    The best inspector and inspection I’ve had. Eric was through, knowledgeable and personable. He explained his findings and provided the best inspection report via his site with a dashboard. With the ability to create an action item report, based on his findings, and the ability to send it directly to the Seller snd real estate agents for repairs or replace.     Eric was extremely thorough and we will use him in the future for any inspections needed. He found very important items in our 11 month inspection that the original inspector did not see. He explained in detail each of his findings. He was not phased by our dogs which can sometimes be an issue. I would encourage anyone needing an 11 month warranty inspection to call him. It is worth the money to make sure all warranty items are taken care of before it becomes your problem. If we had used him at closing, we would not have bought this home.

    I have to admit that Eric, CeS Inspections, exceeded my expectations beyond imagination. Erics level of attention to detail is exactly what I needed to ensure that defects were identified and reported. Using his report allowed me to timely require repairs or replacements, by the builder, before I committed myself to purchasing this home. In addition to Erics home inspection, I was pleased to find CeS Inspections reporting system allowed for the creation of a summary list of defeats requiring repairs and/or replacement. This process allowed me to quickly and timely create a summary report and notify the builder of my expectations for repairs/replacement. It also saved me valuable time from having to manually create a similar report. In summary, Eric was very professional, courteous, and impressed me with his extensive knowledge for performing detailed home inspections.     If I could give 100 stars I would - great customer service, expert quality inspection report, and benefit far outweigh the cost! First off, the office manager Danielle was so helpful and accommodating. I was having issues and she helped guide me, this plus the notification and agreement process reassured me that I was in the right hands. Secondly, the inspector himself (Eric) clearly is a master and certified inspector. I reviewed the website and sample report but hoped for the best because I know work quality doesnt always align with expected results. Erics inspection exceeded my expectations. It helped me see high, low, and potential cost issues that I wouldnt have known and my realtor did not even mention the smaller more obvious issues. I know he was detailed because of the notes for each item. He gave me a high level summary verbally before he left and I thought I would need to call him after I received the report because I always have questions. NOPE it was just that detailed and clear, I was able to make a decision without following up and without incurring additional cost from getting an assessment from a plumber, electrician, etc. Also, I sent my dad because I couldnt make the inspection and my dad was so impressed, thats huge because he is very critical of workmanship. Oh and I should also mention, not only is his service and inspection expert quality, its modernized and he uses thermal imaging which is necessary these days. I dont normally give high praises because service and quality lacks these days, however CES inspection deserves it. You can ask and talk to others but they wont compare, give your trust to Eric and the rest is savings from unanticipated repair cost. This is not your standard inspector, his eyes and knowledge will save you $$$$$!

    I am so fortunate to have been referred to CeS Inspections for the inspections during my home building process.     2025 update: after a great experience using Eric as our inspector for our first home purchase, it was a no-brainer that wed use him again for phased inspections on our new construction home. His reports on all three phases (pre-pour foundation, pre-drywall, and final inspection before closing) were once again very thorough and flagged important things that our builder needed to remedy before moving to the next stages of construction. He gave us verbal reports at the end of each inspection, pointing out what we should look for in regards to remedies and what things were most important for us to focus on with the builder. He also checked on previous flagged items at each subsequent inspection.Additionally, scheduling and coordinating with Danielle was seamless, and she was very flexible adjusting his availability with our shifting builder timelines due to weather.--2020: We were under option for a 50-year-old house in Houston and while wed been really diligent in our pre-offer research, we wanted to be sure that we had the most thorough inspection possible. We were first-time home buyers and this would be the most expensive purchase wed ever made! Erics fee was about $50 more than other home inspectors in the area, but his services were worth all that and more.Eric was punctual, thorough, and there wasnt a single aspect of the house or property that werent reviewed. He walked through all the major findings with us & our realtor on site that day, where he outlined what were the major risks to purchase, what would be inexpensive but important safety items, and which things in the report would be simple fixes we could do later on. He was incredibly knowledgeable and explained everything in a way that was conversational, not condescending. The report was almost 50 pages of detailed information with clear photos, but was written in plain English with minimal technical jargon. It was far beyond any of the sample reports I had seen from other inspectors in the area.Because of his inspection, we were able to go back to the negotiating table with our sellers and received concessions. I would absolutely recommend CeS Inspections to anyone looking to have a full and clear view of the home theyre purchasing.

