While his flat fee model was less than even a 1% agent, and only 25% of what we would have paid for a full-fee agent, his service level was on par or above what weve received from full-fee agents as recently as 2023. His years of experience combined with his positive, client-first attitude provided us with excellent advice on pricing, finishing our renovation, timing on our listing and preparing for negotiations. We achieved our goal of receiving multiple full-price offers on listing weekend, and we closed 28 days later. The photographer did a great job. Once the house went on the market Brandon was on top of showings and would contact the realtors who showed the house for feedback. Some of my family members were convinced that we needed a realtor that takes a commission to effectively represent us.Our house sold in a week and we saved over $11,000 in realtor fees by using Hometiva. Our home was under contract less than a week after being on the market and we sold for quite a bit more than we ever expected to which, again, shows the value he brought to us in this process. I am a first time home seller. At first, I wasnt rally sure what to expect from a flat-fee real estate agency. But I am so glad I met Brandon , I honestly think that I got better service than any of the other 3% agents out there. Starting from listing, Brandon guides you through listing price selection and professional photography. After listing, Brandon negotiated the best possible price and terms of the contract on my behalf. (Luckily, I was in a multiple offer situation, and Brandon also helped me navigate through different offers I got). We had a slight hiccup due to appraisal coming in a little bit lower. But this was not a problem for Brandon, he communicated with buyers agent and with me, and I ended up having a very good outcome that I desired. We were trying to close right before Thanksgiving, so many things were uncertain due to lender/appraiser delays. And I couldnt be happier we did! This was our third house to sell, and hands down our most complex. We were trying to sell in a new neighborhood were homes are sitting on average for more than 100 days. We were in a bit of a time crunch as we didnt want to lose our contingency our new build. At the same time, we didnt want to give away our house! Brandon was with us step-by-step, providing very strategic insight, and helping us set a very competitive price. Our house ended up selling in half the normal time, and he also helped us navigate with a pretty challenging buying situation. We felt confident in his support throughout - and then when it was all said and done, I couldnt believe we owed him less than $3k. Even our closing agent said hes worth WAY more than what he charges. If you prefer the standard model (6%), Id still recommend working with Brandon and just paying him more. You simply wont find a better, more thorough, and kind realtor in the business!

I selected Brandon to assist in the sale of my home based on the recommendation of a friend, and I couldn’t be more pleased with him and his Hometiva staff. Brandon’s presentation of my property resulted in multiple, above-asking-price offers within days of listing. During those whirlwind 3 days, I felt like Brandon’s sole client as he stayed in constant communication with me while each offer came in. Additionally, Brandon was instrumental in helping me sort through those offers (I learned that it’s not just about accepting the highest offer). When the sales contract was drafted, Brandon ensured that all of the verbal promises made by the buyer were included. This turned out to be critical, as the buyer attempted to change several elements of our contract just days before closing. What appeared to be disastrous turned out to be a successful closing thanks to Brandon’s preparation of the contract and his earnest discourse with the buyer’s agent. I can’t think of any reason not to use Hometiva when selling a house. You receive a very experienced, knowledgeable agent who treats the sale of your home like it’s his own. Hometiva’s flat listing fee is only $2995, but Brandon and his team will make you feel like they’re working for ten times that amount.

