Ashley Tullis is simply a gem in the Dripping Springs community and a world class real estate agent to boot. Words cant describe just how grateful we are on having her as our buying agent but well give it a shot. We were looking for our forever home so this transaction meant a great deal to us.We lived in Washington state so this was a remote transaction. We had friends in Dripping Springs who recommended Ashley and worked with her to view the property on our behalf. Ashley took a ton of videos to help give us a sense of the property we found online. We loved the videos and she was able to answer all of our questions since she asked a ton of detailed questions with the listing agent. She advised that we fly down immediately as the property just had a price cut and there were other interested buyers. Given it was a last-minute trip, we had nowhere to stay as anything available was ridiculously expensive. She offered up her Airbnb for a steal to help accommodate.When we arrived, she showed us the property immediately and mentioned there was already another offer but assured us we had some time to make a decision based on her connections with the listing agent. At the time, my wife was not sure on the property and wanted to look at one in Fredericksburg that she really loved. Although Fredericksburg was out of Ashleys area (more than an hour away), she took us to view the property the very next morning. Although, my wife and I were split on which property, Ashley was extremely patient with us but did let us know that we were now in a multiple offer situation. We eventually decided on the Dripping Springs property and Ashley was right there to help us make a competitive offer. Because of her recommendations, our offer was accepted and BEAT an offer that was $75K higher!! Ashley used her magic skills to really understand what the sellers most likely wanted and made sure our offer was differentiated.We also had a very fast closing and Ashley was there 110% making sure everything was on track. She had a vast network of vendors to accelerate the inspection and any required repairs. We closed in 2 weeks and was a smooth and low stress experience thanks to Ashley.But her value didnt just stop there. Although this was our forever home, we could only move down in 3-4 years so we wanted to turn the property into an Airbnb. This was where Ashley shined again. She was also an Airbnb landlord and gave us great recommendations for a property management company, an interior designer and insurance companies. We used all her great recommendations and was up and running to list the property for rental in 2 weeks!! She was with us the entire way and always offered to help find and meet contractors/vendors and even take deliveries when we were not there. Again, she did all this AFTER the transaction was closed.We wanted to share our story with Ashley in detail because it really shows how professional, generous (we ended up staying at her Airbnb for free), thorough and customer obsessed Ashley is. Throughout our experience, she made us feel like we were her only client and was super responsive and accommodating to all of our needs. She really went above and beyond our expectations and we look forward to working with her again. All the reviews on her tell a pretty consistent story. Our house is a bit different being on land and in a very small subdivision. She wanted to see how other homes in our neighborhood sold verses the average in our general area. We went under contract 7 days after listing and she was with us every step of the way to answer questions. We had one hiccup with the closing being extended a week due to the buyers and she was so gracious in helping us through that struggle. After only 2 meetings over the phone we scheduled our trip to Dripping Springs to meet her and tour some properties. While living out of town during our build, Ashley was very supportive while being our “boots on the ground” in Drippings Springs. She was available throughout the 8 month process and kept us informed and updated all along the way. Our target area is super competitive but with the general slow down post interest rate increase, it was very difficult to know how to value property in an area where pricing varies street to street & theres never enough inventory to properly gauge pricing. Despite all this, Ashley was able to get us in the right headspace to make the right offer at the right time & score the dream house. Our negotiation strategy was completely validated when we learned that we were not even the highest offer! We ended up avoiding a bidding war and getting the house within budget due to the timing & concessions we were willing to make to the sellers. My family & I have been living in the new house for over a month now & we are so happy with our house choice AND Im confident we chose the best agent!
