These apartments are the kind of apartments I wish I lived in. Every single time I have been through there it is always exceptionally clean and well maintained. The people that work there are courteous & friendly not to mention always doing something to the maintain the place. Ive never seen an employee ever just sitting around milking the clock. The tenants are also extremely polite and courteous to everyone and Ive seen a good number of them helping people less privileged and experiencing homelessness. These apartments are the whole package and theres nothing I would change about them. They are cozy and elegant at the same time and genuinely classy with down to earth people. I love the Establishment.

I just finished touring The Establishment off of 1st street, South Austin and I was very impressed! The layout is spacious and bright, and the amenities are top-notch. The location is convenient, with shops and parks nearby. The management team was friendly and welcoming. I can definitely see myself living here! Highly recommend checking it out!

The office staff was able to accommodate to my schedule and allowed me to tour the complex with such short notice. Ms. Elizabeth was very welcoming and very professional. All my questions were answered . If the office staff is any indication of how the complex is ran, then this seems like a great place to live!

Loved touring the Establishment off of 1st Street in south Austin! Great location being only 3 miles from downtown! Chad was absolutely amazing and I cannot wait to move in next month! The 1-bedrooms are perfectly sized and the bedrooms are huge! Plus the dog park on-site is amazing and I love the pool and grill area!

I have been living at Establishment for a month now and I am really happy with my decision. Carlee and Melanie are so wonderful! When I toured the property they didnt have availability but as soon as an apartment opened up they contacted me. They were quick to respond to any questions I had leading up to my move in. I needed a few minor maintenance items addressed when I moved in and the were addressed immediately.The complex has open parking and I never have an issue finding a space. The location is fantastic! 10 minutes to downtown and all major highways.My one complaint isnt about management, it is about residents that do not clean up after their dogs on the property. Overall, I love living at Establishment!

My favorite apartment i have ever lived at, im actually sad i have to move out due to life circumstances! Maintenance is amazing they fix something the day you send in a request, NO BUGS EVER, i maybe saw one bug the whole year inside and we lived on the first floor facing the courtyard, i asked them to spray and i never saw another bug. So convenient, so affordable for the location. Staff is amazing, it is managed so amazing. Neighbors are great everyone is nice, great vibes. Pool is always clean....i could go on and on. Nothing ever broke in the apartment, one time our AC stopped working and they put a window unit in immediately, fixed it, took window unit out asap. Nothing ever sketchy happened in the community. Great place to live!!!!!!

The Establishment is a great apartment complex so far. Ive only been here about two months, but the responsiveness and communication received from management is amazing! Whether you want to make friends or keep to yourself, the residents are kind and respectful of your choices. Carlee is also super knowledgeable and understanding. I would definitely recommend living here!

Really friendly office staff with nice clean apartments! I was in a tight spot and needed a place ASAP. Management was so nice and helped me get set up. I moved in within a week of first talking to them!The place is perfect-- clean, no issues with bugs, no crazy noise or neighbors, theres always plenty of parking. The only downside is the traffic on 1st and Congress, but I usually avoid taking those lefts by using the side streets instead. Anyways the location is perfect too! Biking distance to HEB, Summer Moon, Torchys, all the Congress shops. Also just a skip from Barton :)5/5 for sure!

My experience at the Establishment has been nothing short of fantastic! First off the property is well-maintained and they respond to service requests immediately. The team at the Establishment is so incredible friendly and accommodating. I received stellar service from Carlee with a recent request to transfer apartments. They are accommodating, understanding and all around amazing. This place cant be beat- amazing location, super helpful staff and gorgeous apartments!

I just moved into this complex about a month ago, and the staff has been very helpful. The few minor problems that Ive had have been dealt with immediately and taken care of without issue. I can sometimes hear what my neighbors are doing, but I dont think its that much louder than any other apartment I have lived in. The apartments are very large and have plenty of closet space. The location is very nice, it is close to my work, easy access to grocery/target/mall shopping, downtown is less that 10 min away, and there are multiple convenient bus stops right by the apartment. So far, Ive enjoyed living here.

Ive now lived at Mint Urban for 8 months and have had an overall great experience here. First things first, you wont find a better office/management staff. Risa and Erin are extremely professional and helpful. The complex is in a great location. The walls are thin so you can definitely hear neighbors from time to time but the apartments are nice. Never had a bug problem or safety issue. Bus stop right out front and a dog park in the works.

