Lyon has helped us buy or sell five or six properties over the past couple of decades. My wife first used him a long time ago because she knew him slightly from architecture grad school, and he helped her get a house in a great neighborhood. Since then hes helped us tremendously with our real estate adventures.I frequent various reddit real estate subreddits, and periodically someone will ask whether real estate agents are worth it on either the buy or sell side. From some stories it definitely sounds like some are not. But good agents like Lyon are priceless, in many ways.When selling, Lyon will tell you whether its worth it to make repairs/upgrades, help stage if necessary, and of course talk through pricing with you, walking you through various comps. Hell also talk through the offers with you and help point out strengths or weaknesses to help you decide whether or not to accept them. Hell also shepherd you carefully through closing, keeping an eye on things to make sure things progress properly.When buying, hell tell you whether the things wrong with the house are serious or not, sometimes saving you from bothering with an offer or an inspection. I actually dont understand half what he talks about with my wife, whos a registered architect and construction project manager, but its usually pretty helpful, though sometimes there are just some snarky architect comments about various design details.When buying, hes a lot more familiar with most neighborhoods than youll ever be (unless youre moving just within your neighborhood). Hell tell you what he thinks you need to pay to get the house. Even when what youre willing to pay is less than that hell still be happy to submit the offer, and later on when you lose hell tell you what the actual winning offer was (if the selling agent discloses it). And odds are if you offer what he suggests youll get the house.A lot of people dont see what value real estate agents bring - because theyve never had a good agent. Dont be one of those people, call Lyon and youll realize how helpful a good agent can be. Hes someone you can trust, because hes been in the business a long time and realizes that its better in the long run to have happy repeat clients than just trying to close any deal.

Lyon is the best! He did the impossible for me. He helped me buy a fabulous property in Austin and later sell it to retire in Canyon Lake. He is so much fun to be around. I really enjoyed all the house scouting trips to Canyon Lake!!
