Good afternoon and happy holidays in this wonderful year of 2024!Ive been with Boxer for nearly 13 years, and I must say, cheers to that! Throughout my time here, I have never encountered such an exceptional maintenance worker as Mrs. Carlota Deras. She truly is the reason our building remains in excellent condition and consistently smells great.Her kindness and respect for everyone makes her a remarkable person, and we are incredibly fortunate to have her on our team. In fact, her presence is one of the main reasons we haven’t considered relocating. Ive wanted to express my appreciation for her since 2020, but sometimes life gets in the way. I recently inquired about leasing a suite at this property and was able to tour the location on yesterday. The building overall was very well maintained, the suite was perfect for my business needs. The leasing process was very easy & quick! The representative [Mary Salinas] that helped me with my contract answered all my questions in a timely manner and I was able to lease out a suite! very professional and fast process no issues.

We are currently renting at the Ranchester building. We are here for more than a decade now. When it comes to the property manager right now I gave her 5 stars. Ms. Christina Guerra is very accommodating, very responsive, and helpful. She is just one message away and she responds right away. She even help us with disposing of our office pieces of stuff when we moved suites. She is very Nice. Keep it up Ms. Christina..

Review update 2023:I finally met the manager 🙌. Also, they have been making some safety upgrades. Thats been positive. When calling Boxer on the phone the staff is usually friendly and helpful.2022I rented from BOXER property management years ago and I never had one complaint about the buildingor the staff or anything. It was at another Harwin location.Unfortunately, the manager at this location, Christina Guerra hasnt been friendly, professional or accommodating. I asked that she meet me on my move in date as I had a few questions and she never showed up. She didnt have anyone present for a walk through. When I finally had a moment to address some scratches on the wall in my office she emailed me saying that she would send someone with paint for me to paint it myself and that I would have to pay for that.She has been quite rude and illusive.There have been multiple concerns. The most recent was when I arrived to my office one day there was mud on my sofa. In her typical fashion she immediately jumped to the defense of the cleaning staff. I let her know that I left it clean the day before and that mud doesnt just show up out of nowhere.At this point, I plan to put cameras out of sight in the office as this who experience has been ridiculous.When I called for her boss, I was unable to obtain an email address nor was she available for a phone call. This is no way to do business.

I been working out of this building for 3 years and for the first time I’ve honestly been extremely satisfied with the property management and workers, April is extremely friendly and professional at all times she deserves the most credit for this building.I recommend this property if you looking for a nice place to conduct business out of.They have security staff who are great at what the do and make sure we feel safe throughout the day in any hours of the day.Karlota the maintenance lady is amazing‼️You Must consider this building you will not have a issue at all.ThanksKennedyA

I have been renting an office in this building (10333 Harwin) since last year and renewed it last October. In conclusion, I am very satisfied. First of all, if I tell the building office about the temperature of the air conditioner or something trivial, it will come and fix it within an hour. And the security system has been strengthened, which is a good thing for me. A late fee of $80 was charged by my mistake on the date of payment last month. I told the office and the late fee was waived. Thank you.

The building is big and always being improved. That may be with new paint or new carpet etc. Parking is never an issue, only issue is that the parking lot elevators gets very very hot.There is a deli in the building and its very good for lunch or a quick snack. They have friendly staff which are bi lingual. Its a big small with only 5 tables and 10 chairs , so better get there early. This place is always full during lunch.The manager is akwayws on top of things. Always improving the building in any way possible. Recently painted the lobby and many of the hallways for the exectucive suites. Boxer property workers are always on time and fast to get an issue fixed.Building is big and I am sure you will find a office here that is perfect for you. Located conveniently near 3 major highways. West park tollway, beltway 8, and highway 59(5 min drive).

After looking at quite a few office spaces in two days, I visited with Ashley Myers.. Ashley didnt just go through the routines of making a sales pitch and hauling all those keys up the elevator, hoping i would find something i like; she wanted to know what my needs were and how she could meet them. She made me feel comfortable and asked really good questions. She also conducted herself professionally and knew the distinctive features of each property. After leaving, I knew That was where i wanted to be. She also has plenty of property in her area and deals you cant pass up. She has to be one of a kind. We have officing out of Boxer Property 10333 Harwin since we started the business in 2010. Starting with one executive office (300sft) and moving three times within the building over the last 6 years has been so flexible and valuable. We have grown into occupying 6,000 sqft with a team of over 20 people. The entire boxer system is very flexible allowing you to move and upgrade very easily within your same leases. You can even move to adjacent buildings within the Boxer system, lots of them. It is not the fanciest building but it stays clean and is well taken care of. We prefer this because it allows the building the keep rent reasonable for a young growing company. They have very fast responding maintenance crew and the nicest security guard here on site. Also the kitchen downstairs saves so much time and serves really good food, nice not to have to go offsite for lunch on busy days. BEST philly cheese steak in Houston! Highly recommend this space!

Very clean facility, safe building! I come in on weekends and stay past 8-10 pm and I feel safe… The Mangment has been awesome thus far and respond very quickly with any concerns or questions.

If you are in the market for some office space, you should definitely take a look at the Ranchester Building. Managment has really shown a lot of interest by keeping up with the appearance of the building as well and how it operates. It nice to know that when you have any issues they are right on top of it. The entire staff should pat themselves on the back becuse they sure deserve it.

Our experience was a great one, we was not pressured into leasing and we were able to take our time. Eric ohlson was very knowledgable and answered every question we had. He called to just to see if we were still interested because it took us longer than we expected to make a decision butt he was not overbearing at all. That is the type of sales persons I like and that is part of the reason why we rented. The property is nice and in a good location and the rent is in our budget. I as so happy and pleased with the easy leasing process so far and looking forward to the continued great customer service that we received from Eric Ohlson
