    Sellers Shield is such a great tool for completing the required disclosures that sellers have to complete when selling a home. As a Realtor, it makes my life much easier since I cant help my clients with it. They are given clear instructions and are guided through the document. The responses are legible and each field is complete - two common issues when the documents are completed by hand.

    Sellers Shield is great. This program is so intuitive and very easy for my clients to use. They really like the explanation of various items if they dont know what or how it may apply to their property. As an Active Listing Agent I will not use anything else except for Sellers Shield!

    Sellers Shield has been awesome platform for me and my clients for properly filing out their sellers and lead based paint disclosures. Sellers Shield not only provides an easy and simple way to fill out these required forms, but they also offer legal protection for sellers at a reasonable cost! As a Realtor, were used to seeing typos, missed lines and sections, or incorrect info. The way the disclosures are filled out, almost all of those usual mistakes are caught before it gets to us. I prefer to only use Sellers Shield for my seller clients and both my and their protection.

    Seller Shield makes it easy and streamlined to provide my clients with a step-by-step process to complete the Sellers Disclosure, one of the most important documents in the listing process. It also gives them power to easily edit if there is a mistake or change, and it is digital filled out, so they are always legible and clear for the buyers side to read. The extra bonus of legal coverage is a very nice perk for the sellers that want to secure some protection. Integration of the lead based paint disclosure and the PID forms, is a wonderful addition as well. Keeps things clean, simple and organized. Important with any legal document.

Online makes it convenient for clients, guides them through the disclosure for the dedicated state/area, and helps them not miss/skip any questions which gives you a COMPLETE disclosure.     I Went thru the sellers shield process as a mock up to see the steps my sellers would have to take and it was a breeze! Just like the forms we see on wet signature and check boxes coming back sloppy or typos, this online version gives them ability to flow thru it easily and in the end get their signed copies straight to their inbox for record.     Sellers Shield allows my clients to fully complete the SDN while providing them with an understanding of the specific items they are being asked about on the form. If they choose to purchase coverage for the SDN they are given that option as well.

    Seller Shield is a great service to use for your clients, especially in the digital age where people have less access to printers, scanners, etc. My only critique is that I get a lot of pushback on clients using it since it asks them to purchase additional insurance coverage. I explain that they can opt out but the option to do so should be made more visible so its user friendly. Otherwise its viewed as spam. The system should also be updated to match Texas laws regarding MUD and PID disclosures in the same way it prompts them to fill out the lead based paint or septic addendum. The reply to the follow up email to ask if they need the PID form doesnt work, Ive tried it and no one sent the PID addendum to my client. Too much user error on that part.

    The sellers have liked completing the sellers disclosure through Sellers Shield because it automatically directs them to the last page for details of the item in question. They do not have to flip back & forth on paper.

    Great website that you can send your clients to. I sent a few clients the link and boom it’s done plus I don’t need to explain everything because there’s prompts that do it. The only downside is the scare tactics to get clients to buy the coverage and the pricing. I understand that’s the business model, however I think a more reasonable price should be introduced and less scare tactics should be used. Just my two cents.

    I wish there was an interactive with the email to coach clients. Often, I need to remind them that they are in a sewer subdivision as opposed to septic and it always has to be re-done. Otherwise, this is as good as it gets as far as a great solution to a tedious form.

    It would be five stars if there was a way I could choose which sellers disclosure to send to my client. TXR verses Trec. I believe it lets the seller pick and I only want to use TXR disclosure. (I’ve been told it protects your seller better.)
