolutely no, no one is, but they try to be better and help when they can. This development still growing and in order to keep it safe and unique the rules and regulations have to be followed.Do not get side track by these reviews and take advantage of the current interest rates and the current homes for sale. You will not regret your decision. -

This is an amazing community, and I love how the HOA cares about not only the health and safety of the residents but also the liability and potential risks that can be posed there for homeowners. Their thoughtfulness and great care with reviewing risks and presenting those to us in a way people who watched the presentation could understand shows a real effort and attention to detail thats unmatched by many in other developments. This is a gorgeous neighborhood with many great amenities that are open and make this community still an amazing place to be. Were so glad that we moved here. We look forward to the days when covid is under control and we can enjoy the gorgeous pools as well. Were excited to have the school so close and cant wait to see how this new school year goes in these unprecedented times. -

Thankful the HOA has come to their senses and reopened the amenities. Absolutely love living in Mustang Lakes and have met some of my best friends in the neighborhood. The addition of the community school has made it even that much better. Love this community. -

We have loved this community for almost 3 years now. It is beautiful, the people are top notch, kind and wonderful. It’s truly the best family neighborhood we have ever lived in. The amenities are nice, the land and outlook is simply stunning. It’s like country living in suburbia. The best of both worlds.Like everywhere COVID has created unprecedented situations that has altered the amenities temporarily. I understand there is frustration with them being closed, however I believe the HOA is doing the best they know how to do in these uncharted waters. These reviews about not being able to use the amenities are a temporary situation, not a permanent problem. -

Wonderful community!! The neighbors are friendly and the HOA does a lot of planned activities for the residents. Of course things are shut down during the Covid crisis, which has some people upset, but this too shall pass. I love riding my bike and jogging here. The sunsets are amazing!! You won’t be disappointed moving here!! -

The neighborhood is great. The residents are very interactive with one another and participate in the many scheduled events held at the amenity center, neighborhood happy hours, and block parties. We love our pool, gym, tennis/basketball courts, and fishing ponds! This is a great place to live! 😉 -

**EDIT**HOA issues have been addressed after much discussion between the managers and owners. I am happy to say that an ease of restrictions is in place and things are returning to normal.As said by others, this is a great place to live with a wonderful sense of community. Im happy the HOA has opted to rejoin the community and start to re-foster the relationships. -

Updated - 2021 - ML is BACK!!! The HOA has finally opened up and events are going on. Pool opened and the community is enjoying it. It is amazing what a great community we have!!!2020 - Great neighborhood, great neighbors, looking forward to getting it fully back to normal. Bought in March 2017, and really love it. Info below was during Covid restrictions between 3/20 and 9/25/20. More of the amenities have opened since then.However your guests will not be welcome anywhere near the community amenities.Previous -This is a great Community, great neighbors, and I am glad to have lived here for three years, but the previous 1 star rating was in response to the lack of preparation and forethought put forth by the HOA and their absolutely awful response to opening the Pool, Fitness Center, and Playgrounds in response to Covid. Unlike most area developers/HOAs, ours is convinced that their residents will sue them if they catch this virus. Who knows what will happen in the future during flu season? It is sad they have such little respect for the amazing homeowners. We are willing to sign waivers and most are already getting together while respecting those that dont. -

