I have been living here for the past 1.5 years. Nice community to live along with kids. Community has park where kids can roam and play safely on daily basis. Maintenance team is super active in fixing issue and exceeding the expectation. I also appreciate leasing staff(Heather and Ashley) support for making renewal process super smooth and fixing issue related to pest control. I hope Camden management will keep working actively in improving overall facilities and safety measures.

I have been living in Camden Apartments for the past year, and my experience has been really good. The neighbors and staff are very friendly. Maintenance is excellent and super fast. Like in many apartments, there are some ups and downs; for instance, during the summer, some cars had their tires stolen. However, the management is working to improve this by providing sheriff counseling and other measures. All the amenities are well-maintained, and the park is great for kids.Staffs : Ashley , Jeremie and Heather are super friendly and helpful always with their smiles :)

I’m leaving in Camden Downs at Cinco Ranch for last 1 and half year and enjoying staying in this apartment community. Rooms are spacious. Schools and shops are nearby. Always got prompt and positive responses for any of my maintenance request. All the staff members are very cooperative, specially Heather Kropf (Leasing Consultant). She is the one with whom I contacted 1st while leasing an apartment here and after that she is always there to helps us out with any of our issues, concerns or queries. I’ll always recommend this apartment community. Thanks

Nice community with spacious apartments.. most apartments in this community has spacious living room but small bed rooms. With a king size bed you will then have search for space to move around.. community has all amenities required and the interior of all apartments looks new. Very less apts with hardwood floors..

Heather is absolutely amazing and goes above and beyond. She made moving in from out of state very easy and was very patient with all our questions. In addition she went out of her way to get packages picked up and left inside my apartment when I was out of town, that she didnt have to do. Everytime I have had a maintenance issue she made sure it was taken care of right away, with the maintenence staff doing a great job as well. She cares and is great with customer service. Special thanks to her and the entire staff.

I have been living in this apartment for almost 14 years.Never had any issue with the management.This place is very safe and secure.The resident is responsible for their own belongings just like any where else.Extremely clean, neat, spacious and kids friendly apartment . All 3 schools are exceptional.I recommend this apartment for any one who really wants to live in a safe and secure place for themselves and their kids/family.

I have been living at this community for the past 1 year and 3 months. Living experience is awesome. Any issues once logged in the app are addressed on the same or the next working day. TV Bundle was included in the rent which I did not like ,as we never watch TV and the world is more into streaming entertainment nowadays. I transferred from one apartment to an another and the process was smooth. The front office staff are extremely courteous and helpful. The community is kept very clean. Many grocery stores are nearby.

I have been living here for over a year now and dont have too many negative things to say about living here! I feel safe, my kids are safe, I havent heard or witnessed anything alarming and they meet my needs! I would recommend this place as an in between place to live until you are ready to move into a house. One con is the children play everywhere. In the street, by peoples cars and the school bus pick up and drop off congestion in the morning and afternoon can test your patience. Other than that I give this place an 8/10. Its pretty quiet and people are nice and friendly. I wish we had community events, but its fine without it!

