I walked in so nervous. My previous complex did me so dirty. I met Kevin and he knew how nervous I was because my credit isn’t great but he ensured that all will be taken care of and that there are apartments out there that will work with me. He found a handful of apartments we went over. I toured my favorite one first(didn’t bother touring the rest) and not only did I love the complex but the leasers were so kind and helpful. I appreciate Kevin so much!! So genuine. This is my first experience. Apartment/house hunting sucks doing it alone. I’m grateful for Kevin and all that he and his team do.

Melissa did an amazing job at finding me a beautiful apartment for me and my children. I needed an apartment that was wheelchair friendly all on one floor and handicapped accessible building. Plus I needed one that took section 8 in my price range. I had other apt finders say that it would be impossible for all that I needed to happen. Melissa had a place in mind for me the very first time we spoke. She is amazing, professional and extremely nice. I found Mr. Ryan Matyas’ post in a Facebook page on Austin’s group looking for rentals. I was lucky to find an apartment locator, and he helped by searching for various apartments within the area that I told him. Within 24-48 hours, he was able to come up with 6-8 apartments. He is patient with me and efficient in his job, and because of that, I was able to find the perfect apartment around the Austin metropolitan. Three days after, I am here in my apartment and ready to experience all that Austin offers. The service was free *seriously not a scam*. Kudos to Ryan and Perch staff for a job well done! This is the second time I have used Apartment Specialists and the fifth time I have used an apartment locator since moving to Austin 17 years ago. They are always so helpful and I recommend them to anyone looking for an apartment.With the market the way it is now, some companies are not helping people search for apartments under $1700 per month, and this is what landed me back with Apartment Specialists this time.Rudy was understanding of our budget concerns, moving from a one bedroom to a two bedroom right now is extra scary! With kiddos, we have standards that are a little higher than what we might tolerate if it were just us. The first place he showed me was close to $1600 and lacked uniqueness and was very basic. I was a little disheartened, that we wouldnt find a place we could afford when the next morning, he sent over a link for a very spacious two bedroom (with 2 bathrooms) place with vaulted ceilings and a washer and dryer included. Its in my favorite area of town and the price is just $300 more than what we are currently paying. The unit has not been updated and honestly, we feel like we lucked out finding it.I completed the application and threw down a deposit as fast as I possibly could and do not think it would have been possible for me to locate this unit if I had been searching without his help. Thank you Rudy! You care about helping people and it is very apparent. We appreciate you. 🙏

Suzy was/ is awesome and full of energy to get the job done. We told her what we we looking for and she was right on it. We checked out 3 properties that we loved but once we got there we were told we would have to wait due to the dates we needed to move. Suzy found us another place that was bigger and better for the same price. 1341 sq ft to be exact. And the kitchen is huge for me that is everything being that I’m in and about to complete culinary school. Gregg was also able to help us scope out the home of our choice, go to the property and take pictures and videos (we are out of state).I highly recommend anyone to work with Gregg, he is very efficient and informative! Our move was unfortunately cancelled due to last minute changes, but, once things improve for us and we are able to start again, the first person I would contact would be Gregg. After all the trails and tribulations we went through we finally got a “you’re accepted and you can come get your keys“. Ladonna has been the very best realtor I’ve ever done business with. Ladonna has found us a place with a broken lease on my record. We’ve been to other locators you would pay thousands for who couldn’t even find me a place. Ladonna is such a kind hearted spirited and I wish I can add more stars. Ladonna has the outstanding communication and, she’s not money hungry we did not have to waste thousands on applications. Ladonna not only found us a place that accepted us and also a place that’s safe , affordable and where they’re higher paying jobs. Shes a great, very competent agent who not only helped me find some other options but also CAME WITH ME on the tours today. Caleb came to my rescue right before Christmas when my previous researcher suddenly revoked her services on December 23, after I already had my flight booked. I was frantically trying to find an apartment locator and most businesses were closed for the holiday. I was very lucky Caleb answered his phone because he made himself available on such short notice during the winter break. I sent him my criteria to which he came up with over 2 dozen apartments for me to look over prior to meeting him in person.Without my own transportation, I met Caleb at his office, and together we came up with a list of the top 10 apartments I wanted to see. He was very patient with me, as an out of stater who had tons of questions about the area, after only visiting once the month prior. We ended up working together for 3 days for a few hours each day, and on the very last day, I was able to narrow my search down to 2 apartments, right before the leasing offices closed for NYE. I returned back to my home state, and again, Caleb was very patient with me answering all my questions as my mind was getting jumbled after seeing so many places, and having so many notes written down. In the end, I am happy to say, I have relocated a month and a half ago to the last apartment Caleb showed me, and would highly recommend him by name. You have to sift through all the marketing hype, and I read a lot of reviews by real people to get a sense of the place. It didnt seem that any apartment complexes really shined.A couple of times while searching for 5-star apartments in Yelp, up popped Apartment Experts. There were a lot of people giving good reviews for the service, and the service was free to me, so I filled out their application.Within 30 minutes I received a call, and this was on a weekend. It was Gregg Friedman. He confirmed the answers I had written on the online application, then asked a few other questions to see what area, how far south, and what rent range I could handle.We met a few days later at 9:00 a.m. Gregg was great. He seemed to have the perfect personality for this type of job. He did the groundwork—he placed several calls while I was there in the office. He was asking the right questions.We narrowed the choices to approximately four. We were soon on the road to see them. He drove. He even drove me back to my place to grab my checkbook because I forgot it.Gregg walked around the units with me (accompanied by the respective leasing consultant, of course). And when I asked him straight out: what do you think, he actually answered without the hem & haw of its your decision blah blah blah.Gregg knew a good deal when he heard it, so its little surprise that the first one he showed me was the one I chose.We spent about four hours together all told. AMAZING! Steve Weeden was the gentleman that helped me to find a new place and I never could have dreamed that finding an apartment in Austin could be this easy. Previously to getting in touch with Steve at Austin Apartment Specialists I unfortunately dealt with a terrible realtor that offered to pay me $100 to sign a lease at the first apartment we were going to look at. Of course I cancelled and immediately contacted Steve. He was extremely flexible with my schedule and we set a time for me to come in to the office so he could show me everything he found. It was obvious that he was well prepared before I arrived with a list of about 15 complexes in the area I wanted to be in that all fit my criteria (I was a bit picky so this was impressive). Not only did I find EXACTLY WHAT I WANTED, but he went with me to check out the complex and within 3 hours of our appointment time I was approved and had a move in date. At no point was he pushy or insisting that I do anything that I didnt want to do, and at no point did he tell me what I wanted to hear just to make a quicker buck. It was obvious that his goal wasnt to make the most money on the transaction, but to make sure that I found somewhere that was truly the best fit for me. This is the way to do business because I will tell everyone I know and meet to go to Steve for any future apartment location needs. Id give him more stars if I could.

