My husband and moved back to Houston in 2022, I manage a cafe right next door to these adorable apartments and was thrilled to learn they were available to lease. First, the management is very good at this place. I mean every concern is met with validating human response and I think Celo and Ashley who run the office do an amazing job. Then, the maintenance staff has in emergency situations such as the freeze we got in Houston this year come to my rescue to tighten and fix my heater. Lastly but not least the location and aesthetic of this place is to die for. Both my jobs are within a 2 mile radius and I can choose to drive or use alternative transportation. Pricing is valid for the amenities however if you are someone who has a lot of furniture maybe the floor plan might be a bit clustered. I love sunrise by the park!

I just moved into this apartment complex, and I want to give a big shoutout to Cielo and her manager! They were incredibly kind and helpful throughout the entire move-in process. They addressed all my concerns and even went above and beyond my expectations. Great location. The leasing staff is super friendly and welcoming, and I’ve heard great things about the community and the maintenance team.

I recently had the pleasure of living at Sunrise by the Park, and I can say it has been one of the best living experiences. From the moment I moved in, the management team is incredibly attentive and genuinely cares about the residents, always going the extra mile to ensure we felt at home. The community is really quiet and convenient to everything in town.

Come in for a tour Saturday morning and despite how busy the office staff was both Catherine & Cielo were very attentive and helpful. I was immediately greeted offered water/coffee and didnt have to wait for more than a couple mins to start the tour. They did direct me to this cool screen they have for virtual tours to start off there. which was great because they have all floor plans there!While on the tour I was pleasantly surprised by our stop at the resident lounge where they were hosting a resident eventso i got to enjoy some fresh coffee and bagels along with meeting the courtesy officer.Safety is super important to me so knowing they have this at the community definitely put sunrise at the top of my list.Along with the girls in the office who where so pleasant.

Sunrise by the Park has been an excellent place to live over the last couple of years. Their front office has been really helpful and they are incredibly friendly.I used to have a much different opinion, but they have turned it around and that is noteworthy!

I love living here! Cielo and Catherine along with maintenance and our housekeeper make it even a better apartment living experience.There are a few of things the team could improve on like shocking the pool to kill the unsightly algae, adding a TRX and Bosu to the gym, putting a fence around the outside dog relief area so the doggies can be off-leash, major repairs or upgrades to the freight elevator because it breaks down quite frequently, upgrading the dog washing area so we can use our own shampoo for our dogs, and providing actual half and half instead of the non-dairy creamer would be nice too. Maybe a vending machine at the office would be convenient as well, loaded with bucked-up drinks 🤭. There was an email sent out at some point advising pot smoking is prohibited on the grounds and the pot smell is not common but happens sometimes.Otherwise, my opinion is that the property management company is taking excellent care of the property. The staff takes keeping the integrity of the gates and points of entry seriously. Anything reported related to gates or external entry points is taken care of with urgency. Speaking of maintenance, the maintenance guys here are awesome! They take care of work orders within the same day or worst case by the next day. The club house is a great place to work from when you get tired of working from the apartment and you dont skip a beat with coffee there. The appliances work really well and I really like the fridge. I love the freezer being on the bottom with an ice maker.Cielo and Catherine put together really nice events for us in the community. The housekeeper, Josefa, is not just the property housekeeper but a friend and she keeps the property so nice and clean vacuuming every floor every other day and leaving the common areas sparkling and fresh smelling. They recently had all common area carpets washed and the halls smell so nice and fresh and they look so pretty.The neighbors here are pretty courteous and thoughtful when it comes to the noise in the pool area. There is one neighbor that is just loud but thankfully we have a courtesy officer that is engaged and actively keeps an eye on things. I have not had to report anything to her.The location is pretty choice. It is quiet enough to feel kinda burbs but so close to downtown, grocery stores, other shopping, and Memorial Park is our back yard. I am completely charmed by this place. If I were to move from here it would be to get a bigger apartment because I cant afford one here or because the quality of service ends up slipping.Disclaimer: During the last hurricane we lost power and water for six days. Though it is not the property managements fault, if you need to have a stable source of power and water due to medical reasons, I would go somewhere else or save to get a hotel room. That being said, no flooding occurred. I also did not see any mold growth in my apartment. During that time the office staff were on top of sending communication out to update us.

I love Sunrise by the Park. Being happy where you live makes life so much better. Management goes the extra mile to make sure all yor need are met. Housekeeping and Maintenence are amazing!! Then there is the location, cant say enough about that as I love to walk and can easily get to the parks. Sunrise is a place to call home!!

