We recently decided to sell our home in order to build in a new neighborhood nearby, but due to me being a bit high strung (read: anxiety disorder), we did not want to mess with showings and the other trappings of traditional real estate, so I opted to look into iBuyers. We came across Offerpad, and I am so thrilled with our experience. From the beginning, Offerpad has been responsive, professional, and fair. They made us a more than competitive offer for our house (I checked with four real estate agents, and all were impressed by the amount) and made very reasonable repair requests regarding items we already knew needed work. From our initial contact with Steve to our inspection with Joe to our repairs and contract closing with Mackenzie, Offerpad has consistently been transparent, available, and helpful. I ask a LOT of questions, and they were there to answer them all and to reassure me when I was getting stressed. We also took the option for a 60 day lease back so our daughter could do one more summer program at her preschool, and you guessed it - that is super easy, too.I genuinely cannot recommend Offerpad enough if you are looking to avoid the anxiety of a traditional real estate sale. In fact, I’ve already passed them on to another customer via one of our real estate agent friends. Definitely check them out!

Selling your home can be scary. There are so many details to work through and so many decisions to make. I was very satisfied with my home selling experience. Steve Russell with Offerpad, provided timely answers to all my questions but wasn’t pushy. He got the listing onto MLS quickly, and the photos looked great. The electronic review and signing of documents also saved a lot of time. Steve was very accessible, responsive and knowledgeable through the whole process and our home sold for over the asking price. Im going to annotate this review as it seems to be helpful. I realized shortly after working with them, and after they worked hard to get me more $ per the sales agent - that i came out on the short side of what was possible. I could have made a lot more selling it as a typical sale rather than directly to Offerpad. I could have used them as my realtor but didnt realize at the time that it would have been such a large difference in what I would have made. My mistake for not doing more homework, and for not realizing that my house sold in an area of BOOM (like many places currently) and thus i lost out on substantial profit. If they are offering to buy your home, they know something u dont and intend to turn around and sell it for much more!! They have some quality staff, but know what you are getting into - sometimes it is worth selling quickly to get what you need and move on and let them take on the risk of selling it the traditional way.This is a large company, and with that may come typical large company issues. But, in general, they were responsive, they came through on their offer and did not waver in that. i was somewhat concerned about negative reviews, but I dont have much negative to say. I would have preferred they move a little quicker, in not taking a week to get an inspection and report back, but that was the only real delay. They do seem to try to close in about 2 weeks if things go smoothly. I had some issues at first with the process, but thankfully got in touch with Kathy Porter - she is HIGH level professional who knows how to treat people, how to take care of them and Offferpad is lucky to have people like her in their company. She should be in the upper management teaching those who deal with clients directly, and she being the person to talk to if problems come up. She is an invaluable asset to them and had i not spoken to her and dealt with her, my experience would have been different. Offered has people like her on their staff, that will help keep them a solid company and an easy stress free way to sell a home. This is a good place to check if you want to avoid realtors, avoid hassles, and get a quicker fair price sale. I cant compare the company to other similar, but i can say a lot people love to send cards in mail that would likely end up being very low ball offers, but they did not.

I had the Best Experience using Offerpad! My realtor, Ben Garcia, was amazing! He sold my home in 12 hours from listing for well above asking! He handled so much and kept me calm throughout such a regularly stressful time. From start to finish this team was great! Crystal coordinated so much and was so considerate to our needs. The workers they sent to fix up a few things, that I couldn’t manage to fix, were very efficient and great at their crafts. The photographer was absolutely amazing and helped my home look the best it could look. They even set up a video walkthrough for buyers. Everyone did Covid safe practices to keep our family safe. Offerpad even helped us move. They used Bellhop Movers to move us and that team was great as well! Very small hiccups for such a big move. The only thing I didn’t like was the title company used, First American Title. They got the job done but customer service was very lacking and they made the process a bit difficult because of poor communication. Overall, I would definitely recommend Offerpad to Everyone. I’m a single mom with 4 kiddos, 4 dogs, and a 95 yr old grandmother that I care for. I couldn’t have done it without Offerpad and Ben Garcia’s help. Thank you

