Xavier has been the most helpful front desk manager ever! Whenever I come to him with a problem he has a solution or does everything in his power to ease my mind. URSA as an apartment complex is great. Their bus service is so incredibly helpful, the staff working around the clock is so friendly and always on top of any work order request I have.

I’ve lived here for 4 months and couldn’t be happier! The apartment complex is well-maintained, clean, and has a great sense of community. The URSA bus driver, Chester, is the sweetest man alive. I thought it would be a pain in the butt to take the shuttle when the parking passes sold out but I WAS SO WRONG! URSA has been a great experience for undergrad or just coming in for a year. Rent-by-the-room makes it easy to move into a fully furnished place without having to find your own roommates. I live in a townhome which I would recommend over the other options due to being more secluded. The pool at night gets pretty loud even past the “close” time, so it’s nice to not be near it. Staff is helpful and maintenance deserves an award! They are always quick to respond to fix any typical maintenance. I have ridden the URSA bus to and from school on many occasions and is a great option if you don’t have a vehicle to get to and from class! Campus is not a far walk either, I have done it in about 20 minutes. Overall, I would recommend this place!

This is an amazing place to live at for students! The staff is extremely helpful and accessible and makes sure you’re well accommodated for your needs! The maintenance staff is also extraordinary they know their stuff, my washer and dryer combo unit broke down in January and the maintenance staff were able to repair the unit and now it works perfectly!

This is my third year living here, apartments and rooms are spacious and furniture is nice, work orders are always put in quickly and fixed quickly. the only thing i wish is that the construction would have been done over the summer because it is quite disruptive. Utilities not being included these year has also been not great, but overall my experience living here has been positive-staff is great

This is an amazing place to live while being a Baylor student. The staff are very helpful, friendly, and they do a lot a giveaways to show appreciation to the residents. The amenities are fantastic here at URSA. They have a very nice pool, exercise/grill area, study areas, coffee bar, and even tanning rooms. I love the modern design of the apartments and that they are fully furnished. One small but really helpful service that URSA provides is trash valet. It is so nice to not have to bring trash to an outside dumpster. There is a lot more I can say about how great URSA is. Please come visit and experience URSA for yourself.

My favorite part about URSA is the main area of the complex with the pool, gym, grilling, and seating areas as well as the dog park. Ive been living at Ursa for a year and its been a great experience. The amenities really make Ursa stand out among other appartment complexes near Baylor.The pool is perfect for relaxing or sunbathing. The coffee bar is also super convienient getting a morning pick-me-up before heading to class. I also love the movie theater, and the study spaces are quiet and comfortable for focused work.Overall, Ursa Apartments provides a fantastic living experience with top-notch amenities. I highly recommended and have already renewed my lease for next year!!!

I have absolutely loved my experience living at Ursa! The townhome itself is so nice, and the atmosphere is great. The biggest thing to me is how fast and considerate maintenance is. Anytime we have had a problem, someone from the Ursa team has come the exact same day to help fix the problem. And everyone on the Ursa staff is so friendly. They will come to fix something in our town home and have us laughing the entire time. All of the amenities are nice as well! The proximity to campus and the free shuttle makes getting to class so easy. All my roommates and I have enjoyed living here so much, we all renewed our lease for another year!

The apartments are safe and you get a lot of space. Ursa offers a lot of amenities including a shuttle, gym, pool, movie room, etc. Definitely recommend!

Apartments themselves are really nice, great amenities too. Office staff is very friendly as well. Theres been a few issues with the shuttle to Baylor, and the parking lot can sometimes be really full. All in all, nice place and good apartments.

I absolutely love living at Ursa! I live in a “1 bedroom flex” and it is so nice, very spacious, & affordable compared to competing apartments in the area. As an interior design major, I love the finishes and look of the apartment. I also really enjoy the pool, and the fact that they have trash valet. The very few, minor maintenance issues I’ve had (low water pressure, etc.) have all been fixed in a very timely and professional manner. Coming from a house that was managed very poorly by Brother’s Management, this is really valuable to me. The staff is also very friendly and always so helpful! I would 100% recommend living at Ursa!