Living at Sunrise for 2+yrs has been good. The location is very convenient for us, memorial park is only a walk away and I get to easily visit family nearby. The community is well maintained, there are efforts to always keep it clean. Which is a large reason why we stay. The staff is friendly and always ready to help. Jorge is a great maintenance person. Overall, I highly recommend the property!!Hats off to the staff and kiddos to Jorge 🥳

First I would like to thank Ceilo for her communication the day after the storm. I think the water issues should have been addressed the first day. Have been through 3 major hurricanes and have loss power with all but not the water. The smell in the hallways and apartment were nauseating. The ability not to flush toilets for 6 days unacceptable. Water should have been delivered to doors. We gave up and left. This should be disclosed when renting.

I’ve really enjoyed my time living here at Sunrise!The property is in a great location. Bars, restaurants, and parks are all within walking distance. Downtown is only a ten minute car ride, which is great for commuting.The amenities at the property are awesome! Personally I really enjoy the pool and the Resident Lounge with its free Starbucks coffee machine.Lastly the staff here are great! They’ve always been responsive to my concerns and work orders. Overall, I’d recommend this property to anyone. You’re getting a lot at a great price!

I just recently moved downtown with my fiancé. I just wanted to drop a line and say that I had a wonderful experience here at Sunrise By The Park. The staff was always friendly and helpful. Every time I had any issues the ladies in the office would hear me out and take care of said issue.This place was also convenient for me during my night out with the besties! Location was great. I have lived here for 6 months now and I love it here.When I first toured the place I only asked of 2 things:•Maintenance to respond in a timely manner and actually repairing the issues•Open communication between staff and tenant.I can confirm that Sunrise By The Park has delivered those 2 requests.Maintenance turn around time is superb and they’re so friendly.The staff tactfully sends email updates.I remember during a pipe burst that was out of staff’s control, or anyone’s at that, and Cielo apologizing to every resident that were waiting outside until first responders cleared the alarm.Every time you enter the leasing office, you are greeted with a smile and welcoming arms.Cielo always mentions how great it is to see me again whenever we run into each other.Even the neighbors are welcoming and respectful.I’ve never felt more at home than here.Sunrise By The Park has my highest recommendation.

Ive been here two months so far and have had a very pleasant living experience. The staff are quite friendly, cheerful and will work with you to make sure you enjoy your stay. A few minor maintenance requests were made and they were handled very quickly. The neighborhood is quite safe, quiet and offers quite a few amenities.

Ive lived at Sunrise for the last 4 few years. Ive been in the same apartment, and planning to transfer to a bigger unit soon. Throughout my time here, Ive seen management change 3 times. Though not the most modern or luxurious apartments in the area, SbP is a great place for someone whos looking for affordability in a nice neighborhood. The complex has everything you need to live comfortably and safe. The community is great, but like any place, SbP has its cons and pros:Pros:- Great Location in a safe and nice neighborhood. Close to Downtown, Galleria, Memorial Park and other nice neighborhoods like River Oaks.- Competitive rates based on location in the Rice Military and surrounding areas. They have one of the most affordable rates Ive seen in the area. In my 4+ years here, I have only seen rates go up once, and it was not a big increase.- Friendly staff. Big Shout out to Cielo who is always available to chat and assist. Sometimes I just step by her office to chat when shes not busy.- Great room layouts with good appliances.- Houston is known for heavy rain, but in my 4+ years here, I have never lost power or had any issues with any of the appliances. My AC broke down once, but was quickly fixed in 1 day.Cons:- Thin walls and ceilings. You can sometimes hear the noise from other rooms, as well as the water flow when they turn on the shower or flush the toilet. This also depends on how loud your neighbors are. In my case I usually hear it more from the room on top.- Elevators are out of service often, but mgt always send us updates about it via email.- Sometimes, but not very often, you can perceive an unpleasant smell of weed in the parking lot and hallways. This is where I would give a strong advice to mgt to make sure they talk to the residents since there are kids and elderly people living here. No one wants to come home from a busy day at work to smell that.Overall, Ive enjoyed my time at SbP and planning to stay here for a while more.

Just moved to Houston a few months ago and signed a lease here without even touring the property. I’ve had an amazing experience since my fist conversation with the leasing agents to moving in and living here for a few months. Great location and area! Have never had an issue with any of the residences or the with the property. Shout out to Catherine & Cielo for all the great customer service and support especially since I was signing a lease from a different city and wasn’t able to tour the property!