It’s hard to put into words how great of an experience we had through offerpad Dallas thanks to Kari Hutchins. Buying and selling a home is definitely a high stress situation but she consistently put in the extra effort to go above and beyond to help it go as smoothly as possible. Throughout this process, from the moment we started viewing houses up to closing on our dream home, my partner and I couldn’t stop mentioning how thankful and lucky we were to have worked with our realtor. She was always so warm and inviting and extremely knowledgeable and resourceful with everything we asked or requested information on. For every hiccup and stressful situation that comes with buying a home she countered it with how well she advocated for us and the support she provided. I can’t stress enough how important it is to have a realtor that is truly on your side. For those of you looking into buying a new home, I strongly recommend Kari. I recently sold two homes through OfferPad. The experience was perfect. I got an offer within a day. Once accepted, the house was promptly inspected. After negotiating repairs - which OfferPad was reasonable and flexible - proceeded to closing as scheduled. OfferPad scheduled a notary to arrive at our home. By end of day, the settlement had been wired. Truly a great way to sell. No staging home, no strangers wandering in your bedroom, no contingencies - just a simple process. Highly recommend!

We received a cash offer from OfferPad which was a pretty good offer! As we talked with them and they discovered that we owned our home and were not in a real rush to close on it, they told us about a program that they had where they would have a team make updates to the house and put the house on the market after the updates had been made. I had anticipated contacting painters, flooring companies, etc., to get the house ready to sell on my own. They repainted the entire house (nearly), updated flooring throughout, put in new granite and appliances, at a price I could only HOPE I could have it done for. We ended up selling the house for substantially more than I thought and we took home nearly $20K more than the original OfferPad offer (even AFTER we deducted the renovation cost). They were SO forthright with us, they gave us an estimate on how much it would cost to update--they lowered the actual amount because they figured out that some of the things came in cheaper than expected! I was SO impressed because we would have NEVER known! I was VERY happy that we had used OfferPad!

The offer on my home was fair value, and the issues I had with getting so much moved, was dealt with consideration and prompt response. This is my first whole-home sell, and there were many doubts about how the process worked vs. realtors or sell-by-owner.In particular, Rob Green in the Dallas-metro area, maintained constant communication from the beginning of this process (first inspection), all the way through until post-possession (final inspection). He even met me personally in separate location, for the exchange of extra keys that I forgot to include. I cannot express my gratitude for his competence and proficient explanation(s) to help ease me through this process.Monique Burwell in the Arizona office, was extremely understanding of the unexpected delays with moving a whole home. She went to bat for us several times to ensure we had opportunity to safely get our things moved.Overall, I would highly recommend using Offerpad in the future. This was our first time using a service like this and were slightly hesitant. We are so glad we decided to go with Offerpad! We found Cindy Roeschen and Joe Monte knowledgeable, honest, and courteous. They made what is usually a daunting process go smoothly! Yes, with Offerpad you will get a slightly lower offer then you would with a Realtor. BUT you don’t have to make any repairs, zero showings and the hassle that goes with them, no worries about a deal falling through, and free movers!

Fast easy and on time!! We sold our home to offer pad (OP) and purchased one of their homes - part of their amazing bundle buyer program. Even more amazing - James Thorne, our OP agent! James was our super hero! Hes a veteran in real estate - well versed in both the real estate process and OPs various sale and purchase programs. On top of that, he has a solid knowledge of home renovation and construction. If that wasnt enough (seriously - he is a unicorn), hes a problem solver with a good network. No real estate transaction is without issue (true with ours too) - but we had James always following up and keeping in close contact with us. A fiduciary in every sense of the word, with eagle eye for detail, he was always ahead of us identifying the positives and negatives on our list, sharing ideas on how to resolve and candid when there may be not reasonable solution.All in all the Bundle Buyer program is terrific - saved us a ton of money (free move, no competing offers when buying an OP home) - but dont do it without James!!! OP does want to buy and sell you a home and they do it within the promised time period, but it sure helps to have a super hero in your corner through the process. James Thorne - we rate you 13 out of 10!!