I have not yet moved into URSA, I will be within the next two weeks. However, I have friends who have lived here for one full lease term and they love it! It is enough room for the four of them and a convenient distance from campus! One of my favorite parts about the complex is the dog park, which I will be taking my dog to daily. Another reason URSA is highly enjoyable is the pool and outdoor setting. The largest pool in Waco has comfy couches as well as chairs to lay out on in the water. There is a place to grill as well as watch TV. Im most excited to utilize the gym and study rooms in the office. :)

The customer service of all URSA staff has been awesome! I always talk to people personally when I call, and my questions are answered on the spot, or someone gets back to me within a reasonable time. Regarding the units themselves, they are very clean, new, and renovated. Bedrooms are spacious. Townhome living rooms are a tad small, but still enough room to live comfortably. Facilities are state of the art. From a student perspective, the all inclusive utilities, furnished units, and close proximity to campus are a huge plus. I would definitely recommend living at URSA!

I love living here! The apartment is nice - spacious and well kept. The pool is super nice to have. I love the lounge area of the pool especially. Its my favorite place to study or read a book. And the on site gym is great. I chose URSA for the amenities they offer and have not been disappointed in my whole year of living there.

I have personally loved living at URSA. The staff here are super friendly, helpful, accessible, and knowledgeable in answering any questions you might have. Through COVID, they’ve done their best to keep amenities open and have had tons of cool giveaways. I haven’t had any issues so far, and thoroughly enjoy living here. I always recommend this apartment to anybody who’s looking for a place, and would give 10 stars if I could.

I’ve been living at URSA for 2 years now and have resigned to live here a third year. The unit I’m staying in is great, very modern and a good looking home. I feel like I’m in my own house rather than an apartment. The staff is always friendly and has resolved any issues that may come up in a timely manner. My only reason for giving 4 stars instead of 5 is that the apartment now uses simple bills, which is a company I dislike. They charge outrageous prices for utilities when I was previously never charged for overages.

I love living at URSA! The apartments are nicely furnished, and the pool and workout facilities are super nice. Sometimes there are issues with the apartments, we recently had an issue with our oven and a reoccurring issue with the smoke alarm during January, but overall maintenance did a good job responding to these issues. I think management is a lot better than most other Waco student living options.

Beautiful facility!! Resort style pool too which is awesome. Every time I speak with management or staff here they’re nothing but kind and helpful. If there’s ever an issue with your place you can file maintenance requests. Keep your place nice and it’ll stay nice- they’re good quality apartments/rooms!! It’s nice to park directly in front of my apartment too, no huge parking garage. Close to campus too. Very safe environment, as safe as it can be living with hundreds of college kids. No place is perfect but I highly recommend and if you ever have an issue make it known to management and they will help as much as possible. Signed my lease for next year!

Lived at URSA for a year while at Baylor, and really did enjoy it! Any maintenance issues were resolved quickly and effectively, and me and my roommates always felt well cared for by the staff. We definitely loved the giveaways and resident appreciation events :) Once all 4 of us won free sonic drinks which was a great afternoon!As for the space itself, our spacious 4 bedroom, 4 bathroom cottage with a great floorplan and furniture package was a little on the expensive side, but pretty well worth it. Nice amenities, short drive or even bus to campus, and overall a great place to live!

This is my first year living at URSA and I love it here! I live in one of the townhomes and it is such a great experience. It is so nice that we have our own rooms and bathrooms that come fully furnished. It is also so fun living in a place that has such student involvement. Every day the staff does new contests where we can win a vast amount of prizes. The pool is nice and there are so many other neat features about this apartment complex. I highly recommend for student living!!