Look no further! I’ve visited countless high rises in downtown and surrounding area and this by far surpassed all my expectations and wants! The staff is delightful! Great energy very uplifting always so happy to see you. The best customer service even after visiting the property 3 times. Everything has been so smooth and easy! The BEST amenities and features. Honestly the best staff that makes you want to live here! Couldn’t be happier with my decision. If I could give them more than 5 stars I definitely would! I recently moved into Sunrise By The Park, and I am absolutely blown away. Ive never felt so welcome before, and Vanessa helped me get settled in right away. She was very accommodating on my choice of apartments and was extremely responsive to any questions I potentially had.The place is beautiful, and the neighborhood is perfect for walking my dog. The view from the balcony makes me feel like Im on vacation forever. Its just a very aesthetic establishment.Oh, and I quit my gym, because that apartment gym is pretty much perfect lol. Anyways, this place is awesome.

I have lived here less than a month but my move has been an amazing experience so far. The complex seems very dog friendly. Jerry and Lillian are amazing to work with and get back to you so quickly! They always make time for me and make me feel like I am important here. I had a maintenance issue and it was solved quickly and efficiently. I have explored the neighborhood a little already and have found lots of cool and convenient spots within walking distance, not to mention the park!

I’ve been here for a few years and I recently renewed my lease. I don’t see myself living anywhere else. The location and amenities are great. I recommend Sunrise based on the convenient location, Jacuzzi, a big fitness center, and a great area to walk your pets! Natasha in the office is a sweetheart and Crystal is such a gem. Both of these ladies are extremely professional and have been so helpful and friendly with every interaction.

My roommate and I loved our 1-year stay with Sunrise by the Park. The only reason we didnt re-sign the lease is that I moved out of town. From move-in to move-out, Ramon, Vanessa, and the rest of the staff were exactly what Id hope for in customer service. They frequently went above and beyond to make our living experience top-notch. Sunrise maintains a customer-first feel unlike many of the similar apartment complexes in the area. Many others are part of huge property groups and have locked-in policies and a front office full of strangers; Sunrise is personable, helpful, and has a lot of familiar smiling faces in its staff and fellow residents. The location, amenities, and room details are simply great. Incredibly easy access to Memorial Park, Buffalo Bayou Park, and Washington Ave. Great pool, hot tub, gym, and ample parking. I cannot say enough good things about Sunrise, and would recommend 10/10 to my friends!

My boyfriend and I live here now and it is such a great place to live. The complex is kept clean and there is on street parking as well as garage parking. I have really liked living in the area as it is close to the park and just minutes away from downtown so getting to work is fast. I have several friends that live in the area and they all agree that it is a quiet and nice place to live. Our apartment is very comfortable, they have done a good job with the layout of this place and have been able to maintain it well. The staff is nice and they try to make sure you are always happy, they fix things quick and are polite. Pool area is nice and relaxing specially on weekdays when no one is around. Some of the young people living here are disrespectufl but thats nothing the complex can do about it.

I recently moved to Houston and hunting for habitation. I drove past Sunrise and decided to drop in, I was immediately greeted with smiling faces. My experience with Natasha, the property manager was an absolute wonderful one. Natasha met all my needs and expectations showing me various units and taking the time to explain all of the amenities and offerings of the community. She was exceptionally thorough throughout the entire process communicating back-and-forth with me in a timely manner and I truly appreciate his humble and down to earth disposition.

I absolutely love living here. I move all the time for work - so I have had a ton of apartments. I just signed my second lease with sunrise - thanks to the new staff that recently took over. Jerry, Taylor and Jeff are the best- they are quick to respond to emails and are always glowing with positivity- which makes my stressful work days much better.There is always some negative talk when there is a change in management but let me tell you— these guys are making tons of improvements long overdue - the little things matter. From lighting, renovations and customer experience.I love to see when companies get it right. So I had to give some kudos.Roberto in maintenance is on point!!! He is super quick to respond to requests and is always so pleasant and considerate.Thanks again guys!

Sunrise by the Park is a wonderful property that is always well kept. Vanessa in the office is amazing! The men and women who take care of the property are awesome and always do a great job at keeping everything clean being that they have to pickup after so many residents. The maintenance guy is always on time and the communication level between the office and resident is phenomenal. I have been living here since august and i plan to renew. The location is perfect due to being so close to downtown but still being able to avoid traffic. The gym is always well kept and the courtesy coffee is a plus with helping me kick start my work days. The courtesy trash is always on point. The only trash i’ve ever seen on the property is left by irresponsible residents during after hours so this is NOT managements fault. You will do yourself a huge favor by signing up here. It is in a beautiful location in houston and when you do ASK FOR VANESSA!

