    Beautiful property. Maintenance crew are awesome at their job. They always show up quick and fix whatever was needed. Belsy in the office is excellent at her position and always so helpful and available. Apartments are fully upgraded and the amenities are one of the reasons why we love this place. Indoor basketball court. Resort style pool. Huge gym. Nice professional conference room for meetings or zoom calls. Computer room with printers. Movie room with 4 or 5 rows of theater seating. And honestly the best part of the whole place is the full path walk around the water falls and pond. The gazebos are peaceful and its been a wonderful experience thus far. 10 out of 10

    I moved to this apt in summer of 2023. It is very clean, quiet, and well-maintained. Belsy and Whitney in the office are wonderful. The maintenance crew are awesome-quick and good service.

    This was our first and last apartment when we moved in Texas before moving to our own house. We had the best memories here. The neighborhood was quite and the views were relaxing. It is near to everything we need. Walmart, HEB, Asian Market and lots of eating place near the apartment. It is in close proximity to parks as well. The maintenance were quick to respond. The staff were all friendly and accommodating.

    I’ve been living here for a year now&I love how kind the staff are.. Williams is my favorite maintenance man. He’s very nice polite and explains to me exactly what he’s doing and always makes sure the job is 100% done. #524 😊 I LOVE Whitney she’s my favorite leasing agent. Very detailed and communicative.     Ive been living here almost a year and its been a great place to call my home. The property is clean and well maintained. The staff here is super friendly, (go see Belsy) and professional, and will get things done when you need them to. So far, Ive had no issues that couldnt be fixed.     Really enjoy living here. Been here for 2 years and hope to be here longer. Joni on the maintenance crew really knows his stuff. Haven’t need too many repairs, but when I do, they’re here. The office staff is very helpful and polite.

    Visiting family here and the property has a river running thru it with waterfalls and fountains with beautiful trees and Gazebos as well just pretty and enjoyable to walk. Pics are at the pool which was tranquil and relaxing. Nice property with so many restaurants and everything you need close by.

    Love this place! I have lived in many apartments all across Houston and this so far has been my favorite. I love the staff, Patricia is the BEST, the maintenance is always done ASAP, love my view (see pic from the fall), my neighbors are great. Very reasonably priced for the Woodlands. Yes, parking is limited unless you pay for a space but I’ve never lived in a complex that wasn’t exactly the same way. Land is a premium and I would rather have a larger apartment and more living and green space than have a giant concrete lot in front of the building. I’ve only ever had one roach and it was the big tree roach that came in from outside on a rainy day. No pest issues, no maintenance issues. I do wish they would put in a water filter for the complex so we don’t have such hard water but everything else makes up for that. If you’re looking for an apartment in The Woodlands and don’t want to pay a small fortune, live here.

    My experience here has been lovely thus far . I just moved here and Whitney has made my move in process very helpful. She helped with all the questions I had and made sure me and my boyfriend felt comfortable in moving in. I also loved how she explained everything on the lease when moving in and had me full aware of everything I needed to know. The pool is great and the view in my apartment is lovely to watch but the water. So far it’s been great living here . My family are happy with this decision. :)

    I have no complaints other than the parking situation which is (mostly) beyond their control. Nice clean place to live with a much friendlier feel than the high rise style apartments. Would definitely recommend to others!

    We lived in this community for almost 4 years and we had the best experience.(2020-2024) The management response to repairs were fast and efficient. We experienced emergency repairs such as a/c and water leaks — it was all treated with care and with a sense of urgency. I highly commend the handymans (10/10). They all treated our unit with respect and went above and beyond. What I love most about this apartment is that, the unit has a beautiful layout with huge windows. We rented 2b2baths and its was big enough for a family of 4 and our small dog. The whole place has a lot of spaces to hang out, lots of trees, plants that gave a nice scenery. The location of this apartment is very convenient because it is very close to HEB, the Woodlands mall, the freeway, lots of restaurant, medical clinics, recycling center, parks and asian market. If we experienced any issues, we bring it up to the management and they handled it very well. Most tenants are friendly. There’s a lot of kids playing around. The only missing is a playground for the small children. Complete amenities with a basketball court, gym, gazeebo, pool. OMG! the pool is great for toddlers because it has a shallow area where they can play safely. Luckily, we didn’t have any bad experience about this place. Hoping we stayed but inflation got in the way. I highly recommend this place for small family.

