I was in a really bad situation when bought a house from the bank, and after the closing date, I came to the house and the old owners still there and they are also squatters ( due to foreclosure ), so at first I have an real-estate attorney to do the eviction, but after a year and a half, that attorney couldnt get them out, and cost me quite a bit on the fees, and to one point the attorney said he will charge me $375/hour, not a flat fee of $1500 per court date. So I cant afford to pay for that which I will not know when it will be done or how many hours I have to pay to him, so Ive asked him to dismissed my case until I have more money. I was desperate and I know the Lonergan Law firm through a friend, he said hes bought the house with the same situation. From day one Gaylene Rogers and her staff especially Devante Rhodes were professional and helpful, even Its take a while but I was got my house back and move my family in. My family so happy. Thanks a lot Gaylene and Lonergan Law firm staffs.

Lonergan Law firm helped me as an investor when I needed help with doing a owner financing deal I have. From day one Gaylene and her staff were professional and helpful. I did a 1 hour consultation with Gaylene and she was excellent in explaining the paperwork I needed to use to be compliant with Texas Law. The one hour consultation to me was worth its weight in gold. Her fees are reasonable. Also, they can handle your deals anywhere in Texas. If you are a Real Estate Investor, I would recommend giving them a call and hire them.

I have not met a more knowledgeable real estate attorney than Gaylene, and that is why I keep using her and referring others. She is an expert at complicated title. Recently, Gaylene helped me close a very arduous transaction. The wholesaler insisted on using his title company, but luckily, we had retained her. She pulled her own title work to make sure, and upon comparison, identified crucial discrepancies that had not been pulled up on the commitment the wholesalers title company sent to us. Had we purchased the property without her intervention, we would have been stuck with a very clouded title. Gaylene remained on top of the case, and many times schooled the escrow officer on how to resolve the issues. She is an out of the box thinker and a master at her work.

I would like to say that the Lonergan Law firm gave me a great knowledge experience with free advice and took the time/ patiently to explain all my questions of legality that I needed. Just read the review above and the only reason I came out here was to compliment Lonergan Law Firm (and 3 other companies Ive experienced excellent service from) on their firms professionalism in the many closes Ive had with them through the years. All my closes ran smoothly and I found Gaylene, in particular,, to be very helpful to my real estate investor business. In fact, in the years Ive worked in real estate, Ive taken advantage of a number of the free educational classes shes offered to investors of all levels of experience and theyve assisted me in avoiding some of the pitfalls I know others have fallen into and Im sure theres very few law firms and/or title businesses that do that. Thanks to Lonergan Law Firm PPLC & Gaylene Rogers Lonergan for all of their help with closing my 1st ever Subject-To investor purchase in Jan 2018. Im an experienced investor with 19 SF rentals and 1,000+ MF units, but had never done a non-traditional purchase. Lonergan Law has closed hundreds of these types of non-traditional transactions and their experience was exactly what was needed for homeowner with pending foreclosure and my 1st “subject to” deal. The Lonergan Law team was able to guide us through issues and unfamiliar parts of this non-traditional transaction…identifying the “true” sales price on “subject to” transaction for sales contract, handling of large pending insurance claim proceeds, handling of Seller’s unknown 2nd mortgage, handling HOA lien, Seller move-out & possession (that I had not thought of), release of Seller funds and funding the deal, and a last minute “single” seller who magically was actually “married”. Thanks again to Lonergan Law for all your help! Contract to closing in a short time frame while making great investor profit and saving homeowners from foreclosure!
