The Woodlands Hills is a wonderful place to live and play! The amenities are top notch and so fun for the whole family. The HOA puts on fun community events all the time and itβs been such a blessing to live here. As a resident Realtor, its such an honor to help folks find their home here too! -

The Woodlands Hills is a beautiful community with a nice selection of builders to choose from as a home builder. It has has some great amenities. It is a reasonable commute from the downtown Houston area. These are pictures from a previous preview tours. -

This review is from a prospective Southern Californian moving to Houston mid 2024.This is a review of the community (not the builders or developers).We spent a total of 4 days concentrating in the north part of Houston focusing only in new Forested/Woods themed master planned communities. We visited The Highlands, Artavia, Evergreen, Trails, Audubon, Grand Central Park, etc...Coming from the 45 fwy, youll notice an older elementary school that was built from the 80s on the right side just before youll see the main entrance of The Woodlands Hills. The signage is elegant but subtle. Its beautiful that all the sections has the cohesive signage of the various sections.The streets are clean, front lawns are kept well but the roads are noticeably narrow (especially when residents park their cars on the streets. The wow factor for us is how dense the forest and how much theyve managed to preserve the mature trees!!! We later learned that ALL the builders were required to create a 7 feet easement on the backyard to preserve the trees!!! I cringe when we visit these nature themed master planned communities when they chop and clear ALL the trees. Yes, if thats not important to us Id go to Katy, Cypress and the rest of Texas actually...We first went to their Event space which doubles as their Welcome Center. The woman greeted and treated us professionally! She gave us a walking tour of their gym, lazy river, pool, park and tennis/pickle ball courts. She explained things very clearly without rushing and didnt sound like a recorded device (Im sure she has explained these information a million of times). The visit to the Welcome Center gives you an overall idea and layout of the entire master planned community at its present state as well as what is coming (additional pocket parks constructed at this time).The Woodlands Hills community is perhaps catered to higher middle class, it doesnt have the same diversity as Meridiana, Sunterra, and others. This community has elegance and has the look and feel of luxury.Some of the things on my wish list. I wish there is a gated section considering the are 60+ foot lots. I dont understand that there are some new gated communities in the suburbs of Houston that are at $350K+?!!! I would be willing to pay extra HOAs for a manned or electronic gated section. Thats just my personal preference.The future pool and other amenities should also be considered. Weve been to other new communities in Houston that their pool is way too small for the number of residents in those communities. Resulting in over crowding, lack of parking at facilities etc...The lazy river at the Woodlands Hills have 3-4 lifeguards employed. The issue to that is during weekdays, they close this area because there are NO lifeguards on duty. I have also noticed this HOA policy to other new master planned communities. The 6-lane lap pool doesnt have a lifeguard BUT is open all day.Personally, I would rather have them open the lazy river and swim at your own risk like majority of the HOA run communities. Instead of employing these lifeguard kids only for the weekends and seeing them on their phones! Id rather use those funds to employ a manned or offset the cost of an electric gated section of the community. The lazy river becomes useless 80% of the time of not being used because there are NO lifeguards while equipment and maintenance is running daily. Just be aware that these are the pros and cons (not to developer) but HOA policies.This is crucial because there is still 5-8yrs left to further develop this community and considering the size of the lap pool and lazy river, these 2 facilities will be overwhelmed soon as the community matures.If you plan to commute to downtown Houston, Medical Center, Bush Airport, the Woodlands Hills feels desolate and in the middle of nowhere.Overall, the Woodlands Hills with its caveats, remains in our top 3 master planned communities in the North of Houston.ξ£Like -

This development is absolutely stunning! Once complete, it will have 4,000 homes with two elementary school which will attract more commercial development. Excellent choice of builders to choose from and the amenities are well worth the $995 HOA fee.The property taxes rate is a bit high (3.2% as of 2022) but you can see the improvements Willis ISD is already making to accommodate the growth.Me and my family will be buying a home here within the next year! -
