    I had another outstanding experience with Carolyn, only this time with selling the house I moved from after a recent purchase. Carolyn was with me every step of the way in properly valuing and preparing it for sale. When I received an offer after less than two weeks on the market, she was extremely helpful in the negotiations that resulted in the sale. Additionally, she was helpful answering questions from the sellers realtor and minor snags that popped up from the title company. She even took the time to be present during final closing (weve never had one take the time to do that in all of the houses weve sold over the years). Overall, Carolyn does a superior job in every phase of selling a house. She is extremely detailed oriented in doing her job and you wont find a better Realtor whether youre buying or selling a house/property.

    Carolyn has been outstanding throughout this process. We’ve been looking in a couple of areas for at least 2 years and she gladly showed us what we were curious about and after knowing what we were looking for showed us numerous properties. She never once tried to push us or got frustrated with us due to the length of time involved. She always was there to answer our questions and always beat us to every property she was about to show. When we finally found the house we wanted she was there through a very trying long distance negotiations with a less than responsive seller and agent.     Ive bought and sold a few houses in the past 10 years. Ive learned to track whose realtor signs are up in the area, and how long those houses sit on the market. The more signs up, the more clientel she has interested in buying and selling homes. In Robson Ranch, Carolyns signs were all over and in a very short amount of time, pending sales. I called her and she came over that afternoon. She showed me comps, gave me ideas on how to get top dollar and was ready to go! When the house was listed, we had buyers traffic each of the first three days and an open house on the fourth day. We had three cash offers well over the asking price. I couldnt have asked for more. She kept me informed. Closing was a breeze. Carolyn also helped us find our new home and if needed, had connections to mortgage and title companies. Just a wonderful experience.

    Due job location moves I have used a number of realtors in the past many years. Only one of these realtors has come close to Carolyns performance for me. I used Carolyn last year to both buy and sell houses in Dentons Robson Ranch community and was extremely pleased with her work on both transactions.Carolyn was great with guiding and advising me with both transactions. She was reliably very prompt in all regards. I was pleased with the prices she negotiated for me as a seller and a buyer.Carolyn is one of a small number of realtors who live in Robson Ranch and specialize in this market. That gives her a huge advantage in serving you over realtors who do not know this community. She really knows the house models that have been sold here over the years, the neighborhoods, the HOA rules and procedures, and how specific houses compare to others of the same model.As examples of how this helps her selling clients her advice on what changes I should and should not make to get my prior house ready to sell and the asking price were excellent. And, as a buyer, my answers to her question on what i wanted in my next house led her to cull my list of suitable models to a small list. Then when I found a model I really liked, but on q house that was going to require too much work to be move in ready, she found one that was in far better condition and at a lower price.I have no basis to compare Carolyn to other realtors who live in Robson Ranch, Denton. But when I see for sale signs here that use a realtor from outside this community I feel sorry for the seller.
