    This is the fourth time we have used TM5 to sell or buy a home in College Station. All previous times were with my longtime friend, Terrence Murphy, who is an expert in staging, photographing, listing and negotiating the sell of a home. I have always highly recommended TMurph!!! This time, as we attempted to sell our rental property, our realtor was Viet Ha, who was tremendous, as well. He got us more profit than I ever originally imagined. I am not surprised, because he was trained by Terrence Murphy. I would recommend the team at TM5 to anyone! Great work!

    I highly recommend this agency and The Kendra Hudson Team if you are looking for a home to purchase for your college aged child and roommates. We live in far North Texas and were so very impressed by Kendra and her transaction coordinator, Mae Norwalk. These ladies work tirelessly and are completely dedicated to representing the clients best interest in situations where we could not be present due to the long distance between our home and the property we were purchasing. They are skilled negotiators but do so while maintaining complete respect and professionalism from those they interact with. I would not hesitate to use them again if the need arises.     I worked with Kristin Strother from TM5 during the end of 2020 to buy my first house. She was absolutely wonderful and an extremely reliable real estate agent.     Brittany Williams helped my husband and I find our first home. She helped make the process much clearer for us as we had absolutely no idea what we were getting into. The lender we chose seemed to leave us in the dark about a lot of information and Brittany was great about communicating with them for us and making sure we were taken care of. She was great with answering all of our questions, whether it was specific to her end or something we’d have to get taken care of elsewhere. She also clarified all of the documents we were being sent from the lenders and title company so we knew what we were signing and agreeing to ahead of time. We were so thankful to be connected with her thanks to Jessica Macias who also works at TM5. We will definitely recommend this group to anyone we know in search of a home!❤️

    Kristin Wilson was amazing at helping me find my first house. As a first time home buyer I had no idea about the home buying process.     We love Kristin Wilson!! Not only have we purchased a home with Kristin, but we just sold our home with her as well. For the amount of stress that our little home cooked up for us, Kristin handled the entire situation with ease. She had the answers to almost everything within minutes, and what she didnt know, she worked limitlessly until she did have an answer. Due to the nature of the situation with the new buyers of our home, there were a number of issues that needed to be fixed, replaced, and appraised within DAYS of closing and without Kristin on our side and her knowledge of the area, there would have been absolutely NO WAY that we would have had the resources to get those things done prior to closing day. Through what easily could have been one of the most stressful experiences, Kristin was able to make it as seamless and easy as possible. We cannot recommend her enough!! If youre planning to purchase or sell in the BCS or surrounding area, GIVE HER A CALL!!!Secondly, if you are looking for a home in the Houston/Katy area, do yourself a favor and work with Katie Langthorn!! We dont have enough words to express how incredible this sweet lady was through the entire home buying process. Due to the fact that we were so incredibly busy with work and family emergencies during our entire buying process, Katie extended herself numerous times to help pick up the slack when we needed it. She treated our new home as if it were going to be her own. Any issues that came up, she knew EXACTLY how to tackle and fix. The entire home buying process was a breeze with Katie being involved.     My wife and I were in the market to buy our very first home. We had little knowledge of the whole process which made it a little nerve racking initially. However, Becky helped educate us along the way, referred us to a fantastic lender, and was always there when we had questions (which was a lot). We never felt like we were bothering her. Becky was amazing and I KNOW we would not have been able to buy our first home without her. Everything went so smoothly.     I was recommended to TM5 through my property management company and am very thankful that I was. The team at TM5 are absolute professionals who know their market and understand customer service.From the beginning, Terrence set me at ease with his personable and professional manner. We discussed my goals and he gave me a good overview of the market. We agreed to move forward and within 24 hours I had a set of comps for the area that allowed me to set my price - it wasnt driven by the realtor which Ive had happen in the past with others. Once the representation agreement was signed, Terrence and his team took over marketing the house. When receiving offers, Terrence gave me good advice, never pressuring me if I felt it was low nor trying to scare me into accepting. He worked for me. Once under contract, his team took over. There was constant, good communication from them making be feel confident that everything was under control. In the end, the sale closed with zero hiccups as a seller hopes it would.This company understands how to work with their clients and put them at ease. They earned my respect and never disappointed.     We had a referral to Julie Schuchart at TM5 Properties. Id been looking on Zillow and found all kinds of properties that looked good and seemed like they might be excellent properties to buy while my son attended A&M. Julie proved to be invaluable from the very beginning. She is an A&M grad and lives in College Station and knows the market exceptionally well. After discussing our needs, she quickly narrowed down dozens of homes. Many we thought would be excellent were too far from the College or in areas with limited investment potential. Making an informed decision on location and house wouldnt have been possible without Julie there every step of the way. In addition, she provided excellent references for some of the work we need to have done. Julie is the best agent Ive every worked with in my life.

    I highly enjoyed working with TM5 property agent Julie Brod. She was so sweet and helpful when we arrived to view the house, answering questions we had about the property. There were a few things she didnt have the answers to, but she always got us answers very quickly. Ive never worked with an agent that replied as quickly to our demands as Julie. In the first couple of days of our move in, we ran into some issues, but once again Julie had them solved in just a few hours. It was nice being able to communicate with her via text and get such a quick response, even on the weekends. She also helped us work with the landlord to reach an agreement on lowering the rent for a longer lease. 5 stars all the way!