I am living here in the fall and am super happy with my choice! They have super friendly staff along with top priorities to keep their property along with the cleanest pool in Waco! My tour guide was very informative and welcoming! Not only does Ursa have huge living spaces, they have giant pantries, laundry, up to date appliances and more! They also are very close to Baylor and have a college atmosphere on their property. I am very satisfied with where i chose to live this fall!

I love everything about URSA! With it being gated, I always feel safe and secure. URSA has all of the amenities any resident could ask for. It is also very convenient that parking is right outside of the apartments, making it super easy to carry in groceries or get to you apartment fast. Each apartment/ townhome is set up perfectly. Rooms come furnished with convenient desk space and drawer space. The rooms are also in great condition and if any problems arise, maintenance is easily accessible through the resident portal app that URSA uses. Staff members are also super polite, helpful, and ready to answer any questions asked. All around URSA has been my favorite student living around Baylor!

They have a great gym, $10/month trash service, their pool is undeniably nice, and they recently added a free bus service for students at Baylor. Except for the fact that theres no elevator, I’d say living at URSA is a great choice to consider!

Have been living with my roommate here for the better part of a year and we have been loving it so far! Management is great and easy to work with and maintenance crews are prompt. Maintenance is probably one of the best features at URSA...my apartment’s freezer stopped working one day and by the next day, the maintenance crew had already replaced our entire refrigeration unit with a brand new one. Also the property is managed well, there is always propane in the grills, the pool is always clean (and one of the bigger ones I’ve seen at student housing facilities). The daily trash valet service is also a huge convenience. The only problem that my roommate and I ever run into is usually going $10-15 over on our water and electricity allowance per month, but maybe that’s just us. Overall, URSA can be slightly more expensive than a couple of the other student housing facilities around (though definitely not the most expensive), but if you’re looking around and would rather receive more quality for your dollar, I’d take a good look at URSA :).

I love these Apartments. I’ve stayed at 3 other apartments in Waco and I can hands down say, no other place compares. All of the apartments are up to date, from new couches, counter tops, carpets and paint. Maintenance always gets our requests done within 24-36 hours and the complex is kept very clean. The pool is always clean as well as the gym, dog park, and grass areas. I’ve been living here for nearly a year and I’ve never had an issue, I have 5 other friends who live throughout the complex and everyone feels the same. Our WiFi is high speed and has 24/7 service, it’s never gone out in my time staying here. Our utility bills are fair and managed on an easy app. Any unwanted activity is taken care of immediately by the on site officer and the gated community really helps keep unwanted guests from wondering around. From the amenities and appliances to the style and look, this apartment is fantastic and I definitely recommend staying here.

Ursa is a really nice place to live. Its close to Baylor and theres a shuttle that usually comes. My only issue is maintenance can be quite slow. The staff are friendly and there are good amenities provided such as a free coffee bar, free printing, a study room, a pool and a gym.

My sister and I are moving into an URSA Townhome this fall and we are so excited! URSA is a beautiful complex and is so close to Baylors campus! Ill be spending lots of time in my townhouse room due to COVID causing Baylors classes to be mostly online. URSA has many great amenities to use including a pool, workout facility, tanning beds, and a super supportive and caring staff. I felt so welcomed when I came to tour and loved the townhouse so much that I didnt need to look anywhere else before deciding to sign my lease. The townhouse includes a spacious living room, kitchen, laundry room, personal bedrooms with walk-in closets and private bathrooms as well as 2 separate thermostats to allow for control of downstairs and bedroom temperatures. I cant wait to live here for the next year!

Lived here for 2 years in a 4x4. Great amenities! Management seems to change all the time but it was really good this last year. The gates were always messed up but thats just because college students are stupid and irresponsible and would run into them all the time.They try to tell you that theyre filling up and get you to pay full price for the rent but the best deal is to actually wait until June/July so that you can get about $40 off of rent.Would recommend

Choose URSA! I’ve lived here for the past 2 years and have resigned for my third! The location is great and the amenities top any other apartment complex around! What other complex has peloton bikes and the largest pool in Waco? I feel super save where I am and there are even security officers at night. In addition, everyone at the office is very nice and will help you with any questions you may have. If I had the choice I would totally choose to live here again during college.