On recommendation of my friend Mr. Anand, I recently moved here with my family in a two bedroom apartment.I was in contact with Ms. Heather who showed me the apartment, explained the process of leasing, shared all the documentation and explained me everything in detail, where I had difficulty to understand things.I understand, certain things are in someones control and certain things are not in their control. Wherever things were in control of Ms. Heather, she helped me with it. Things which are not in her control, is the company policy.My review is based on above mentioned understanding -Communication - 10/10Shifting process - 10/10 Extra care was taken by Ms. Heather to have us a smooth shifting process.Place - 10/10. Till now, safety has been a no issue at all. People here are warm and helpful.Amenities - 9/10 Playground for kids, swimming pool, Gym, are well maintained. Deducted a point as I feel, swimming pool size should justify the number of apartments.Car Parking - 10/10 Open parking for residents, dedicated parking for visitors, reserved shaded parking and reserved enclosed parking is available.House maintenance - 10/10 Very prompt.Pest control - 9/10 Price of pest control is inclusive in rent.Schools - Good schools are in close vicinity.Rental Price - (6 to 8) on 10. This is because personally I didnt like the bundled up service of TV - Internet pkg, which is inclusive in rent. The world has moved beyond TV to streaming, which is already costly (considering various subscriptions) and then Camden as company enforces to have a TV pack also in its rental. This is something which is a feedback for company and not for its employees.Location - 10/10 Banks, eateries, hospitals, gas station, grocery stores, parks, shopping mall are within 5-7 miles radius.Special thanks to the Ms. Heather and others from management to help us move here smoothly. My family really appreciate it.Ill update this review in timely manner to capture areas where it exceeds expectation, meets expectation or needs improvement.Thank you.

Its been about a month we moved into this community. It has been a great experience so far. The leasing office staff have been really very helpful. A big shout out to Heather who has been our primary point of contact and has been super responsive to all our questions and concerns post move-in. Camden Downs at Cinco Ranch is an awesome place to call home. I love the neighborhood, the community. I love my kitchen, super spacious counters and lots of cabinets, my favorite is the island in my kitchen. The maintenance team is awesome, I place my work order today and by the time I get home from work its been taken care of. The staff in the office is super friendly, I dont go in the office often because of work but on the weekends I love the pool area and the girls, they have resident events and the staff is really nice, friendly and accommodating. I had the pleasure of meeting the new manager she seems really nice and was very professional and proficient in addressing some questions I had regarding my lease. I am a very happy resident keep up the great work!

With my family, we had very pleasant experience living in this community. The staff, both office and maintenance are very helpful and friendly. Laura made us feel at home the first time we visited the community. The apartment unit we lived in is quite spacious with large kitchen area, kitchen island and plenty of cabinets for storage. Each time we had visitors, none missed making good remarks about the large living room and the beautiful island in the kitchen. The community environment was always kept clean and quiet most of the time. I will definitely recommend this peaceful community to any of anyone searching for apartment.

Loved the maintenance services in no time.Some suggestions: Its good to have more shade parking with less charges. Its great to provide doorbell and more surveillance in open areas. Nothing bad to contribute. So far great place to live quiet complex. Staff always attentive to the requirements which are taken very seriously and attended to as soon as possible. Always keeping the tenant informed of the process. The staff is very friendly, especially Faride, always attentive. I really recommend the complex. The only thing I would not agree with is having to contract the TV plan (which I dont use) and the Internet in a mandatory way to be able to rent the apartment. Otherwise everything ok.

We have lived at Camden Downs for approximately a year. Prior to living at this apartment we lived at another apartment complex not too far from here. I can truly say this apartment complex exceeds all expectations. The floor plans are spacious; we have a very large kitchen, wonderful bathrooms with walk in closets, and the living space is perfect for our family. If I ever have any issues, management has always been courteous and helpful. They are always ready and willing to work with residences to ensure that they are happy. I would highly recommend this apartment complex to anyone who is looking to live in the Cinco Ranch area. Secure, welcoming, and an all around amazing complex!

I currently live at Camden and I am a very happy resident here! These people need to be commended on their hard work and dedication on making sure the property is well maintained. I called about a noise complaint and it was a handled in the most professional way. The staff was nice and friendly and they reassured me that they would speak to my neighbors and sure enough, they followed through. Now that I am here, I will never choose another place other than Camden. I have lived in other communities that might not be an expensive but you cannot compare the service! All in all, if you are looking for a perfect community with no type of noise, no crime, no gate issues, no neighbor issues then you should be looking into buying a house. Other than that, if you want a friendly community, with professional handled issues, and a great looking apartment, this is the place for you!