Each inspection was very thorough, and he provided us with feedback immediately at the completion of the inspections, following up in the evening with a very comprehensive inspection report. He took the time to explain his findings during each of the inspections.After our phase 3 inspection, Eric reviewed pictures that I forwarded from the builder of corrections to the electrical panel and provided immediate feedback.     Eric did a very thorough 3-phase inspection of our new house that was being built. He spent a significant amount of time at each phase and presented a extremely detailed reports by the end of the day. I presented his reports to our builder and he followed up on every item that Eric identified as significant and the vast majority of the ones Eric identified as minor.     We hired Eric to inspect the house we were interested in purchasing. He was quite meticulous and knowledgeable. He was extremely thorough in his inspection report and not only pointed out the problems but also told us if it was a matter of priority or not.     Where do I begin?? CeS Inspections is the absolute best when it comes to having your home inspected! I was so lucky to find them, especially since I was moving from out of state.     WOW!!! From first contact with Danielle in scheduling an appointment to the home inspection with Eric. The process was a breeze and one of the best investments Ive made. They responded to my email around 9:30pm which was surprising since they close at 9pm and got me scheduled asap. Our appointment was set for 10am, I arrived like 15 minutes late and Eric was already working wasting no time. Eric went over step by step the inspection he was performing which I must say is very detailed. Eric caught things I would have never expected to be a problem. Once the job was completed, he walk us through the process on what needs to be fixed and how to handle the builder since its a new build. I received his report and very impressed on the attention to detail and clear explanation on the issues he found with photos. The price is very reasonable and worth it.You can tell Eric is very passionate about his work and making sure you receive the best customer service possible.     Eric just completed my Phase III (final inspection on new home construction). We used him on Phase I and Phase II also. Like before I was not disappointed with the detail, thoroughness, and quality. Even my construction supervisor commented that Eric brings up stuff that he has never been brought up before. It is a HUGE peace-of-mind knowing that Eric did not find any major defects in the house. The stuff he did find will be easily addressed by the builder. Ive already recommended him to my next door neighbor and they too love the service theyre receiving. My only regret is our journey is now at end. However, he does have a warranty inspection that I will definitely look into taking advantage of. Youre paying a lot of money for your home, ask yourself this: Do you want the peace-of-mind of an independent expert to find issues with your house or are you just going to trust your builder?

    Eric and Danielle make an excellent team and provide second to none inspections. They are busy for a good reason... Eric is excellent at what he does. Nonetheless Danielle is easy to work with and does a great job to schedule the inspection. For the inspection itself it is very detailed and has an amazing eye. A few weeks before our warranty expired, I had Eric at CeS Inspections out to do a full home inspection.     My husband and I contracted to purchase a new construction home. We hired CES Inspections to do a multi-phase inspection over the course of the construction of our home.Mr. Eric did a wonderful job through this process. His reports were very detailed, they included pictures, a description of the defect, and a rating as to the level of importance for the defect in the home. Additionally, his reports list the code standards in support of his observations. This really helps in getting the builder to make the necessary changes.For our final inspection Mr. Eric took the time to review his observations with us verbally, in addition to providing his report, and answered many of our questions. He used infrared thermal imaging to detect two potential pipe leaks at our new home and was able to spot potential electrical & roof issues. They offered two types: a simplified inspection based on the systems that might change or a full-comprehensive full inspection. We went with the simplified version since they had already inspected our home a year earlier. True to form, they found the areas where the home builder claimed to have fixed and showed why those problems were still there. They identified several other issues that arose over the year and was able to provide full hands-on explanations of how things were defective. The customer service is amazing. Our home builder promptly fixed all areas identified and they even followed up on us to make sure everything was sufficient. These guys are the best in town. Will use them again for any inspection needs.