Our house sold in only 5 days; during the Covid-19 situation; in a neighborhood where its impossible to compete with new-builds.They arranged for the most beautiful photos Ive seen in ages and we even got a folder for display to potential buyers.Basically, we got everything youd expect from a Premium High-Rate Realtor for a literal fraction of the price. I saved around $10,000 in agent commissions.Brandon dealt with everything for us while we were out of State. He helped facilitate the entire transaction so that I could be remote, even though we had extremely difficult buyers.Brandon was ultra responsive and always answered or called back immediately, despite me calling constantly. I think we spoke daily for the entire duration of the sale.With companies like Hometiva around, I legitimately cant understand how regular agents can even remain in business. There is nothing that I would have gotten from a regular agent that I didnt get from Brandon. In February 2020, we decided to sell our home in Frisco. Homes in our neighborhood had started selling for prices that priced our home less than our purchase price in 2017. We interviewed several realtors who wanted to charge 3% ($23,000) to list our house. After paying the traditional 6% in buyer and seller agent commissions, we were looking at paying $46,000 to real estate agents and their brokers which meant we’d write a check at closing instead of getting a check at closing…in one of the hottest markets in the country.Hometiva had a house listed in our neighborhood that was under contract at a listing price higher per square footage than we’d seen in months. The catch was Hometiva only charged $3000 to list our house. We were skeptical to say the least. Would he list at the higher price we wanted? What would the pictures look like? Would other realtors even show a Hometiva listing? What kind of service would we get?We interviewed Brandon, and we were thoroughly impressed with his professionalism and his vision for selling our house. From a financial perspective a flat fee realit company is a no brainer after a certain price point. However, I had significant concerns regarding the service we would receive. We used another such flat fee company to buy a house in the Dallas area. My plan was to use them to sell our old house as well. From the start, however, it was clear the service was lacking with the other guys and they werent interested in listening or understanding the area and situation. We got a strong impression that they were only looking to sell as quickly as possible to collect their check, regardless of if the sale was in our interest. So I looked elsewhere and fortunately found Brandon and innovative realty. I approached with skepticism after dealing with the other company, but found that not to be the case with innovative. Brandon worked with us every step of the way and never recommended things against our interest. When we received poorly drawn up offers, he warned us against them instead of telling us to take it, even though he may haye made his commission quicker had we accepted. He understands exactly where the real estate market is today, and he is doing something to make it better by offering a flat-fee service. If you are like we were and are sweating over a 3% listing/sellers fee that was going to be in the 5-figure category, CALL BRANDON. He will respond quickly and answer all of your questions. He sat down with us and answered all of our questions, and helped us settle on what we all thought was a fair (on the high end) asking price. (Our home had an additional cottage on the property, and despite Texas appraisors giving us about 80% less than what we paid to build it, Brandon insisted that someone would recognize the value in it, and pay for it. (This decision probably added approximately 60K to our asking price.) He had our home photographed and listed within a week. One week later, we had a full price offer! And one month after that, we closed! BOOM! I cant say enough about utilizing a LOCAL flat-fee company, and there are no words but praise for this young man!

I’m providing it so that someone who was where I was just a month ago and who is trying to find a way to save some money on the listing agent side, can feel confident that they can do that without sacrificing quality or benefits. I have spent the majority of my adult life working with customers and clients. So I feel comfortable commenting on what great service looks like, sounds like, and feels like. Getting a discounted listing Realtor that gives you discounted services is NOT a good value! However, getting a world-class Realtor that gives you world-class services at a discount is a great value! I want to give you the facts that I was dealing with when I decided to list my home for sale. I was confident that my home would sell for approximately $400,000. There are two sides of every real estate transaction, the listing side, and selling side commissions. I spoke with five Realtors who all refused to reduce their listing commission below 3% unless I bought a home from them. I’m moving from Texas to Florida so buying a home through them was not an option! Then, I was fortunate enough to come across the agency, Hometiva, and agent Brandon Carrington. In an aggressive sellers’ market as we have going on currently in Frisco Texas, there is not a lot of advanced marketing strategies and expenses necessary to attract ready willing and able buyers. However, there is still a lot that needs to be done from your Realtors’ point of view. Hometiva does it all! Literally, you don’t have to anything except what they need you to do as the seller. From market preparation, to closing, they do EVERYTHING! Regardless of what other real estate agents might tell you, 100% of all of the Internet marketing platforms including the local, regional, and national multiple listing services, Realtor.com and Zillow.com, are all included with your flat rate listing agency, Hometiva. All of the other possible ways of displaying and promoting your real estate take their feeds from these main distribution systems. So if some other agent tells you that they have hundreds more ways of promoting your home for sale, they are not telling you the truth! They’re all included with this particular agency, (Hometiva). They provide the latest start of the industry phone based app for showing appointments. It makes it fast and easy for you to control who gets to see you home and when. They even put a for sale sign in your yard. Frankly the only value of this is to help other Realtors find your home, when they come to show it. Let me do the math for you again. If you want to attract Realtors who have buyers in hand, you currently need to offer 3% selling commission. In my case, $12,000. However, my cost for using Hometiva was not $12,000, it was a flat fee of $2995. I’m sure you can do the math in your head, but that’s a savings of $9005!
