We have several family members who jointly own property in Burleson County and had decided to sell. As they say: “Google is your friend” and Google found me Jessica Armstrong – a fantastic result! If youve ever coordinated a sale of property with multiple owners, all from out of town (even one out-of-state), and it’s imperative that your broker knows her market and Jessica is exceptional and extremely confident as was her Director of Operations, Ashley Doonan. Once our survey was completed, Jessica had our listing out to her network and we had FOUR offers within 48 hours – for a higher price/acre than expected! From start to finish, our deal took only 4 months and the funds were wired the very day the title company closed. We’re in the process of listing a 2nd parcel and look forward to working with Jessica, Ashley and Armstrong Properties again!

I had protested the same piece of property in 2022 and 2023 and won my protest each year. In 2024, I received the proposed appraised tax value on the property once again and it was once again raised to values higher than what had been agreed to in each of the previous two years. I once again protested with the same evidence as the previous years and was told that the best thing to do to help lower the value would be to reach out to a realtor for sales information for property in my school district that had sold from July 2022 to the present. I had no idea what this meant. I took all the paperwork from the two prior years of protests that had been settled successfully along with the 2024 proposed tax value and the email from the appraisal office stating the information they needed to consider lowering the property value. I explained all of this as best I could to Ashley Doonan when I arrived at Armstrong Properties. She understood immediately what I needed and explained how Armstrong could handle the protest for me. Copies were made of the protests from the previous two years on this piece of property and Armstrong Properties handled the protest successfully from that point. I immediately felt like a weight had been lifted and I felt that I was in good hands. I was kept informed throughout the protest process and as I mentioned, the protest was successful. I will never attempt to protest any future protests on my own. I will ask Armstrong Properties to handle for me.

We just finished building our home last year, so the initial 2024 appraisal included everything. I felt the appraisal mainly on the land was high based on last years numbers, but also on the improvements. I wanted to try and protest, but in truth I waiting way too long and wasnt at all prepared, and I really didnt want to take it on myself.I reached out to Armstong just a week before the deadline to protest. Ashley went to bat on our behalf and at the end of the day was able to get the appraisal lowered a pretty fair amount, to a more reasonable number. Well done!Im OK with being taxed based on the county appraisal, but its nice to have a say in what that number is.

I want to take this opportunity to tell you what an outstanding job Faye did for us.We live in Houston, so we were not always able to be in Caldwell to stay on top of things in person. Faye was literally our boots on the ground in Caldwell. She was at the house for the inspection and reinspection. She worked with the inspector to make sure that the items on the repairs list were completed satisfactorily.She also answered our many questions and made recommendations regarding businesses that we could go to for various services that we needed. She also provided guidance on things like the contract negotiations, taxes, non-realty items included in the sale, and a bunch of other things too numerous to mention (or even remember).In short, we never could have navigated our home buying journey without Fayes help. Her expert guidance and years of experience as a realtor were extremely valuable to us.I dont know of anyone at this time who might be looking to buy real estate in the greater BCS area. The pictures and drone footage were great and really showed the property to its best advantage. However, I met Melanie Moore with Armstrong Properties on recent investment where she actually represented the seller of the property that I acquired. Through this transaction, I gained an appreciation of Melanies market knowledge and professionalism. When another property came to market, I broke from my traditional methodology and contacted Melanie. This time to represent me on the land purchase. Again, I was very pleased with her market knowledge and engagement on the transaction. While she is motivated to facilitate a transaction, her interests where always aligned with my objectives. We started working with Jessica several years ago when we were looking for land in Caldwell. She would keep us in the loop when something that fit our search would pop up. As life and work got busy we kind of gave up on searching as the timing wasn’t right for us to buy, but Jessica still kept in touch with us and kept us on her radar. She was never pushy or overwhelming like a lot of realtors can be during this process. One day out of the blue several years later she sent us a couple of residential listings and asked if we would just come look at a couple of preoperties (when we really weren’t even thinking about residential because our minds were programmed for land). We ended up buying a house that we knew had been for sale for a while in the Country Club area and we would have never looked at this house if it wasn’t for Jessica asking us to just come check it out. Even though the purchase of our home was in a different city than the Armstrong Properties office, Ms. Ashley Parker was so readily available to assist with any questions we had. Ms. Parker explained the entire process for us in a manner that we easily understood which made this process less intimidating. I decided to pull up stacks and move up north just north of Fort Worth Texas in a small town of Forestburg Texas I ask jessica to put my house on the market that I want to move my little Ellie Ranch north jessica placed my home on the market on the 13th of February 2018 and by the 23rd of February 2018 just 10 days jessica sold my home for the price I wanted.