Overall, Ursa has been a great community. I’m happy to have re-signed my least for next year, and I’m excited to finish out college in a safe yet convenient townhouse. The only complaints I have are the parking and the amenities. Parking is not assigned and often requires us to park units away from our actual house. The amenities have restricted hours because of COVID yet the management has not compensated the residence for our payments. If we are paying for the pool and the gym to be serviced, then we should be able to access them. The gym hours are during prime class times and the pool has been temporarily closed throughout the year. I understand covid creates some issues, but the residence should not have to pay for these amenities if we can’t have access to them. These are just small reviews, but the amenities are a big reason why I chose to live at Ursa.

Late in the semester i ended up wanting to change my floor plan and the staff were so sweet and accommodating! I am very excited to be moving into an apartment at URSA this fall! The housing and amenities all seem to be of high quality, and the staff has been extremely helpful in answering any questions my roommates and I have had. While I have yet to live at URSA, I have friends who currently live there and have only positive things to say about it. I am giving this four out of five stars because I am concerned about the transportation between URSA and Baylor. While touring URSA, I was told that buses travel from URSA to Baylor (and vice versa) multiple times throughout the day, but recent rumors have come up saying that the transportation will be stopped. Considering the transportation between URSA and Baylor is one of the things that drew me to URSA, I would be greatly disappointed to see the transportation ended. Again, this is just a rumor. Regardless, URSA seems to be a wonderful place to live, and I can’t wait to move this fall.

I have had pretty good experiences with this place. The only thing that was upsetting was that the pool didn’t open until the end of April. Employees are very easy to talk to if you have an issue. Maintenance seems to be worse this year than in prior years, I have had problems with my AC and it took them 3 tries to fix it.

I enjoy living in a gated student living community where everything is focused on the tenants convenience and standard of living. The amenities are a huge plus as well whether it be printing off notes before class when my paw-prints had run out or the valet trash service that picks up my trash when I don’t have time to take it out to the dumpster myself. Great place to live - Management is friendly and helpful. Only a couple small issues at the beginning mostly due to new owners/management that started at the beginning of the 2018-2019 school year. Only substantial inconvenience are the quite tall speed bumps that will scrape the underside of your car if you don’t go 5mph or less. Great overall experience though!

My daughter and her friends visited many apartment complexes around the Baylor area. All 4 of them actually agreed that Ursa was their favorite. They loved all the amenities, the style of the inside of the apartments, and how friendly the staff was during their tour. My daughter said it just felt like home to her, which is exactly what a parent wants to hear. Several of her friends are chose Ursa also. She is looking so forward to move-in in August!As a parent, I like the close proximity to the BSB and that she can take the shuttle to campus instead of driving. I have a feeling it will be her home for the next few years.

Ursa is the best!!! Ive lived at Ursa since 2018!! They have the most welcoming staff ever. There is about 500 Tennants here and theyve done what I consider a great task of remembering the Tennants names. The only thing I can say is there seems to be a lack of social engagement like there was last year. The competitions are solely social media based and there isnt any fun events were u get to leave your apartments.

I think Ursa is the best community to live in. I dont now why anyone wouldnt renew there lease here. Whenever I have a problem the staff are so welcoming and helpful. Nick and his team are the kindest staff Ive ever run into. They make u feel like family and are so understanding of your issues. Especially bailey who has the ugly job of fineing people but shes not the type that is serious shes very kind when she has to do it which is a good quality. The pool table area is a fun place to unwind after studying. Maintenance is speedy and gets the job done. Except for the trash rules and some other rules I dont see anything wrong with Ursa. Its the perfect place with the perfect floorplans and the perfect amenities. If there any openings on your staff id love to join!!! Because Ursa feels like home!!!
