Being a first time home buyer in Austin is challenging. Next to no inventory, insane prices, unexpected things always popping up - insert Lindsay. Lindsay is so incredibly helpful and knowledgeable in this market! She is always there and super responsive (which was a huge plus for me). As someone who always needs to know what’s going on and the “why” behind it, I was messaging Lindsay almost daily throughout the entire process. It was incredibly reassuring to know someone had my back the whole time, especially while navigating financing. She didn’t just pawn me off to the lending company, she helped there too! After touring 3-4 properties, I thought I wasn’t going to be able to get into this Austin real estate boom but Lindsay kept looking and found me a brand new house, still under construction, pre-market. She negotiated for me to get upgraded appliances and to upgrade the mirrors (which doesn’t sound like a lot but these are things the builder had to change from their original plan, it takes more than you think!) lastly, when a financing issue arose last minute, she RE-negotiated to get the seller to pay MORE towards my closing costs and she even contributed some as well. If it weren’t for Lindsay, I would not be in my own home today. Before listing our home, we interviewed several different agents. At the time, there was another home in our neighborhood that was under contract and would provide a great comp in pricing our home. The other agents told us that we would have to wait until it closed in order to find out the final sale price. Ross Speed was a very professional realtor. What sets him apart is that he is very knowledgeable about the business side and market aspects of residential real estate. Check out his education. (If you want/need a lot of emotional engagement, he maybe isnt your hand-holding guy, but he is very professional.) He personally did 100 small tasks for us to get our home and landscape ready for photos and listing, found and sent out the various work crews, and Compass fronted all of the costs. That was worth a lot. He picked out hand towels with me on Facetime, dealt with the sprinkler system and missing curtain rods and keys et al. in our absence, after we had already moved to CA. They also paid for staging. Ross was always first rate; the rest of the team was okay. (I had to rewrite our listing to highlight the homes strengths. And request that they re-shoot the photos, to get them first rate, which they did do.) He got us a decent offer in a tough sinking Austin market (August 2022) amid skyrocketing interest rates. Unfortunate timing. He advised us to cut our listing price by $50k, initially, and then to accept an offer $100k under the listed price, in order to get the house under contract after two weeks. While this was painful, it was solid business advice informed by a lot of hard numbers and market awareness. He guided the sale attentively through the under-contract process and closing. Ross counsels you to make educated decisions, which can be necessary given the emotions and high financial stakes of selling a longtime family home. He spent multiple long calls on the phone with us (long distance) discussing the rapidly shifting Austin market and weighing the pros and cons before we decided to accept the offer, and then to make final $$ concessions to stay in contract. I wish we had been in Austin and had a chance to emotionally close on the sale with Ross, after months of working together. He was all business and on to the next transaction. Selling your family home is never easy, especially when the sales price determines whether you can retire, help your children, etc. But hey, its just a house. Good luck!