    My son and his friends (all freshmen at A&M) began to search for a home to rent in Bryan/College Station. I decided to check the real estate market and identified Tm5 based on positive reviews. A message to the office resulted in a phone call from Laura Cates who explained the current market and her expectations for when and where new properties would be listed. She was incredibly accurate with her predictions!My wife and I drove to College Station to meet with Laura and spent a few hours looking at neighborhoods and homes for sale. Laura emailed descriptions of newly listed properties everyday and worked with us to negotiate terms for a house that we really liked for our son and his friends. Fortunately, Laura identified a problem with the house during the option period that the seller, the sellers agent, and I had overlooked which saved us a lot of grief.Laura helped negotiate terms for another property that we closed on just today. The home matches all of the criteria that we presented to Laura when we started the process. I couldnt be happier with my experience. Laura was patient and diligent and it seemed that every other realtor and title agent thoroughly enjoyed working with her. What a gem!I should also mention that our Transaction Coordinator, Raelle Ayres, was also fantastic! She managed all of the document signing and communication between the various parties. I didnt have to worry about anything slipping through the cracks. Thanks, Raelle!

    The agent I worked with at TM5 was Julie Brod. She had amazing response times. We requested a viewing for a house, scheduled it the next day, viewed the house on a Saturday and moved in on Monday. When my new job needed me to relocate and start work in just a week and a half, i was worried about finding a place to live in time. I sincerely believe that without Julie, i might still be living out of a hotel.     Julie Brod is absolutely amazing! In a world of so many people doing the same jobs its hard to pick the right person or even where to start. This was my first home that I just purchased and Julie Brods caring nature and extreme work ethic and communication blew me away.     I reside in Indiana and I contacted Brittany Caldwell via TM5 properties on Tuesday 6/25/2019. I provided Britany with the details of the property I was looking at. Brittany sent me information on my desired property as well as other comparable properties within 30 minutes. She also sent me with a list of lenders in the area. After I finalized the lender, Brittany worked with me to craft an offer. We placed an offer on my desired property on Friday, 6/28/2019, 4 days after our initial conversation!Following the offer, Brittany remained in contact with the seller, title company, and lender to ensure that the contracts process was proceeding smoothly. Brittany provided a list of local inspectors and worked with the seller to schedule the inspections.Brittany was very attentive and responsive.     TM5 Team has provided a very nice and smooth experience. Due to the sellers market we had really options and very high competition among buyers. Most people were just paying in cash and offering several thousand dollars more than the overvalued listing price.     We are so impressed with TM5 Properties. My 12 year old daughter came across TM5 Properties when she was helping us look for a home. Its one of the higher end houses with less buyers’ population. Well, before listing the house again in February, 2017, our realtor, Hanna Hayes of TM5, had already found a buyer. If you want a realtor who keeps your house on mind and markets it wherever there are opportunities – instead of relying on the ML to do its magic, Hanna is the one. She is also conscious about saving you selling cost, such as staging. Yes, he knows the local market as well as anyone, he can run through the real estate process in his sleep, his team and him are incredibly responsive, and he could negotiate a dog off a meat truck. The main reason I went with Terrence in 2012 and now in 2019 is that Terrence understands and values the importance of reputation. This causes him to put your interest first, whether it is deciding the level to price the home, what updates need to be made, what concerns come back after inspection, or what prices and points to focus on in negotiating.     Where do I begin... I literally love this man!!! Terrence Murphy is not only our realtor, but my wife and I are proud to call he and Erica our friends. We decided to sell our home during one of the most crowded markets that BCS has seen in years. In addition, our home was in a location and at a price point that made it much more challenging to sell. After a few months we realized that we needed to make some major changes and we were probably going to have to get very lucky to find exactly the right type of buyer or we wouldnt get our son to Austin in time for the new school year. I called Terrence and said, I trust you man. Tell me what to do and Ill do it. Terrence told us not to drop the price, but rather to remodel our bonus room (which was our sons play room) and make it into a bedroom with an office. We agreed and the next day he showed up with two different contractors and designers and got us bids and proposals to get us started. To make a long story short, when nearly all hope had been lost, Terrence came through just in time with a buyer who specifically wanted to live in our area and chose our house because of the extra bedroom and office. We were a particular challenge on account of our (1) having to sell one house to purchase another, (2) wanting to move from the dynamic southside of College Station to the country, within commuting distance AND within our rather insignificant budget, and (3) being self-employed, which made lending all the more tenuous.With lightening speed, Tara researched the market for selling our house and provided us with several options to pursue.     Where do I begin! Mrs. Kelly Yates is and was the absolute BEST Realtor turned Friend we could’ve ever asked for! Before making our official move to BCS we were searching on the internet for possible homes just to get an idea of what the area had to offer, never in 1million years did I think clicking Request Realtor Response would lead us to the Amazing Mrs. Kelly! My husband moved to BCS 1st to immediately start working and my son and I weren’t scheduled to join him until about 2 months later. I cant express how impressed my wife and I were with the way Terennce and his team worked. When we had a question they had an answer, when we needed something they got it done, when they needed something they didnt hesitate to ask. The drive, attitude, professionalism and overall teamwork that he provides is 5 stars all day long. After the bad taste that was left in our mouths from going with the wrong agent in the early part of the selling season here, he came to the table with a plan and a backup.     I first came to TM5 several years ago, desperate to escape a long line of lackadaisical leasing agents. Ive been happy enough to stay with TM5 for leasing and expanded into using TM5 for property purchases and sales too. Sometimes the leasing market exceeds my expectations and sometimes Im just left wondering why our city authorized 5,000 new units in a single year while raising property taxes! But no matter the situation, TM5 has always been honest with me and willing to make time when I need it.