My family and I have lived here over a year and just renewed our lease again. We love it here. Its a very family oriented apartment complex and very safe. It is also pet friendly and a lot of owners clean up after their dogs on property. Neighbors are friendly and you can not hear them next to you.The huge island kitchens are big plus. They are equipped with plenty of cabinets as well. They now offer valet trash service, which is a big help. And on the days that they do not come the trash bins are located close by. Parking is good but sometimes does get very full by early afternoon. Parking permits are required and they also have visitor parking spaces available for your guests.You wont be disappointed here. The grounds are always very well kept and maintenance crew are quick to fix whatever you need.Office management has always been very helpful and very attentive to all our needs. Everyone in the office is very friendly and nice. They always have something for the residents going on or some special treats for the kids.

I recently moved here and I can say that this is the best apartment complex Ive lived in. No place is perfect but this property and staff are pretty good. Jessica is so awesome and so sweet that from the first time I came for a tour I knew she had the right heart for the job. The area is clean, the residents seem to get along, and the dogs are kept under control. There are many children here but I havent seen any of them act disrespectfully. Any maintenance complaints Ive had has been taken care of promptly. If anyone is in the market for an apartment, this may be a place you may want to consider. The staff here will do their best to take care of you. There are cheaper apartment complexes to live, but cheaper isnt always better.

Our family is moving to Camden Downs at Cinco Ranch from NYC. Sabrina at the leasing office has been responsive and helpful. She took us for the virtual tour, and gave us feedback/answers for whatever we asked her. We will move in mid-Sept. In Yelp, I saw some negative feedback from tenants - such as non-working gates, no security cameras, noisy children, etc. We will see how it will go. We are a little concerned about thieves due to non-working gates and no cameras.*** UPDATES as of 9/28/20Now, we celebrated 1 week stay @ Camden Cinco Ranch.All staff members are extremely attentive, professional and friendly. They keep this complex as much comfortable as you can expect. They really make sure that you are happy living @ Camden Cinco Ranch.We LOVE our neighborhood. There are various options for food, stores, supermarkets, etc. Yet, the surroundings of Camden has lots of green and trees.The gates are working well. We feel safe.

Really great environment! From then moment I walked in everyone at the office was wonderful. Grounds are beautifully kept maintenance is doing a wonderful job. We had moved to Katy few months back and chose to stay in Camden Downs. This apartment is very neat and clean and well-maintained. The maintenance is prompt, our AC was not working and the guys have come to fix it immediately. The ladies in the leasing office is very generous and helpful, I have mostly talked with Erika and she is great. The fitness center is another thing which I have to write about. It is enough equipped and they do have fitness classes (pilates, yoga etc) once in a week by professionals which is quite awesome. Valet trash is helpful too. Overall its a great community to live in.

We love living here! The apartments are updated and the grounds are beautifully kept. We love the gym, pool and the grilling area. The office staff are wonderful. They always go above and beyond and always have fun events going on. The location is close to grocery stores, park and entertainment. Very reasonably priced units for everything that you get. We just renewed our lease for another year. Love this place!!

My fiance and I recently moved here from North Carolina. We were moving immediately and had to rent before stepping foot onto the property. When we arrived at Camden Downs, we were thrilled with the apartment, which looked exactly like the photos we saw online, and the courteous staff members who worked with us on selecting the unit and completing the paperwork..So far only a couple of minor issues have come up; loud neighbors, and some minor maintenance things. All of which have been addressed and handled by management.We really feel like valued residents here and cant wait to take advantage of the wonderful amenities; primarily the pool!

Also a huge thanks to Corporate Camden Properties for giving residents not one but two opportunity to get assistance if it was needed. Have not heard of any other places doing that. Keep up the good work. These are trying times but this too shall pass.

