This is my first apartment ever and the experience has been great since the moment I received a tour from Ryan. He was very detailed of what the unit had. He explained all the fees very well. My experience here has been great overall. My lease will be ending within the next month and and a half but I will be renewing my lease here whether it’s the same unit or a bigger one.

I have been here about a month and everything has been pretty smooth. The staff in the office are very helpful and nice. Evangelina was wonderful to work with through the touring/leasing process and answered all of my questions. I have had great interactions with everyone in the office. The maintenance team is prompt in addressing any issues and providing real fixes.My apartment was clean and in good condition when I moved it. There does appear to be water damage on some of the baseboards in the kitchen/laundry room, but that is not a big deal.The property is well maintained and the one time I saw the gate broken, it was fixed very quickly. Someone in my building repeatedly lets their dog poop in the hallway, but an irresponsible pet owner is to blame, not the management.The location is unbeatable. Being able to walk down to Buffalo Bayou is a big selling point and its close to some of the popular spots on Washington Ave.The parking spots right outside my building are quite narrow even for smaller cars, but the garage has ample spacious parking spots.The hub lockers are wonderful and make it so easy to have packages delivered without concern.

Great leasing office staff services and good maintenance staff. I submitted work orders and the team showed up not later than 24 hours and solved all the issues without inconveniences. Also the communication is constant and clear which is very important.

Herb is the man! Our dishwasher had been giving us problems leaking and then just not washing the dishes! He was able to come on by today & get the washer installed & its working good! I couldn’t be happier! Good looking out Herb!! I’ve lived here a whole & I love the location & Ms Stephanie in the leasing office is hands down the best Property Director to work with! The whole team of maintenance guys are cool as a fan & they take care of your needs!

It was a beautiful property with a lot of amenities - I especially loved the pool area and the fitness center. It had a very welcoming feel to it as well - the property is nestled in a side street off of the main road and is very quiet as a result. Plus it is very close to Buffalo Bayou!The leasing agent (Ryan) who gave me the tour was friendly, helpful, and honest. He worked with me to understand what floor plans and potential move-in dates might work best for me without trying to pressure me into signing up for something I would later regret. Plus he did a great job breaking down the different fees so that I had a very clear understanding of what I would be paying.

I just recently moved here and let me tell you this has been the Best moving experience I’ve had. The apartment was in great condition. Only thing was had a few maintenance Issues, My washer and dryer didn’t work! Y’all HERB in maintenance got me right! Just a few days later, and I received a brand, new washer and dryer. The community is beautiful and staff is great. Definitely recommend

4/30/23 UPDATESJust wanted to update my review to stay transparent! Weve had a great time living here for the past two months, but there have been some issues. Ill start with the positive:- The leasing office staff are all super kind and helpful!- The location, in my opinion, is unbeatable.- The hub lockers are super convenient- I love the interior of our apartment and the finishes- The service requests have all been filled on time and to our liking.For the negative:- Parking spots on my floor fill up, so sometimes I have to park on a different floor in the garage- The complex smells weird sometimes (both bad and neutral smells)- The gates are often broken, so there is a safety concern there. That being said, a lot of the time it looks like people hit them.- We had a incorrect recurring charge posted to our account (it was fixed and the amount we paid credited back after some dialog with the leasing office)All in all, if everything continues as it has, well likely renew our lease in a few months!_10/2022Its been great so far. Move-in was easy, and everything we needed has been taken care of really quickly. Our apartment had brand new carpet when we moved in. James has been particularly helpful and courteous, and we both really appreciate that he remembers our names.

I’ve been here for almost 6 months. Staff is incredibly helpful and friendly. Sometimes maintenance can be slow but if you go in person and explain the situation they will help you out right away. Stephanie is the best and super friendly. Location is awesome. Super close to Buffalo bayou park and easy Uber to/from bars. Plenty of resident and guest parking. The pool is awesome (when it’s open) and is a great way to meet new people. Amazon hub lockers are very nice. I don’t have many complaints other than the pool, gym, and dog poop. The chlorine in the hot tub is insane. It has stained my friends clothes and ruined my girlfriends jewelry. They gaited off the pool/grill/hot tub area for months and didn’t provide any explanation. They finally reopened and the hot tub is full of acorns and leaves. The gym is very dirty and poorly maintained. Broken equipment and not enough weights. Lastly, there is a TON of dog poop on the outside of the property. Although the residents are more to blame for the dog poop than the management. Overall I enjoy living here and the pros far outweigh the cons.

