Weve moved several times during the years, and Ryan Smith is the best real estate agent we ever had. We had to both sell our home & buy a new one. In both cases we received excellent service.Ryan provided us with a detailed, printed, market analysis for comparable homes in our area. Using this information we discussed selling the house as is versus spending the money to make it move in ready. After we decided to fix the place up, Ryan joined us with a contractor to identify what should be fixed & what could be left alone. His advice was invaluable. Ryan helped us target the best time to put our house on the market based on time of year and interest rates. Our listing went live just before noon on Friday, & we had a signed contract for the full asking price by late afternoon on Saturday.When looking for our new home, Ryan paid attention to what we were looking for & to what we could afford. He didnt waste our time showing us properties that didnt meet our highest priorities. If we saw a listing we wanted to check out, he was very responsive, making an appointment for us to see it right away. When viewing homes, he pointed out potential problems that we would have never considered on our own.From beginning to end Ryan was with us all the way. Even when nothing was happening, hed check in to let us know we werent forgotten; we never felt abandoned. She was incredibly knowledgeable not only about the city of Austin, but also the surrounding areas. Moving from California, we were only able to be in Austin for one weekend, and it happened to be Easter weekend. Jenn worked tirelessly ALL WEEKEND, to include Easter Sunday, to ensure that we found an acceptable home within our price range. She was candid with us about the difficulties of the current market, which I appreciated more than anything. Her non-stop energy is contagious, and so helpful when the situation was frustrating. I wholeheartedly recommend Jenn Carrol, from Homestead & Ranch Real Estate, as your Austin real estate agent.She helped us do what seemed impossible. The Austin market was/is crazy and before we found Jenn we lost bidding wars with another broker.It was challenging because we were out of state and our broker took a long time to respond and to get each offer together. Houses were going into contract within one day and we kept missing them.Ive been a real estate broker in my state for 20 years and I have a law degree. I know this makes me hard to work with because my standards are very high.We switched to Jenn because she was highly recommended for being on top of things, fast-moving, but not afraid to share why a house or an area wasnt the best choice (love her).Jenn got our offer package together super fast and we bid on a house in Belterra. We were outbid as the property went 25% over the list price. Jenn said it was for the best because there were some unchangeable limitations on the property and it was not worth more than we offered (she knows these neighborhoods so well).Jenn kept our offer package ready for the next offer. One morning a house that fit our search criteria fell out of escrow and came back on the market. Normally, people think a house falls out of escrow because theres something wrong with it. Jenn said shed check it out and within five minutes she found out it was because the buyer couldnt get financing. The seller had almost completely moved out and needed to sell immediately. Jenn went straight to the house and toured it on Facetime with me. We had it under contract at less than 10% over list by the next day.Jenn handled all of the inspections and obtained a significant credit for repairs. I flew in on the day of closing, did the walkthrough, and closed. We love the house and are so relieved to be done looking in a crazy market. We didnt believe it could happen remotely, but it can with Jenn.Beyond being a consummate professional, Jenn is an amazing human. Shes honest, fun, kind, and devoted. Were keeping her both as our agent and our friend.Let her take care of you. -

Buying an investment property for the first time can be daunting, especially when you live in a totally different state, are trying to navigate a hot, hot, HOT sellerās market, and are not there to see the property in-person for yourself. But with the dynamic duo of Holly and Ryan there to walk you through the process itās a breeze ā and dare I say, even FUN! Holly and Ryan were knowledgeable, patient, communicative, and hard-working (even responding on holidays and vacations). When it came time to put in offers, their research and communication with the sellersā agents were invaluable! They are also very detail-oriented, explaining all of our options and letting us know what to expect every step of the way; including what steps were needed to ensure smooth transitions from searching for properties, to making offers, to closing the deal, then eventually finding tenants. They even took care of all the whole leasing process (taking beautiful/professional photos, listing the home, fielding the many inquiries, conducting background checks, etc.) and we had tenants quickly, at a higher rental rate than I even anticipated. Good afternooni am emailing you in reference to Tania Zigmond. we had the pleasure of having Tania as our realtor on the purchase of our home recently and we could not say enough about her.she was very helpful when we first contacted her about looking for a home. she sent us numerous listings and we actually ended up going to look at one the same evening. this was the home we also ended up purchasing with the help of Tania.the process seemed to fly by in the beginning. we made an offer, they made a counter offer, we countered again. we finally won out and settled on our second offer.
