Malisa helped us buy our first home, and after we left Texas she managed that property for us as a rental. In 9 years, I think there were maybe 2 months where the house wasnt rented out. Most of the time I honestly forgot we had a rental property at all, until the rent was deposited into our bank account.When things needed fixing, Malisa would let me know, get my opinion/permission and take care of it. The cost of repair would come out of the next months rent, and it took zero effort on my part.She recently helped us sell that property, and it was once again easy and pain-free. She did a TON of work in the background to make sure that everything went smoothly (and events definitely tried to take a few turns). We no longer need Malisas services, but we highly recommend her to anyone who needs real estate or property management help. -

Key Real Estate Services is our property management company now for 3 years. I have bought three homes and sold one with Malisa Spivey. Malisa has conducted business well and we trust her with real estate buying and management services.Malisa Spivey is very organized and responsive to our tenants. She contacts us on home issues and costs. Repairs are made in a timely manner at a price that is reasonable and fair with our approval.I tried a different property management company near Baylor and they were terrible! Non-paying tenants consistently and damages that cost beyond expectation-- we were glad to just dump that company to have Malisa clean up that nightmare situation. Malisa does thorough background checks and we have had consistent quality tenants that lease beyond a year.We can sleep easier knowing our properties are represented well and that they are being well-maintained. -

I own a renovation and remodeling company and have been working with Malisa for years. She is one of the best management realtors in Waco and I have worked with many of them. She is prompt and helpful in every area of property management. I personally went to several of the 14 service calls on the Daviss home. They never seemed to have the funds to do the repairs. Malisa has paid me for repairs to the home out of her pocket and taken draws to receive her money back from the Daviss. They always took a extended time to get responses back as to how they wanted to handle the repair. The home was at a age where things were going to start to fail. That is no fault of Malisas. The home was very chopped up and not well laid out. Set on beautiful lot, had great curb appeal. Walking in to the home was a different story. The carpets were old and needed replacing, the tile was another story in its self, and the colors were something to be acquired. The rooms were tiny for a home of its size. All the interior needed to be painted, and desperately. The layout of the kitchen was a nightmare. The island resembled a huge mercury thermometer. The pergola on the back porch had a drainage issue that had to be present when the Daviss lived there. The evidence of the do it yourself fix was very obvious. It was a sheer miracle that Malisa was able to rent the home for $3500. I no way would have paid that for such a mess of a home. When the tenets moved out the owner again tried to overstep the legal process for how it is it be handled causing more issues. Malisa again tried to get the Daviss to make repairs to the home, and again they only patched and covered over the flaws. The Daviss should have been grateful to have such a great property manger. They had a Diamond in the trade and were to incompetent to realize it. As far as the $600 that you sister was screwed out of. Malisa takes detailed pictures of the homes before they are occupied and compares those pics to the condition of the home when the tenet has moved out. Appears to me that there was more than $600 worth of damage done to the home. If it is the home im thinking of your sister should be thankful the she did not have a attorney contact her. As far as the $60 to light a water heater. They were told when sining the lease that the first $60 of any service call the tenet is responsible for. I am sure your sister failed to share that bit of information with you. I would recommend Key Real Estate Service to any one in looking for great representation in the need of rentals or home buying.