My experience in my 4 months at The Establishment has been largely positive. I would absolutely recommend this complex to a friend (and have).Location + Transportation: truly hard to beat. One that, as a woman, I can say I feel safe in. Proximity to grocery stores, the downtown, restaurants, shops, all major highways (without being *on top of* the highways) and more is fantastic. Cosmic Coffee + Beer Garden is just around the corner and is a favorite. My roommate does not have a car and has had little difficulty getting around with one of the best bus lines just a quick walk away.Communication: Onsite staff are kind, communicative, and VERY responsive. All of my emails and calls have been answered in a timely manner and the staff are available and front-facing. They ensure that residents have the opportunity to put faces to names. What issues have arisen have promptly been addressed with shared concern. Hard to beat their team!Apt. Amenities: Firstly, the bedrooms are a truly generous size - especially compared with newer buildings in the area. I WFH and this is a MUST. Closets are also sizeable. The Kitchen isnt anything to write home about, but thoughtful touches to the basics are nice. For example, the standard two-bay stainless steel sink has an expandable spout to rinse/wash the sink more easily. W/D are available in-unit in the newer units, but onsite for all others. It is coin operated and I rarely (maybe twice ever) have to wait for a washer or dryer to become available. The pool feels secluded from the rest of the city. Ive never used the dishwasher, but all units have them. Of note, bathrooms do not have fans (this may only be in the older units), so it is necessary to have dehumidifiers. There are outlets everywhere which is so so helpful. There are lots of storage spaces. Parking is ample and I feel free to invite guests over knowing that they wont struggle for space.Property maintenance: The biggest downside to the property is the maintenance of the complex as a whole. Paintjobs (in unit) are slipshod, dog waste stations sometimes overflow, misc. trash (Ive seen jeans, food cans, beer cans, cords, and others) can float around for days/weeks without being removed, and shared laundry facilities are infrequently cleaned. The pool is not locked to non-residents and sometimes is used by non-residents and area could use an occasional wipe down of shared mini-tables. These details could be improved, but frankly, none of them place any significant impact on the quality of my experience at the complex (with the exception of the unease that the unlocked pool creates).Overall - give it a shot! I feel that the units are fairly priced (as of the time of writing this) and that theyre a good value.

Beautiful property! I have a friend that lives here and it is gorgeous! Great location, near food and fun. I really, really love the dog park, its clean and doesnt smell bad! The apartments are sized well, my friend is in a 2 bedroom/2 bath, and the bedrooms are big! Quiet area even with it being off the main road.

Living at establishment has been an extremely positive experience for my roommates and I. The leasing staff was quick to respond and helpful throughout the entire process. They will work with you to get you moved in. Maintenance requests are always responded to extremely fast. On top of all that, the apartments themselves are fantastic. Highly recommended.

I just moved in about a month or so again and so far, loving it! The staff at the office were so nice and so accomedating. Rent is super, super affordable and I mean, its such an amazing neighborhood. Youre right down the street from some amazing food options, next door to Summer Moon even which is perfect for me. I live somewhat close to South 1st so I do hear traffic but its honestly not that big of an issue. Washer/dryers are good and havent had any problems so far. Our kitchen and bathroom were updated and LOVE them so much. I honestly have no complaints! :) I highly recommend living here!

Ah man! Where can I begin! I LOVE living here! My neighbors are insanely nice, down to earth people who have become my tried and true friends since moving here. The office often provides beer hours. Which how cool is that. Most recently, I had an issue with heat/AC and I just wanna say how caring and compassionate both Joe and Tracy were to me. They went above and beyond, and I will always consider them friends. I hope not to just live here for 1 year lease, but for many years. This is what real community feels like 👍🏻 :) Also AJ and Carly are super cool and they’re my friends too! Everyone here keeps the vibe positive, laid back but also pleasant! Now my power is fixed, and I had a nice night at the hotel courtesy of them. Thats just 1 example of how they take care of their resident!!! Cheers 🍻

The staff is excellent!! Apartments are nice and spacious! Very easy and polite to deal with! Would recommend checking these out first if your moving to the area. Ive lived in several apartments and these blow others away!!! A++++++++++++. You can also walk to just about anywhere in the downtown area.

My old apt complex never returned my calls or emails; at Establishment Carlee and Tracey have always picked up the phone/answered my questions, and they gained my trust quickly. Also, Heidi and Jordan at Smart City Locating deserve the credit because they helped me find Establishment - could not be more all around satisfied.

Ive had a great experience living at Mint Urban Establishment - now Establishment. It was the best thing that I could find for the price. The grounds are cute, the office is helpful, and maintenance is always quick to respond. Shout out to Juan from maintenance, who brought me a window unit at 10pm when my A/C went out. The only problems Ive ever had is the office not being open long enough and being closed during lunch, so its tough to get my mail. Im hoping they will get one of the newer locker systems that allows residents to pick up packages after hours.

Ive lived here since July 2010, and I still love it. The property is always nicely maintained, the staff is very nice and helpful and the pool is great! I love being able to walk to restaurants, bars and eateries and the neighborhood. Over the time that Ive lived here, the Dawson neighborhood has grown a lot, and its still growing. I just resigned my lease for another year!

I just moved in, but so far Im really happy with the apartment and the service. Everything was completely renovated when I moved in, even the toilet was new! The staff here is also really great and helpful. I only had a few days to find a place, and they were so helpful and accommodating to me. They really did everything possible to make my move as easy as possible and they are really nice women!

Ive been living here since January and I absolutely love it. The location is awesome. I can see downtown Austin from my window at night. The managers in the office are really cool - they have these badass events events every month. They also have a really cool dog park. Recommend, for sure!

Living here has been amazing. This apartment complex and management team are right up my alley. It also doesn’t hurt that I’m conveniently located at the center of everything. I recommend you live here if you want to feel comfortable and safe. I rate this place 10/10.