Natasha, the leasing agent, showed us around and she was so sweet and patient as we completed the application process, touching base with us up until the point of moving in. This place feels like HOME. The staff is amazing and make us feel cared for and welcomed all the time. I’ve been living here since the pandemic began and it’s been such a safe haven for me. The amenities are awesome and I love meeting new building residents out by the pool. Also, you can’t beat the location, location, LOCATION. So close to downtown and right in the middle of Memorial Park and Buffalo Bayou Park. This is the place where you want to live.

Overall great place to live. Nowhere is perfect, and most things come down to who your neighbors are.Pros:- Great location: close to the park, neighborhood feels safe and isnt too busy to go for a quick walk through some of the smaller streets, quick to get onto 610 or I-10.- Gym that is better than most- Not owned by a big apartment building conglomerate as far as I know - more friendly and reasonable staff then my previous place- Friendly maintenance and ~48hr response time during the week on non-urgent requests (never had an urgent request)- Good layout and interior look.- On a critical circuit, so never lost power during Feb 2021 freeze (water pipes did burst though)Cons:- The walls are a little thin and dont seem very well insulated. When a neighbor plays bass music the words werent very audible, but the beat and the bass vibrating my whole apartment was distracting while working from home. The white noise from the fountain seems loud at first, but you get used to it.- Smokers for neighbors by the pool - There was one who smoked weed all the time and it would come through the vents and also stink up whole side of the pool. Then on the other side of the pool a cigarette smoker liked to come out on his balcony and stink up that end.- Right next to a cell tower- Valet trash pick-up is in the morning during normal working hours- Made some poor design choices when building: pool table is too close to the walls, the stairwells dont connect into the garage or building on the ground floor so you have to go out and come back in, the blue/red on the taps is opposite of what they should be for hot/cold, the shower curtain rod shape makes water get out and make a mess no matter what you do, the dishwasher is terrible and shares a single drain with the sink so when both dishwasher & sink got backed up the first time I ran the dishwasher maintenance said just to run disposal for 5 minutes before running the dishwasher.

First thing I noticed was how beautiful the property is at sunrise by the park, amazing scenery where you can bike , run around the property having activity’s close by like restaurant, supermarkets etc, overall the customer service makes me feel welcome especially the leasing agent Aritzy Rios the way she made me feel just as I am home and made me comfortable with my decision in leasing my first apartment felt like she was the right person to lease with. The design in each room are well crafted with luxury condiments, kitchen, floors , and all. I can’t still get over the fact that it’s almost been a year since I moved in and I love this place so much I love the customer service top tier you will always be satisfied, the neighbor are nice and chill people, the pool is amazing , the gym which is my favorite part of the place and last but not least THEY HAVE A STARBUCKSS COFFEE MACHINE I get my coffee every morning before I go to work. Sunrise by the park is really the best luxury apartment you’ll find especially listen to me now ESPECIALLY the prices they have you can’t beat that.overall: satisfied 😊 ⭐️⭐️⭐️⭐️⭐️