    I moved here October of 2021 and I’ve loved it ever since. The staff are all super nice and any issue I might have gets resolved immediately and in a timely fashion. The maintenance team is awesome and they always greet me with a smile. I appreciate the entire staff for always cultivating an inviting environment when they hold event and gatherings for the residents.

    I cannot recommend my leasing agent, Belsy and the leasing team enough! Belsy is hands down the best leasing agent I have ever worked with. From the moment, I started my apartment search, she was incredibly helpful and accommodating.     We have been living here for the last 2 years and have experienced different managements during our stay. The previous 2 managements mostly disappointed us but since the current management has taken over, we see pleasant changes at the property. The current management led by Yenny Gallegos alongwith her staff Whitney Morgan and Erica Garcia is so kind, respectful and friendly. They are really working hard to improve the facilities, and overall living experience here. The amenities have been functional and open for residents and the new coffee machine with variety of options is a great addition to the amenities. The maintenance team is also very helpful and responds quickly to the requests. Overall we are very happy with our stay and would recommend living here.😊

    I searched various properties before moving in here 2 years ago. I love the overall view. Wasnt much happy with the previous management but the new management is really good. Miss Yenny, Whitney and Erica are helpful and cooperative. Maintenance staff is prompt. Amenities are now fixed and accessible to residents.

    Best Appartments ever. We lived here for 4 years and it was the best experience that we could ever have. Patricia the manager she is The BEST!!!! Always helpful, kind, welcoming, respectful and with a smile in her face. My kids adore her. The management keeps the pool and public areas always clean, I never heard of any robbery or anything like it. Everytime that something need it to be fix they always respond fast.     I am not usually the type to leave a review, but the service and help I received from the staff at the leasing office was impeccable.     I have lived in many apartments over the years, especially during my 10+ years in the military and this is definitely top of the list by far. The property itself is clean, has great amenities and the management is top notch. Patricia and Pat are the best in the biz and of course the location is on point. If you want a place that is nice, quiet and close to everything. This is definitely the place for you. highly recommend!

    The Falls is an Amazing property! Ive been here 4 months now and I havent had any problems. No pest or rodents. The noise level is typical because of the Convenient location.The grounds are well kept, the staff is amazing, and maintenance is Always available and prompt. I havent had a chance to visit amenities, but the staff has taken safety measures to ensure the safety of residents and themselves during the pandemic.If your skeptical based on the previous reviews, PLEASE COME AND SEE FOR YOURSELF.

    We have been living here for a few months now, and the office staff has been very accommodating with requests and questions. The maitenence has helped us a lot, even coming in to fix the AC after hours when I called the emergency line. The apartment complex is a little older, but it’s not an issue because the staff seem to genuinely want to make living here as best as possible for the residents and help whenever we need it. We are so grateful for everything everyone here does for us!

    Lived here. One full year the apartments themselves were clean the community was quiet. the amenities were good.Honestly one of the best Apartments I’ve ever lived at. The property itself is really nice to walk.The management was honestly very responsive and cooperative.Patricia was really nice and helped us a lot when we were here.and over all the a great experience. If i needed something fixed it was done right away. If I didn’t have to move forward I would’ve stayed here for years. The only bad thing I can say is that after 11:30there is no parking. Apt.214

    If youre looking for a place in The Woodlands area, this is the place to be. Very peaceful and laid back atmosphere. The property has beautiful well kept landscaping, covered parking, and the interior is more than you can ask for for the price. The staff is awesome, stop by and speak with Patricia!     The Falls were well priced considering other complexes around the area and conveniently located for me working at one of the oil & gas offices around The Woodlands. The complex had easy access to Hardy Toll Road / IAH airport when needing to travel out of the U.S. for work. The office staff was very friendly and accommodating to my schedule when I would be out of the country for extended periods of time; receiving packages, rent/utility payment reminders, and ease of checking out as I had to push back my move-out date a handful of times with late notice. The community around my apartment was quiet, and I never had any issues with neighbors. The apartment had laminate flooring with plenty of storage inside the apartment / on the balcony which were two items I was looking for, and it was very clean upon move-on. Maintenance was pretty quick addressing any issues that came up.I stayed at The Falls for about 14 months, and had no real headaches. There where rare nights when arriving home later on weekends when parking could be hard to find, but for the most part I was always able to find parking right outside my building. Also, the workout room does have some free-weights missing making it difficult to workout at the complex besides running / using only lighter weights. I already had a membership to a gym nearby so this wasnt any real issue to me personally during my stay. Overall, I was pretty satisfied with the apartment unit and complex amenities provided, and would have likely extended my lease if not for moving out of the area.

