We had a fantastic experience with Sandra! She came in and gave us pointers on all of the updates we should make to our home to get it ready for the market. She then coordinated with the repair teams and came out multiple times to inspect the progress and highlight any areas the crews needed to readdress. Her standards were sky-high and she made sure that the repair work lived up to them.The average time on the market for houses in our neighborhood was just under 1 year and she got our home sold within a couple of months at near full asking price! This would not have happened with other realtors. We have heard from so many neighbors the horror stories about trying to sell their homes in this market.Her team also held multiple open houses and also came out numerous times while we were traveling to take care of a couple of small things at the house. My wife and I started working with Copernicus Realty when we moved from Cibolo to Houston, and needed to rent out our house. Copernicus did an excellent job of working with us to get the house on the rental market, getting a fair rental rate, and generally managing the property with utmost care and candor.A few years later my wife passed away. To simplify my life I wanted to sell the property. With prices doing well post-pandemic, I was hopeful for a good sell. Unfortunately, the foundation had issues and required either repair, or selling the house at a lower price. Additionally we had to work with estate issues from my wifes passing that took a while to get taken care of.Once my estate issues were taken care of, I worked with Sandra and her family to get the property on the market for a fair price, regardless of the property condition. We just closed on the sale yesterday, and we are glad that this part of our life is done.I cannot say nearly enough about Sandra, Copernicus, and their entire family on the journey we took to get this property sold. Everything they did was in my familys best interest. They took every text and call I ever made. There was never a day when I was not in communication with their team if I had a question or a concern. I had an extremely pleasant experience with Sandra Guerra in selling my home, which originally was my principal residence and then became a 10-year rental property. From the moment Sandra walked into the property, it became immediately clear that as a seller, youll want Sandra to be your representative. And that is what your realtor is, the face of the property moving forward and everything she/he does from that moment on will affect the seller experience and ultimately whether the price you hope to get for the home leaves you satisfied or bitter, and one who helps you manage and minimalize the stress levels associated with selling a home. Sandra initially went through the property to review and propose what needed to be done to best position the home as attractive as possible to prospective buyers, her experience and articulation of how to proceed after the initial meeting, and her correspondence throughout the process was extraordinary. I have been working with Sandra Guerra since we bought ourTexas home in 2012. We initially moved to SA TX with plans to rent a homeclose to Lackland. We spent a few days looking at rentals and then decidedto purchase our home in Alamo Ranch. We got to know Sandrawell in the short time that we found and purchased our home and my wifeactually became a realtor in SA TX based on our experience and knowledgegained from Sandra. Her mentorship was paramount in thatdecision. I was a bit anxious and nervous since I was going to buy my first home. I virtually knew nothing about the process. Sandra Guerra and her team at Copernicus Realty put my mind at ease with their professionalism, breadth of knowledge, and experience. Being a new home buyer I had a lot of questions, then more questions once my questions were answered. Sandra took the time to answer all of them and explained it in a way that I could understand as a first home buyer. As most homeowners/investors know, markets change rapidly, and accuracy and timing are critical. We had the BEST personal, financial, and logistical information available to us with Copernicus Realty!!! I have been working with Copernicus Reality, and Sandra for the past 10 years. I purchased my first home from her in 2012 when I got stationed to Texas, of which they still manage to this day. I purchased my second home in 2015, they also manage, and I recently inherited my moms house (also in San Antonio) that they manage. Sandra and Copernicus are not what I consider only my Realtors/property management team, but also friends in this business and we make it an effort to see them if they come through Tampa or I come into San Antonio and make our schedules work. They are an invaluable asset/source of information and helped through many projects. After losing my mom in May, she helped finding me the best price to get the house ready (painted and deck fixed) and as soon as we pulled the trigger for leasing it, they had it rented within 3-4 days after it hit the market in December. I quite literally closed on my moms house on a Friday, with tenants moving in the same day--the timing was perfect. Had it not been for personal situations and bank lenders, we could have had the house leased months prior and she always follows up...(you ready? Got a timeline? Markets cooling? Chop-Chop) in the most friendly but not naggy or pushy kind of way many realtors do, but looking after YOUR best interests. Sandra has sold a home to my mom, aunt/uncle, and about 3-4 other military friends during my time in Texas which I have referred them all to her. I am currently in Florida now and she still assists in answering questions and we just had a conversation last night on questions I had and will be assisting me in selling one of my rental properties to vest here in Florida. I have had my properties as rentals for 10 years and 7 years respectively, and acquired my moms property in December 21. During this time I have had minimal to zero downtime between tenants (a week, maybe two at most), and absolutely ZERO issues with rental income coming through.Their background checks are on spot and they hold all tenants accountable for their actions. Sandra and Copernicus are both 100% professional and no BSers in this market and know what they are doing and will tell you the hard truth-like it or not. If you ever work with Copernicus and it seem like hes a bit hard to work with...trust me, its absolutely nothing personal...he knows his business and extremely passionate, they both are, and this is a business relationship on one hand, and a friendship on the other - its important to separate the two and they know how to - at the end of the day...its all about communication, we flip off that business switch after its hashed out and talk about family afterwards and always try to make time to meet up when we get to see them in person.