Great place to live.I have lived here since last summer, and so far this is my experience.Pros: Daphne in the office is great. Very kind, attentive, professional. Always smiling and helpful. She seems to really care about our community and its residents. She is intellegent and knowledgeable about the community/policies/area of the town, etc.Sergio and Felipe are phenomenal. With the very few maintenance requests Ive had, they have replaced/fixed within a day. Most of the times its even less. Which is absolutely impressive.They also have a weekend emergency maintenance service if needed.The floor in my apartment is a gray wood grain laminate, which is gorgeous. Nice granite counters. Lots of space on my island and bathroom counters. Nice coat/shoe closet by entry. The water heater has its own closet. Nice large windows. My view is of the pool which is also beautiful. I like to leave my windows/ balcony door open on a nice sunny day to hear the water fountains and see the sparking water from my peripherals. Sometimes it feels like Im at a resort.The balcony is a great size, and has a large storage closet. It fits my golf clubs, christmas tree/decorations, three suitcases, winter clothes, boxes, etc. Would be nice to have some shelves to maximize the space.Parking is good, I usually find a spot without having to walk too far, but even then, its a shorter distance than if I lived in a place without a garage, and had to walk from the parking lot. The garage is always clean. The elevator located inside it is occasionally down. I found out that the main reason it was down was so that new residents could use it while moving in - but I have recently learned thats been cut back.Theres recycling collection inside the garage, which is nice to have.There is a trash chute on each floor which leads to a dumpster in a room on the parking garage level which sometimes has a bad odor. As does the people letting their dogs use the bathroom on the grass right outside the complex. ...but I know its hard because there doesnt really seem to be a place for their pets to do so.Neighbors are nice and friendly. One of my neighbors even let me use his dolly. Another time, others helped bring some boxes upstairs for me. They are really nice people who live here. Always friendly when encountering them at the pool, elevator, mail room, business center/ game center, etc.I will say I can hear people above me walking, but that comes with aparment living. If it were that detrimental, Id rent a top-floor apartment. I also hear dogs barking, but that also comes with apartment living, and is truly not that bad. By the way, its not $20 to have a mailbox, its for mailboxes for oversized packages. And yes, youd have to pay a deposit to privately reserve the community room, just like any complex,...Bathroom is a nice size, with a wonderful garden tub with lots of space. High ceilings, nice flooring, great color of paint, nice large shades. Windows open and close very easily. Great trash service.Nice pool with comfortable chaise lounges- with some that are in the water, which is so relaxing, nice jacuzzi, fire pit, large TVs, grill, etc. Everything looks like the pictures, only it looks better in person, in my honest opinion. Oh, and the pool furniture is always being reset and straightened up, not just left strewn about. Sergio and Felipe are really doing their best to make sure this place stays looking nice, and working properly.I feel safe and happy here.I highly recommend this place to someone who appreciates professionalism in office staff, timliness in maintenance, friendliness of all staff, a prim and proper grounds, friendly neighbors, safe and locked mail and large packages, luxury inside the apartment and throughout the fitness center/ game room/ business center/ office, etc. Also, there are frequent gatherings, mixers and watch parties.I am somewhat new to Houston, and had a difficult time trying to find an apartment, so I hope my review helps someone looking for a new home.

I was happy here. Daphne was especially helpful in answering questions about the complex or the online payment system for rent, and was always super friendly. Sergio went above and beyond in making sure repairs were made either the same day or within 24 hours of the request, and he always kept me informed. He even repaired my bed frame after I broke it while moving it out of the way for the painters. I met a few of the neighbors, and theyre chill and friendly. One of the elevators was out, but everything was still accessible by another elevator. The complex was in a great location for my daily runs and events at Memorial Park, meetups with friends at the Starbucks or Brenners on the Bayou, a great dental spa, etc. All of that, along with covered parking, optional parcel and drycleaning services, and maid/dogwalking/etc. services via the Apartment Butler app...highly recommend. Hope the awesomeness continues with the change in management companies this past week.

Omg I loved the tour and experience I was provided by the leasing agent Aritzy. This place is so convenient and perfect with all the amenities they have to offer including the courier lockers. Unfortunately for me I have 4 kids and needed a 3 bedroom minimum but I’m sure it’s a great fit for those who don’t have more than 4 kids. Overall very clean and welcoming.

Location, efficiency, and design are awesome at Sunrise.Close to park and three major highways, everything is updated super fast, nice energetic neighbors, and not-dramatic parking situation for guests. Apartments are constructed of quality materials that are easy to upkeep and clean.Love.

Really great location and reasonable pricing if you can come when there is a good deal. Pool area is great and has a grill that is always working. Gym is decent if you’re not worried about lifting heavier weight and prefer cardio equipment. You are really close to memorial park, buffalo park, Washington street and minutes from downtown due to being on memorial. Area seems safe since the area is now townhomes and neighborhood. Apartment is only a few units so everyone is friendly and you get to know your neighbors.My issues:These are issues with the general contractor who built the building. Only the last item deals with management and it’s more with whoever is doing the checklists and walkthroughs:1) my cold and hot water lines are swapped in the shower. Hot is cold and cold is hot.2) ceiling joists seem to be 2x6 or similar. I say this because you can hear everyone’s footsteps above you. That or they didn’t glue the decking to the joists.3) light fixtures in bathrooms are way off center. Seems that the superintendent or project manger didn’t walk units during construction.4) secondary bathrooms have a shower curtain rod that is curved outside of the actual tub so it’s not usable.5) the hallways are exposed to the outside air so summer mornings in Houston are awful when you take a step outside your unit due to the humidity. Also, the elevators don’t have A/C so the ride is awful.6) ***this does have to do with management.*** The granite needs to be sealed about every year or so, depending on usage. Granite in kitchen and bathrooms was stained during our walk through.

LOVE the neighborhood, the amenities, and my floorplan! The floors, cabinets, and appliances are great. Sometimes maintenance is a little slow and there always seems to be some elevator or gate that is broken, but the staff is very friendly. I have really enjoyed it here and plan to renew.
