    Amanda Lloyd was an absolutely outstanding choice for our realtor when we decided to move to Central Texas. Her high energy positive attitude combined with an easy to talk to charm and honest, straightforward attitude to make her an instant hit in our household. We arrived from overseas on a deadline with a lot of wants and no clear picture of our perfect home or community, and found a friend in Amanda, who decoded all our scattered comments and found us the perfect fit. She knows her business, did her homework, and babysat us through over 40 houses from Waco to Georgetown in a two week period before we chose our home. Amanda knew the geography and market despite the wide search area, pulled stats on the fly as requested, nursed us through bidding wars, hit all our ambitious deadlines, handled contracts and contractors, made insurance and utilities transitions a breeze and generally made our house buying process as anxiety free as I’ve ever experienced. We love our new home and community and would recommend Amanda to anyone looking to buy or sell in the Central Texas area.

    I knew Amanda from a local networking group, but my wife and I chose her as a realtor because we knew that we would enjoy working with her and that she would be a realistic and effective advocate on our team. We were moving across the country and needed to sell our home quickly while still getting sufficient value for the sale. Amanda helped us price it to sell, and then negotiated a short option and closing period with the buyers. From the day we listed the house to the closing was a little over a month. We miss our old home, and love our new one, but we couldn’t have done it with Amanda’s help.

    Amanda is absolutely wonderful to work with. It’s like having a friend on the “inside” that is working for you. She really care about hers clients as well as the community and neighborhood her clients are looking for homes in. She explained everything in a way that was easy to understand from the making the offer, to working with the mortgage banker. This made it really easy to move into our new home before the holidays. Amanda is the best! She was thorough and professional and great to work with. She kept us informed about new and available homes to the market. She always let us know as soon as a new one came on the market. She was honest and forthright- no games. After dealing with several other brokers in the area and being disappointed, we felt blessed to find Amanda .

    Nothing to say but thank the good Lord for Amanda. A truly passionate professional who completely navigated the agonizing Waco market for me without my presence to find my perfect house. All this while enduring many set backs and frustrations of houses I would find and that she would go check out personally and quickly . She is patient, motivating, EXTREMELY well connected and only has your best interests prioritized. She said she does this job for fun but that is an obvious understatement as she is a cut well above. I wish I had her in a bottle during all my military active duty stations dealing with properties around the country. I still cant believe how routinely she would eagerly return calls, AND ON WEEKENDS, and personally go find answers to questions. Anyone would be a fool not to use her. As I tried early on. Waco is an extremely tough market. You wait very long you lose. You haggle too much you lose. When someone tells you houses don’t stay on the market very long that is an understatement. They are farts in a hurricane. She keeps you informed every step of the way without pressure and I couldn’t be more grateful, nor excited to see my new house in person. I hope she runs for Mayor.