UPDATE 5/2021: I raised my rating to 4 stars. Activities are definitely opening up and a recent manager change will hopefully improve the HOA/neighborhood relationship. For 5 stars Id like to see more events without the additional costs, more spots for RSVP events as the neighborhood grows quickly, more adult/empty nester events, and another pool and amenity center should be started now (not currently planned anytime soon). With the current home prices (and basically no events last year), Id like to see more for our HOA dues. UPDATE 12/7/20: I raised my review to 3 stars from 1 star. They did open most of our amenities, but it seems they choose the most complicated ways to do it. And not enough openings for the events they do have, and then so many rules around anything thats not 100% virtual.And too many events that have an additional cost, and not just $5 or $10.Hopefully 2021 will improve. We do love our neighbors and the people here!BUYER BEWARE of Cambridge Development...ANY development they have including Cambridge Crossing in Celina. Matt and Cambridge are so risk adverse (unlike every other developer around here), they refuse to open our amenities until there are NO COVID restrictions (no % occupancy, no masks, no social distancing, no sanitizing requirements). They will take NO risk, even minuscule risk, to open our amenities even though our schools, stores, restaurants, gyms are open. Everyone else has figured out how to function in this COVID environment...except Cambridge! We LOVE this community and the people weve met. But after a meeting last night with Cambridge representatives, we now feel others should be warned that Cambridge has no intention of working with us to find a way to open the amenities. Some residents are upset about the poor reviews because theyre trying to sell their homes and that its not fair to them for us to post negative reviews. Its a difficult issue for sure. But people should know the truth before they buy. We wanted to wait for last nights meeting before posting anything negative, but its clear theres no end in sight to closed amenities, and the relationship between residents and the HOA and developer is very poor. Well be happy to change this review in the future. -

There are plenty of great things to say about Mustang Lakes. The neighbors being at the top of the list. Lots of families with young kids. An overall safe community, where neighbors look after each other. For an avid runner, there are plenty of safe and scenic places to run. With that being said, we’ve been disappointed with the board and HOA. In particular, their inaction when it comes to making the community amenities available post COVID-19 re-opening. While other neighborhoods have put in place protocols, our board and HOA have hid behind liability concerns. As a result, residents are missing out on two of the benefits of the neighborhood — the pool and fitness center. Truly disappointing. -

Gorgeous subdivision with a variety of price points for beautiful homes. Fantastic neighbors who look out for and help each other. Brand new Prosper ISD school.There are a number of negative comments in the ratings from residents who are unhappy with the HOAs decision to keep the clubhouse and swimming pools closed amid the COVID-19 crisis (even when some subdivisions in the area opened theirs). I encourage potential residents to look past those complaints (which are temporary) and come take a look at Mustang lakes.Youll find beautiful landscaping, an amazing clubhouse and two pools (once they are re-opened), scenic lakes, a great playground area for younger kids, and terrific neighbors. -

Wonderful neighborhood and community as a whole. The amenities are second to none, even though the closures of many of them due to Covid have limited our ability to take full advantage. Its understandable that people are frustrated with the inability to use the club, gym and pool during this pandemic (as many have expressed here), but the people, families and friends in the community have banded together, and through a series of neighborhood parties, get-togethers and community events, have made the neighborhood that much stronger. This time without the amenities has been made more bearable though these neighborhood events, and when we finally DO have all these things available again after Covid, Mustang Lakes will once again be the model neighborhood that others have continually aspired to become. -

Beautiful neighborhood with some amazing people. Great place to live! Some of our amenities are temporarily closed due to covid. However, temporary is not forever. The covid season will come to an end at some point. Have no fear, our amazing amenities will be up and running once this landscape of unprecedented risks dissipates. -

Have attended coffee with the managers meetings nearly since they began, and count ourselves fortunate to have such a forum. Also very impressed with the open conversations invited by the developer and property management to discuss future plans and address issues (think street markings, grounds maintenance, when are the new tennis courts opening, etc.). There is open dialogue, and the management team takes thorough notes and follows up expeditiously.If you are reading reviews on Mustang Lakes to help you make a decision whether to move here or not, would encourage you to weigh any extremely low reviews against these unusual times during which property management’s decision to keep amenities closed basically mirrors decisions at the state level.We all likely have varied opinions as to the material threat of the Covid virus, but can we really blame Mustang Lakes for erring on the side of safety? If the gym were open, believe me, I’d be there, but I respect why it’s closed currently.It takes all types to make the world go round, and although Mustang Lakes is not perfect, it is VERY well run, peaceful, and the beauty and benefits will justify your decision to join us. This too shall pass. -

Mustang Lakes is an incredible community, and you wont find anything like it. Also I appreciate the HOA abiding by the CDCs recommendations by keeping the amenities closed during this pandemic. Even with it being an unpopular decision. I will continue gladly paying my HOA monthly, and looking forward to this pandemic being over and the pool open! -