I really dont bother writing reviews but since companies like offerpad are popping up every where with very little reviews I thought I should write one to help anyone else out there that may be in the same situation that I was in.I was interested in selling my house and I had a couple realtors who pulled comps and said they could sell my home between the 175 to 180k with a 6 percent commission rate. Before going the traditional route I called Offerpads competitor that gave me a quote of 173k before repairs. I decided to call Offerpad after seeing their ad and they were the highest coming in at 181.5k with a 7.5 service fee which is essentially their commission rate. I decided to go with them and here is the process that took place after I verbally agreed.- signed contractthis was done over email and it was pretty painless. After receiving the contract offerpad set an appointment date to see the condition of the house.- inspection daywhen inspection came around they sent out three people to look at my property. The Offerpad rep who just came to take pictures, the inspector who checked out the house, and the pest control people who checked for any termites.-repair listafter the inspection , Offerpad will come up with a list of things they want repaired and they will give you two option. Option 1 is you repair it and provide a invoice that the work was done or option 2 you give them a credit at closing. my repair came back at 12k. I asked them to give me an itemize list and they said that the roof needed to be redone (6k) and the rest was replacing the fence, redoing the garage, trimming a big tree that hung over my house that was touching the roof, and general landscaping which was the other 6k. This is where the deal nearly fell apart because 12k is a lot to credit at closing but they allowed me to call my insurance to have them repair the roof and they will lower the credit back down to 6k which I thought was extremely fair.-closingafter the roof was repaired I had the option to choose my closing date, which was a huge convenience. closing for the most part went smooth and the money was wired to my bank.Here was the breakdown of all the fees:offer: 181.5k7.5 percent fee: 13.5krepair credit: 6kOverall it was a good experience for my personal situation. I was pretty much fed up with doing repairs to my house and wanted to be out. I wont say that offerpad is for everyone and if you have time to go the traditional way to sell your home I would recommend that. But if you are looking for a quick sale at a extremely reasonable price I think offerpad is a good alternative and I would say that they were straight forward with the cost of the repairs. The one negative thing I would say about them is that there is never a single point of contact. During the whole process I think I had 4 different reps that was handling my transaction. All of them were great but I would have prefer to have a single point of contact to answer any questions I had.

Offerpad was so easy to work with. I read so many reviews stating they backed out last minute, they would try and price drop you. We were very upfront with what we needed or we would list it. They were easy to communicate with and bc of my concerns our TC Frankie Potter was amazing. She reassured me the entire time. They also paid for movers and we have had better movers but hey we didnt have to pay for them and nothing was damaged.Then came when Offerpad went over and beyond. We forgot EVERYTHING in our attic, Im still unsure about what we forgot but I know of 2 items that my husbands dad made for our kids and him. (he has passed away). These items are irreplaceable. Our TC drove an hour to the house to see if it was put somewhere in the house and it was not. She worked all day to find them and did so.I would most definitely recommend this company. They have thought of everything, they work like a machine. We also looked into their competitors and we by far got the best offer from Offerpad.

Our family is so very grateful for OfferPad, their responsiveness and customer commitment are unparalleled!We were very naive going into this process having never sold a home before. We decided the time was right to sell and find a new home in a neighborhood more convenient for work and school and especially doctors appointments for my 10 year old daughter, who has developed some very severe intestinal problems over the last 2 years and sees a lot of specialists.We definitely didnt realize how overwhelming it can be trying to navigate the sale of one home at the same time youre trying to navigate the now much more complicated process (vs current home which we purchased before the housing bust) of purchasing a new home, and how important timing becomes.OfferPad allowed us the ability to avoid having to list and walt for our home to sell and got their processes started ASAP. Our window we needed to close was really narrow and at one point it looked like we might not be able to make it work. That same week we found out our daughter had to be scheduled the same month for a major intestinal surgery and week long hospitalization.To say I was freaking out would be a massive understatement.I reached out to one of our team at OfferPad, Cyndi, ASAP with a million questions about what this would mean and she called me right back from her own sons baseball game to reassure me and address my concerns. She then got in touch with one of OfferPads senior individuals and told me she promised I would hear from her personally the next day in spite of this also all happening on a holiday week.Kathy Porter reached out to us first thing the next morning, listened to our now more complicated situation and attendant concerns, and got right to work. In addition to being incredibly kind about concerns for my daughter, she and Cyndi managed in a few hours time to schedule the last of our necessary inspections and get the inspector out to our house, push the last of the reports through the inspection department, and get us a final post-inspection offer for us to sign by close of business where before it was going to be another 9 days we didnt have anymore out.In between Kathy was calling us to update while still managing her regular workload. She made it possible for us to push forward, texting and calling and getting almost 2 weeks worth of work for a team of people done for us in 1 day, all to help us be able to carry forward and get into a home closer to the hospital. She understood that our situation with the surgery and hospitalization couldnt have been foreseen, and why it was so important we be able to go forward.Since then theyve checked in on my daughter and every step have given us kindness, confidence and taken a huge weight off our shoulders.Thanks to their dedicated staff to us they arent just a home buying company, they are lifesavers.