I have lived in many Apartments in the last 4 years, and Im very picky. Anyone should be when it comes to your HOME. Cinco Downs Associates have gone out of their way any time they had a chance to take good care of my family and I. Maintenance was on top of everything efficiently, always fixed exactly what needed to be done, but did it with a smile (Rare) The Associates in the office always went above and beyond to take care of me and never left me concerned or questionable. I always felt safe which is a huge deal breaker as a Mom, and the neighbors getting together almost every evening outside with their kids only made every evening so inviting. If I could stay In this Camden always, I would. The actual units itself still seems so new? Having a 1 year old running around I was anxious but the cabinets, the counters, the appliances, they never seemed used or rummaged-always sturdy and strong held. The parking was really sufficient for my family, having to come in and out so much. I could go on about how excellent my living has been in this complex, but you need to experience it for yourself to believe me.

I have been a resident of Camden Downs for a few years now. I have seen their office Staff come and go and they all have been nice however I can honestly attest that Catherine, Laura and Lisseth are such caring and professional young ladies that truly take pride in what they do. I can walk in that office with a work order, a complaint, or any situation and the ladies always greet me with a smile and there has never been an issue that they couldnt resolve. These ladies have to deal with people and make them all happy, they deal with things out of their control and they may not be perfect but they sure do try to provide a great living experience. I know most people share the negative but not today I wanted to commend them for what they do. The service is superb and the community grounds and maintenance is top Notch. Keep up the great Job Ladies!

This is a good residential community in Katy. The major plus point is play ground for kids, Keemat and Kroger stores are very near. Anybody travelling to downtown can reach kings land park and ride in 5 to 10 min time and board the bus. The reception staffs are friendly and helpful.

We moved here in Fall 2015. Initially, I had some teething problems but these were all straightened out as I requested. The best thing here for me is managements prompt response to issues and service requests hence the 5 stars. I had lived in another Camden community and this seems to be the Camden standard; still, its really impressive how the crew at Camden Downs is always on top of things. The community is quite family friendly and from the angle of my unit, peaceful. Theres diversity which to me, is really interesting. I have interacted with a couple of really great neighbors from all around the world. Theres no perfect community but if management listens and responds PROMPTLY, thats definitely more than enough for me. Hopefully, this doesnt change.

I went apartment searching to several places on South Mason Rd and it was Camden Downs at Cinco Ranch that hit all of my needs. I wanted to live in an apartment that looked nicely kept on the outside and would deliver the same in the inside. Location is great! Many restaurants, grocery stores, and la centerra is near by. I really enjoy that this apartment complex isnt located off the freeway/highway or a busy street also the fact that there are no complex’s built right beside them.

Nice place to stay very cool calm and quiet. The view that we have from the apartment is awesome good swimming pool view. The Good thing about the apartment is its very near to Grace Fellowship Church.Making sure that we go to Church every Sunday.

I visited this community recently, all the girls on the staff were very friendly, they are charming! The property is beautiful, the apartments are spacious with a spectacular kitchen, they have a playground for children, the school area is very good and the location is excellent and everything is very close. When I left I noticed that the children were returning from school and I saw how the staff really takes care of their residents and the children because Catherine and Laura came out to help organize the arrival of the children. I thought it was a beautiful gesture for their safety.He continued to love this place. Now with the paint and the details it is looking very pretty. Always calm and the girls in the office, even though there are changes, are always so friendly and help with everything. The maintenance guys are very good.

Once again I had an excellent experience at Candem Downs at Cinco Ranch!! 😃 On Sunday I lost my sunglasses at the Parkeo and a good neighbor handed them to the rental office where the super friendly girls contacted me and brought them back 💪🏻!! this shows that Candem at five ranch is a safe place to live, with good neighbors and excellent staff at our service______________________________________________once again I had an excellent experience at Candem Downs at Cinco Ranch!! 😃. On Sunday I lost my sunglasses in the Parking lot and a good neighbor delivered them to the rental office where the girls very kindly contacted me and brought them back to me 💪🏻!! This shows that Candem at Cinco Ranch is a safe place to live, with good neighbors and excellent staff at our service.