I’m writing this review for 2 reasons: 1) to give a shout out to the most helpful apartment specialist ever—John Diaz; and 2) to provide helpful tips for anyone who is coming from a major city (DC/MD) moving to Austin, TX. As a person of color in my early 30s who has lived diverse neighborhoods, I like seeing racial diversity and get nervous when areas look homogeneous. So when I decided to take an internship in Austin, TX, this was a concern.Before I contacted John Diaz, I researched online and became very frustrated! I am deathly afraid of roaches and bedbugs so I made sure to look for apartments with absolutely no mention of bugs. Sadly, this narrowed down my list quite a bit. I then looked at prices. I looked at ~30 apartments and then decided on 10 apartments. It was difficult because I wanted to live close to work (UT Austin) but I wanted a newer apartment for a good price in a good neighborhood that still had a “city feel”.The day that I searched for apartments in Austin: When I met with John Diaz, he got down to business. We discussed prices and areas and eliminated all the apartments I had researched except one. John advised against them all except one. He then looked at apartments in his database and called them up and asked for specials. We then decided on 4 apartments and went on the road. John drove my friend and me. We began at 10 am and ended at 6pm and we didn’t even eat a snack. John didn’t complain at all and we just kept going. I was really determined to find a place in a day since I flew out from MD to look for places. My non-negotiables: elevator-accessible, higher than the first floor, a tub, bus accessible, close to campus, no pests in reviews, washer/dryer in unit, air conditioning, parking, have a gym or a gym close by, safe neighborhood, racially diverse. Things I really wanted: covered parking, coffee shop nearby, close enough to be able to ride my bike to work, a brand new apartment.John printed out a list of things I wanted in apartments (price and move-in date) and gave it to every apartment manager. He also asked about specials or discounts. There was an apartment that I really wanted but only the higher priced units had bathtubs so it was out of my price range. John asked the manager if there was a way to get the promotional discount to be distributed out to all the months of the lease (something that I didn’t even think about). This made the apartment more affordable and I was able to get my tub! Not only did I get my tub, I got all my non-negotiables and my really likes!Just to recap, here are the reasons that John Diaz is the most amazing apartment specialist:1. He gave me reminder calls and emails to confirm that we were meeting.2. He gave informed opinions about the apartments that I researched prior to going to Austin and knew the management companies-- some had bad reputations with tenants or high turnover rates.3. He is efficient. We completed the search in 1 day.4. He asked the manager for deals and set up the appointments for me.5. He knew all the areas so he could tell us about them as we were checking out the neighborhoods.6. He drove my friend and me around to look at all the apartments so it was stress-free because I didn’t have to drive.7. He is patient and didn’t complain at all and was never frustrated with me. He didn’t eat from 10am to 6pm because I was determined to find a place.8. He gave us a tour of the north area and downtown Austin and recommended places to eat or do things in Austin. I got a tour for free!He was just great! I highly recommend John Diaz. If you’re like me, a skeptical, cynical city girl from the north or mid-Atlantic area, trust me, you will really appreciate John, his patience and amazing service are unmatchable.