I’ve lived here for 2+ years. One of the best things is the staff. Recently had to have some maintenance and Herb from the Greystar staff is outstanding. He’s professional and courteous and the work done is outstanding. Having great staff like Herb in maintenance and Stephanie in the office makes living at the Estates so much better

My fiancé and I went in about three times prior to applying in order to tour and figure out the logistics of the lease, and Ryan was incredibly knowledgeable, helpful, organized, and personable. We got the works - highlights, insider tips, even the direction of the sun was included in our color-coded masterpiece of an information packet - amazing! We’re looking forward to working closely with him during our lease starting in February! Thanks so much, Ryan!

Last 6 months have been great for us. The complex management sends out notices in a timely manner. Parking is abundant. The overall location is solid for commuting in the inner loop. Basketball court has been a massive plus. Only minor inconvenience is packages being delivered to the leasing office if it doesn’t fit in the hub. 8-530 work schedules and the leasing office hours don’t line up Monday-Friday for me or my significant other.

Review is for maintenance - Lived in multiple complexes and this is by far the most prompt and efficient maintenance crew I’ve ever dealt with. Doesn’t take more than a couple days for a request(s) to get done, and it gets done quickly. Herbert specifically was great! Super helpful and friendly and knows what he’s doing.

This review is not intended for the leasing office staff at The Estates at Memorial Heights. This review is specifically intended for a maintenance request I put in, and received outstanding service from Mr. Herbert. His professionalism, kindliness, and care was exceptional. As opposed to previous service requests, where I was berated for not fixing my own washing machine, being accused of putting stuff in my toilet, or being told someone can illegally solicit services on our public basketball court, this was a prompt and professional fix. If you have a service request, and dont want to wait the usual extended amount of time and possibly deal with insults for not fixing your own service request, PLEASE REQUEST MR. HERBERT. He did an excpetional job, and was also very friendly. I highly recommend requesting Mr. Herbert if youre currently a resident at The Estates at Memorial Heights. You will not be disappointed.

Memorial Heights is a great location. The selling point for this property is the head of maintenance Herb. Herb is quick and efficient and provides a sense of warmth and home teaching you what hes doing as well as fixing your work orders. He is very insightful, give that man a raise!

Ive had a very good impression so far from this location.I had some difficulties with my lease at the beginning, but the team was excellent in helping get the issue sorted out and making things right. James is an excellent guy to work with, and its great to have a good team in the office.The unit I got was in very good condition, and the design/usage of space is quite efficient (A5- single bedroom).In my unit, the washing machine and thermostat in particular are a little outdated, but I have heard that they are going through and renovating units.Still, pound for pound with what you get per dollar in this part of Houston, its an excellent place to look at.

We just moved into our new apartment last week and our experience with the leasing office throughout the entire application process, move-in, and post move-in has been phenomenal! James was our leasing agent and not only was he incredibly helpful and knowledgeable with our many questions, he was also very easy to contact from our location in San Antonio before our move-in. James reached out to communicate with us post move-in as well and ensured we are 100% happy with our new home :) We also met Taylor on move-in day who was very helpful and welcoming as well.We were approved at another apartment as well which did offer a few features we unfortunately could not get on the unit we were approved for at Estates, such as word flooring and updated appliances, however, the customer service, community, and spacious floor plans of The Estates is what lead us to sign here!Our apartment was clean and ready for us on move-in day and the community is seemingly friendly and safe thus far, with a convenient location next to Buffalo Bayou with beautiful running trails.Definitely recommend The Estates at Memorial Heights to anyone interested! I’ve lived here for 2 years in 3 different apartments (transferred between units as roommates moved out of state). Ive lived in 5 different apartment complexes in Houston over the past 8 years and Estates at Memorial Heights has been the best experience thus far! The amenities are really great— basketball court, fire pit by the pool, green space for dogs! The maintenance is super quick to respond and fix any issues. The apartments are affordable and are located in a great location, close to everything. The residents are very friendly. The best thing about this complex is the leasing staff! Kyle, Eric, Steph, and Amber are so incredibly friendly and helpful. They are very attentive, remember all the residents names, and always have a smile on their face. From my experience living in different apartments, I can honestly say I’ve never had such a positive experience with leasing staff or apartment complex. They are simply wonderful. I would highly recommend this complex!