    These apartments are truly wonderful. My roommate and I love living here! The landscaping is beautiful, the apartments are spacious and updated, it’s very safe and clean, and the staff is extremely friendly and helpful, especially Patricia. I can definitely call these apartments my home. If you are looking to rent your very first apartment, this is a great place to live.

I recently moved here from out of state, and was just completely nervous about being in a new city and finding a comfortable place to live. But after moving in and staying here for a little over A month, The Falls have really made me feel at home especially the attentiveness Of the property staff, namely Ms. Tamera the property manager. No matter how minor my needs are, she’s always right on top of things ready to assist. Even if I’m just having a bad day, she’s going to take the time to simply ask is there something she can do or help to make things better always greeting with a warm smile. I want to thank The Falls at Borough Park for making this transition for me easier and feel like home!

    The facility is well attended - great maintenance staff and grounds up keep. The office management is friendly, accessible and fairly prompt. The price is reasonable for a good facility in the area (though it still seemed steep for a 1 bedroom but Im not originally from the area so what do I know?!). The biggest flaw I saw was more on the part of other residents not respecting shared property - littering and especially leaving a mess by the pool area after the weekends. But the grounds keepers are always good about cleaning it up soon after. Location has its good and bad sides, depending on where you work and need to be within the area for other things in your life. Overall, my experience there was a great one and Id recommend it to someone moving to the area!!

    The atmosphere at the Falls is peaceful. The landscape design is not considered an amenity, although it may as well be. All of the many waterfalls, located on property, transform taking a simple walk around the complex into moments of pure relaxation.     I absolutely love The Falls at Borough Park... After looking at several apartments in the Woodlands/Spring area Falls at Borough was the place to be. I moved in in 2016 at that time Ms. Pat helped me with my move in. Ms. Pat was very pleasant, helpful, very informative and very efficient with my move. Ms. Pat didnt make me feel like just a residents looking for an apartment but she made me feel as if she was helping a family member, at that moment I knew this was the place for me. I stayed for a year moved out(financial reasons) and Im BACK lol with no hesitation. This move Ms. Patricia helped me, she was so HAPPY to have me back and it showed. I felt so LOVED. Ms. Patricia worked very efficient with getting me moved back in, this woman is awesome and doesnt miss a BEAT... She made sure the apartment was 100% and that my move in was SMOOTH like I NEVER left. I would live here forever. Oh and not to mention the maintenance staff is WONDERFUL, they are always so pleasant and speaking with a SMILE when I see them. They are always visible, ready and willing to help. They are VERY VERY VERY EFFICIENT in getting those work orders completed . I have no WORRIES at The Falls at Borough Park. If you are looking for a PEACE of MIND this is the place to be. They actually get 10 stars in my BOOK . Ms. Pat, Ms. Patricia and the Maintenance crew YALL ROCK!!!!

    Worst mistake of my life to move here...NO place to park, my car was towed.Since my last review...its been three months and I have to say how wrong I was...today...i have my own car port...my packages delivered and the office sends me a text to let me know they have a package. I am so much happier...its so easy to log on and pay my rent...everything is close to me...really truly and honestly I have the best apartment...its quiet even though I live in the first floor...i will be here for a long time.

    I Love to live in the this place, I start with a 7 month contract and renew for 1 year, the persons at the office are so nice, the Club House, the Gym and the Pool are super, the Gardens and the Fountains. I am in a Wheelchair and I talk with the administration for see if is possible to prepare a ramp at the side of my Parking and after some weeks they aprove and doit, Right now I dont need to go so far to enter to my SUV.

    Great place to stay. Staff has been very accommodating and understanding to any concern or question Ive had. Parking is very limited but the great staff makes up for it. The community is very well lit which helps me feel safe no matter how far I have to park.
