Thu made the process very smooth and efficient for my husband and I as first-time home buyers. There were a lot of nuances that we werent aware of when it came to purchasing a home, but Thu was very patient and thorough with explaining and walking us through step-by-step. Shes very knowledgeable. She helped us search for homes that met most of our criteria, but also gave us the space to do our own research which we appreciated (aka not a pushy saleswoman). When it came time to finally make an offer on a home, she gave us her educated opinion on what would make our offer competitive. Ultimately, she helped us get our dream home and was able to help us negotiate closing cost! Highly recommend Thu and Cerulean Realty!

I recently had the pleasure of working with Thu when looking for my home. From day 1, Thu was extremely responsive and had great suggestions for homes to view based on what I was looking for. All throughout the negotiations and closing Thu were there quickly handling any issues that may have risen. If the time ever comes when I will be looking for a new home, there isnt any question on who my Realtor will be!

Thu Thien helped us to buy a house recently and did a fabulous job. She did a great job educating us around the various nitty-gritties and was also extremely patient in answering all our questions. She’s knowledge and experience around homes, the housing market and the various stages of the home buying process was impressive and end up helping us immensely.

Thu has a reputation for being professional, honesty, and very energetic. She had a ton of experience and knowledge of local markets. It was a great pleasure to work with her. I used Thư’s service for selling my property and also asked her to represent me on a buying side as well. Thu did an awesome job pricing my house which ended up generated several offers after a day of listing. She was very helpful throughout the whole process. Thu went above and beyond and I appreciated everything she did. Thư’s experience proved to be very beneficial in tough negotiations whether on selling or buying side. I was a little hesitant to use a new business for my first home purchase but Thu the owner has been in the industry for many years.I initially thought It was going to be an easy job since I already had a builder in mind. I was moving back to Texas from New York and I was not able to view any of the homes in person. I found Cerulean Realty through a group of friends on facebook and thought I give them a shot and Im so glad I did.Thu went above and beyond my expectations , driving hours to look at houses for my Wife and I also recording videos and face timing us with properties she was visiting.She asked all the right questions to the builder I selected and presented us with the information. This ultimately led us make the decision to go a different route.We decided to check the used home market which by that time we have moved down to Texas and was able to view homes with her. The coordinating, scheduling, and information gathering was all done prior to us viewing the property. It was great to spit fire questions to her and she was able to respond with the information about the property. We got really close on a couple of homes but due to Thus investigative skills she was able to find details on the property that was not provided upfront from the Sellers Agent.More time passed and we finally gave the new build market another shot but with a different builder. I had little hopes of finding something to meet what we were looking for but Thu developed an idea of the things she noticed we liked in the homes we looked at. She recommended a few builders that might meet our style which helped us find the house we are in today.During the entire process we never felt rushed, pressured, or obligated to buy something. Even though we ended up switching markets from new build to used then back to new build she was able to change gears adapting to the environment. It felt great to have someone in our corner looking out for us. You can tell that this isnt just a job for her she is really passionate about real estate and her clients.

She makes sure her client understands the pros and cons in every decision making. She is always on top of the process, keeps her client informed, and wants the best for her client.