After 2.5 years living here I am sad to be leaving. Like every apartment complex they have their pros and cons. But I loved living here, everyone in the office was helpful and responsive. Stephanie was the absolute best, she always helped resolve any issues quickly. Great customer service before I lived here, while I was living here, and during my move-out.Pros:LOCATION - so close to the bayou, dog parks, and downtown but still on a pretty quiet street.AMENITIES - great amenitiesPRICE - for the location and what you get the price is so good for the area.MAINTENANCE - maintenance was always responsive and I always knew when people would be in my apartment.PET FRIENDLY - everyone in the office LOVES the pet residents and my dog loved them. She always knew she would get treats from Stephanie in the office.CONS :CROWDED POOL - the pool is super nice but it was always extremely crowded. When you sign your lease you are given wrist bands for you and two guests. I never once saw them enforce this 2 guest rule. Every weekend the pool was overcrowded with people who did not even live at the complex - very frustrating for residents who want to relax by the pool. That being said there are times earlier in the day on weekends where you can enjoy the pool quietly before the raging pool parties start. But a resident should be able to enjoy the pool anytime.Car break ins: I never experienced this, but they do happen here. They happen in any major city.LEASE-BREAK FEES: I moved out and had to terminate my lease early due to a move required for my job. To terminate my lease was nearly 3,000 dollars, which seemed very excessive. I understand if someone is terminating their lease for other reasons, but if you have proof of a job in another state I feel some of these costs should be waived. I didnt choose to break my lease and move, I had to in order to have a job.Overall a great experience though! Would live here again if I come back to Houston in the future.

Mr. Herb, our maintenance gentleman came to help with my dishwasher. After hearing that we had one other issue with it he immediately decided to upgrade us to a new one and got the installation done in now time. The people here want to make sure you’re taken care of, I couldn’t be happier.

My boyfriend and I lived here for two years before moving out. I have to say it was a great apartment and four of our friends individually moved here after us with three still residing at the complex.Pros:LOCATION! The location is amazing and by far the best part. We would always walk down to Buffalo Bayou for races, events, etc.The maintenance staff were friendly and prompt. I knew if I put in a request before 10 I would for sure have it completed by the time I got home. They deserve so much praise.Stephanie at the front office MADE the apartment so enjoyable to live at she was awesome.NEVER had an issue with insects.They would always let us know when they would be entering our apartmentsThere would be awesome get togethers like wine nights, Cinco De Mayo celebration, and just other random festivities with food and beverages. It was a great community and residents were super friendly!Couple of cons:overcrowded pool there were times the pool had 100 people there or more (i counted till i gave up just to see) come to realize over 50 of them did not live there..late at night a lot of people who do not reside at the complex come to play basketball or use the gym.there were break-ins but we never had an issue personally.The most frustrating part was trying to move to a different unit and having to pay all the same fees as moving to a new apartment. You would think you would get some kind of waive of fees since we already lived there. We probably would have stayed there another year if that was not an issue.Every apartment complex is going to have pros and cons. However, the pros far outweigh the cons. Initially, we let negative reviews deter us from moving in to this apartment, but took a chance. We loved it. I highly recommend this complex and would move here again.

Few minor issues moving in and also other issues unaddressed for nearly 2 months; but after that, things worked themselves out. The front office staff is generally always pretty busy. The 2 guys in the front and the leasing manager seem to be the only engaging people that work there. At least they work very well with the residence (very personable; love it!) . The other ladies seem to always be completely disengaged from people walking in, even if there are people waiting to be helped.

It’s a great apartment complex: fast maintenance, green space, great pool and location. But what really matters is the leasing staff: Eric always has a smile on his face and is ready to help. He plans great events that really bring out the sense of community. I’m glad I can call him a friend. Ma. Stephanie is really the backbone of the complex...she keeps a watchful eye over the community and its residents. I feel secure and supported knowing she has our back.