    I dont think I need to praise how good Eric is at his job given all the previous reviews. I hired Eric to do both structural and final inspections, both reports are very detailed and specifics with facts. Even my builder said I found a good inspector. The final inspection is the day after Christmas and it really shows how dedicated and professional Eric is, not only he spent about 3 hours on site, I received the report that evening.     We are so happy that we chose CeS Inspections to inspect our first home. We negotiated a 10 day option phase before we decided to purchase our home in June. Since the house was 30 years old, we were nervous that there would be major issues that could turn the home into a money pit. It needed some renovation, which we were prepared for, but we did not want to be surprised by anything. We are young, and had never used an inspector before, so we did what any millennial would do and we scoured the internet for help haha. There were so many different companies that offered the same services, and we saw a lot of reviews, but CeS Inspections stood out to us, so we gave them a call. When Eric answered my call, he was very instructive and respectful of our time crunch. He even called us back when someone cancelled so that we could move our appointment up, giving us more time to review the results. What was really impressive though was his attention to detail and his professionalism. When he arrived, he introduced himself, he explained his order of operations that day, and then took off his shoes before starting his inspection inside the house (a little detail that was not crucial, but still very respectful). I was nervous about meeting an inspector at our home by myself, but my husband could not make the appointment. My concerns went away when Eric showed up and treated me with the utmost respect. He was very understanding when basically my whole family showed up to take a look at the house my husband and I were thinking about purchasing. He introduced himself to them and was very friendly, and even explained to them what he was doing. He continued throughout the inspection and you could see that he really cares about what he does and knows his stuff. At the end of the inspection, he explained to me what he found in detail and gave me a few suggestions for remedying the issues.     Loved the whole experience with CeS, professional, precise, and friendly communication. C.E. did the new construction inspections for us (we planned to do all 3. But due to the tight schedules, we only had pre-pour foundation and final inspection done).The office is easy and prompt for communication; C.E. explains the expectation and asks about if we have any specific questions each time before the inspection. The report is detailed with photos associated with findings and suggestions. The builder likes it as well so they can even just hand down the reports to sub-contractors for fixing issues.I did ask some follow-up questions afterwards and got the answers from him promptly as well.     My husband and I were in the process of building/buying a new house when we decided to get final inspection done before our first walk through. After calling few people from the list that was provided to us by our relator, I didn’t get a good feeling about picking either one of them since I wasn’t sure what questions I was supposed to ask and how I was supposed to pick the best one. I decided to google other inspectors when I came across CeS, who had great reviews and website where you can actually look at the samples of his work.     C.E. is extremely professional and made my husband and I feel very comfortable about the inspection process.     This was an incredibly detailed report that someone who is not a construction expert or engineer, could understand and see references to standard code recommendations. The addition of photos of issues discovered and explained what was needed to resolve the issues was perfect. Just telling someone what they found wrong is one thing but suggesting corrective measures doesnt leave you hanging wondering what to do next or ignoring it might cause. The Thermal Imagining is a tremendous added bonus. I was really impressed at the image of the breaker box with a full electrical load to discover excessive overheating, fantastic. Everyone knows an existing home wont be perfect, sometimes even new ones, but getting an ideal of what condition or concerns discovered gives a great baseline of what youre purchasing. CeS gave us a report we can use and have peace of mind our home purchase will be a sound investment and what to potentially expect down the road. Eric was prompt, very professional, extremely personable, and most of all, not in a hurry. I believe the inspection was as through as reasonably practical and possible.     This is the second home Eric has inspected a home for us. This time he conducted the inspection 10 days before we closed on a new house. The report from the inspection is easy to articulate and presented in a format ready for your builder of a new home or seller of an existing home to review for rectifying findings.The next paragraph is from our first inspection 11 months after moving into a new home to find incorrectly built warranty items.Eric conducted a thorough inspection and found items the builder just completely missed or forgot to get back to during the build. Several of the items could have resulted in serious structural damage or injuries if not corrected. I suggest hiring CES to conduct an inspection two weeks before you close on a new house. If your builder is not meeting your closing deadline or your house has significant items outstanding, don’t close on your house and make sure CES gets to your house to conduct the inspection—when your builder is pressed for time, they are going to cut corners! Eric will catch whatever your builder has done incorrectly or incompletely!

    CES came out to do an inspection on a home Im in the process of purchasing. Eric promptly showed up at the scheduled time and was very thorough in explaining everything hed be looking at and was also very thorough in explaining the major points that needed immediate attention after the inspection was completed.     Ive found that in the process of buying a home, you can run into a lot of shady characters. Thats because the whole process is really a bunch of middlemen trying to take their piece of a very large pie.Working with Eric did NOT feel that way.     These guys are great, i have only ever had 2 home inspections and this was 2nd and they read like night and day. My first inspection which convinced me to buy the home was a joke, compared to the one i got from CeS Inspections right out the box the guys were very professional and respectful and the reason i point this out is because my mother just happen to be in town, and during the Thermal scan my mother had a question about it and instead of giving her a yes or no answer Mike schooled her up on the device and showed her how to read the images thats class Thanks for that Mike!!! Now back to the inspection. Ounce he was finished he walked me through all of his findings and explained to me in detail what were his suggestions and what needed to be done or had not been by my builders and it wasnt technobabble it was in a language that any guy could explain to his wife, without her going “what”.     As a new home buyer I was pretty skeptical when I started looking for home inspectors. Being stationed overseas the past 12yrs didnt help, but with the power of Google-Fu I researched and came across Charles at CeS Inspections. He came across straight forward and knowing the values of the Army Rangers is instilled in him helped put me at ease. He was not only on time to our Sunday 1000 appointment but early and already set up when I arrived at 1000. He walked me through how the inspection would proceed and let me shadow him as he went through conducting his inspection. Along the way he pointed out things and explained them in terms someone not familiar with builder jargon would understand. At the end he gave a summary to my realtor and me of all the good and bad things of the house. Monday morning he had the TREC inspection sheet along with his companies inspection sheet available to me. While the TREC inspection sheet is pretty dry his companies sheet really broke items down to things that were urgent to things that could be an easy DIY job. It was clear with pictures of issues on my house and diagrams of how it should look/be fixed so I would know moving forward what I needed to do. He took his time with the inspection and it made me feel he was just as concerned about this house as I am. I would definitely recommend Charles(CeS Inspections) again and hope others will be put to ease like I was considering all the other stress that comes with buying a new/used house.