The Estates At Memorial Heights Apartments are located in a nice spot near downtown, next to the Buffalo Bayou, and close to Katy Freeway. My wife and I have had a good experience over the last three years at this complex. Maintenance responds quickly, the units are clean and we love living near the heart of Houston. However, Im writing review because a couple of months ago, a contractor installing internet fiber in our apartment stepped on a pipe and flooded out our unit to no fault of the Estates. I want people to know that the apartment management was exceptional in their response. The entire weekend was such a chaotic time for my family, but Eric and the other mangers saw that we were quickly moved to another unit. Eric in particular brought us boxes and bins, and made sure we were OK multiple times. I felt like management really cared about our situation and that went a long way since we were going through a rough couple of days. I recommend checking out the Estates!

I have recently joined this community and love it! The location is prime and very central to downtown, restaurants, and night life. Its apartment living so noises here and there are completely normal guys. I love our pool area and amenities - especially the basketball court. Despite being in the middle of a pandemic, the girls in the office do their best to tend to residential needs. Thank you for being awesome :)

I have lived here for a few years and think its a great complex. The office staff is amazing, super friendly, and incredibly helpful. Ive never lived in a complex with staff who are this invested in the community and residents.In the past 2 years, theyve made some great steps to improving the complex. They added valet trash, a dog park, online rent pay, more dog waste stations, better landscaping...its really great to see. Maintenance is now quick and attentive to issues and the staff genuinely cares about the well being of residents. Im very happy living here!

Thanks, Estates at Memorial Heights, for a superb customer service experience from James. There were some unexpected hiccups on our end, but he was there to help every step of the way. We got a fantastic deal on a 2bd 2br in a truly superb area of Houston, right near Buffalo Bayou. Apartment looks great. Built in bookshelfs are a nice touch, and our place is right next to an outdoors area with a bike rack. Doggy bags for the pooch are posted nearby. Think this will be a stellar experience!

Pros: I enjoyed staying here for two years! The front desk staff is helpful and the apartment is in a good location - close to Buffalo Bayou and restaurants/bars down Washington. The pool is nice and the complex is pretty quiet.Cons: My roommate did have a car break-in and eventually a car theft. It took some time to get the video footage to the police.We had to move apartments in the middle because we saw there rent had gone down online. Unfortunately the management could not just lower the price of our apartment - we had to completely move.

We have truly enjoyed our experience here at the Estates! My roommate and I had just moved to Houston when we began our lease and it was in the perfect central location to explore the city. Their office staff has also gone out of their way, particularly within the past weeks to help us with a leasing issue. Their ability to help us find a solution earns them five stars!

You pay for the location but its not as high as others in the area. The front office staff is nice and the pool and work out facility are good too. The apartments themselves need some updating (prior to moving in they wanted to charge us for them to install wood floors but I think they should want to better their own facilities and pay for wood themselves- however its probably so they can charge us for carpet replacement in the end). Overall we would live here again :-)

The Estates has been by far the best Luxury Apartment experience in the three times that we have moved. This Luxury Apartment complex has definitely stood by its values and its credibilities. The Management and Team have truly been a blessing and are always their to take care of you in any way. What makes The Estates different than other Luxury Apartment Complexes is their ability to respond quickly to work orders, their friendly community, smiling staff, workout facility, basketball court, movie theater, pool table and not to forget their beautiful palm tree swimming pool experience. Along with that, the price for rent has beat many of its surrounding competitors. If your looking for a place to call home, I would not think twice! This place has been the best and we do not plan to move.I want to thank The Estates for providing such an excellent customer service and taking care of its tenants! So I’ve lived here since being displaced by Harvey and have received the kindest attention throughout my lease, despite the odd misunderstanding with the front office, so I can offer real insight into the apartments.Buffalo Bayou trails are only a few minutes walk away. You get to enjoy the most picturesque views in the city while exercising...Almost every time I submit a service request with the online portal, the maintenance team responds not just in a day or two, but within hours.The fitness center is clean every day and has plenty of machines, dumbbells, barbells, resistance stuff, etc. and 3 flat screens and an indoor basketball court.There’s always plenty of parking in the garage, and it’s within the gates, so you feel safe about leaving things in it.Some of the dog area’s do get a little foul-smelling in the evenings (There’s a dog park where they can be leash-free and they swarm in to poo) but hey, you get to see doggos.The pool/grill/fire-place area is beautiful and they have events (party with free crawfish last weekend) but it’s not too noisy in case you must work at home or study.Basically, love these people and this place

This place has a great location and fairly priced.It seems like all of the bad reviews are from people bitching about the little things. I have lived in multiple apartments and I have realized that nothing is going to be perfect, you have to take the good with the bad. It may take time for the staff to fix issues that are addressed but that can be said for a lot of apartments this size. Every time I have had an issue the staff has been very reasonable. One day I was trying to turn my rent check in but the office was closed and the on staff security gaurd opened the office for me so that I could pay my rent on time. I personally do not think the security gate being open is that big of a deal, if someone really wanted to get in they would find a way. Houston has a high crime rate and I know better than to leave valuables in my car.Overall, I am very happy living here!

Ive lived here for 2 years, and will not be renewing my 3rd.The good: 1) location, 2) neighbors are relatively quiet, 3) the amazon mail lockers are awesome, 4) while the gates do have issues, they are up more often than not, 5) the apartments as a whole are large, 6) the pool was recently retiled, 7) a firepit was added last year in the pool area, 8) the first floor did not flood during Harvey, 9) I disagree with others about the unresponsiveness about maintenance, Ive always found them to be very responsiveThe bad: 1) the apartments themselves are pretty dated for the rent charged, no updated fixtures, the hallways are sketchy and dark at night, 2) kitchens are very tiny, 3) maintenance does quick fixes not true fixes (I have reported the same issue 4 or 5 times, every couple of months I am putting in the same request for it), 4) first floor apartments have zero balcony privacy, each balcony is completely open without a barrier (People throw garbage on mine, let their pets on it. I cant/dont use it because of it), 5) the dog owners in the complex are /the worst/, a lot of people walk without leashes and dont pick up after their pets. People complain about pet waste on the community board all the time, 6) the leasing office hours are pretty inaccessible during the week for anyone who works during regular business hours, 7) there is a homeless camp under the bridge right by the access road to the park (the park is the biggest selling point), 8) bike theft happens fairly often, but thats everywhere in Montrose.Regarding what Monica posted about the basketball courts, yes...people do very weirdly play late into the night, usually with the door propped open. The court is pretty isolated though and there are only a couple of apartments close to it. It would be nice if they would get rid of this weird amenity and expand the gym.Regarding car break-ins/theft, yes it happens and it sucks. It happens at every complex in the area. The only complexes with noticably less theft are those with single car access with 2 gates requiring cars to pass through one at a time or those with garage attendees like West Dallas. Youll also pay at least 500 more in rent for that. Like bike theft, it goes with the Montrose territory and happens everywhere. Its not like this complex is a unique target.

I love this complex! It’s in a great location with awesome amenities! I use the gym all the time and it’s so convenient to get all my packages delivered to the HUB. Not to mention, the office staff are great to work with and have been very helpful as I’ve moved in. Looking forward to living here!

Valet recycling... amazing!!! one of the few complexes to offer this (#GoGreen) and they are good at handling your issues quickly.Rent isnt late until the 6th of every month as well. Awesome for people like me who can get so busy at work that the first 2 days of the month can fly by and me not think twice about rent being due.

I think the Estates at Memorial Heights is a great/affordable place to live in a prime location! Highly recommend and the maintenance service is unbelievably quick and reliable! Staff is very friendly as well and very accommodating.

Everything I need I can either walk to or is a short drive. Grocerys and pharmacys are only 2 blocks away and a very short drive to 2 very popular big box stores.and strip malls There are countless restaurants in a 1 mile radius not to mention the club scene for a cocktail

The memorial heights estates is a great place to live. There are a lot of things to do around houston in that area. The bball court is also pretty great. I like to drive into the parking lot and park instead of not parking. The pool is also a welcome addition to the team