    Before closing we decided to hire an inspector and this was the best decision we ever made!!! Mr. Schultz was very knowledgeable about everything that needed to be up to code in the house. The Inspection report that he gave us was detailed (photos/videos) but easy enough for my husband and I to understand and present to our builders of what needed to be repaired before closing. It was a success!!!! To think with new home construction we had about 15-20 things that needed to be addressed and we got these things addressed and repaired with the help of the inspector!!!! I felt such a peace of mind in knowing the the inspector was on my side and did not give the builder a break in getting the home up to code. The house did not have insulation, and if we didnt hire an inspector who knows if we would have overlooked this and not go up to the attic, because our builders would always say that the house had to go through several Inspections before it could pass and an outside inspector was not needed with new home construction. Well were they wrong (never trust the builder), and CES Inspections made it RIGHT. We closed with a peace of mind and I would HIGHLY RECOMMEND THIS COMPANY!!!!!!

    My husband and I are in the process of buying a house and when it came to finding someone to do the inspection, we had no clue where to turn. We have never done this before and my husband found CES Inspections on the internet. You never know what you are going to get when you use the internet as your point of contact. Erics website first and foremost was very informative. When my husband called him, HE actually answered the phone and spent quite a bit of time informing us on the protocol. I said it was a blessing because he just so happened to have a cancellation the next day and we were able to fill it! When I met with Schultz, he was very nice and knowledgeable. I understood him well even though I knew nothing about homes! CES was extremely thorough. The report even included pictures!! I highly recommend CES and I would definitely use them again if I need a home inspector!!

    Eric, fantastic. We used him during the initial, in process and post build of this home - and quite honestly, if it werent for his audit report, we would have been in a very disturbing situation from several findings. Luckily, our builder honored his discoveries and addressed majority of them. Our final and fourth, they will confirm all is done and any new findings corrected.I was not interested in getting a 3rd party audit in the beginning, now I swear by it.     I recently used CeS Inpspections to perform a frame inspection on our home which is currently under construction. I found the inspection to be done in a very professional and thorough manner. All of the negative conditions found, were clearly explained as to why they were incorrect. The final report was both prompt and very detailed.     Mr. Schultz did an excellent job, on the pre-pour inspection of our slab. He found several deficiencies in the construction, and submitted a very detailed report, with pictures, to myself and the builder. The builder had agreed to correct the deficiencies, and to confirm their corrections, I had Mr. Schultz return to the site for a followup inspection. The builder had corrected the majority of the problems, and our slab was ruled to have been properly constructed prior to pouring the concrete. Also, this particular inspection was very important to my wife and I, because once the concrete is poured, it is impossible to investigate the internal construction of the slab.In summary, the inspection and report were through, and we now have peace-of-mind, knowing that the foundation of our home is properly constructed. We couldnt have been more satisfied. CeS Inspections is money well spent. You will not be disappointed.

    I called ces inspections for my one year home warranty and was glad i did. although my previous inspector did not catch a lot of stuff when i was about to buy this house, ces caught a lot of stuff that needed repairs. this should have been caught by my first inspector. ces was very good at his work. he pointed out all the things that needed attention. i recommend ces for all home buyers especially when constructing new homes as a lot of repairs can be avoided if caught on time.

Spearheaded by CE (Eric), I could not have been more impressed with the quality of the inspection or the way he treated me on a personal basis. He takes this job extremely seriously and spends the time to make sure he gets reviews like this. After the inspection is all said and done, he goes over all the points with you personally and explains which individual problems should be addressed and why. He gives you an extremely elaborate, easy to read, PDF and Word document available online to reference at any time. Lastly, he is personable. A rare quality in a trade like this. He wont make you feel like youre in the way if youre there, and wont talk to you like youre a fool during his review.Something to note, is that Eric doesnt affiliate with any agencies or realtors in order to keep his inspections true and helpful to the buyer.
