True value can be very hard to determine at times . Terrance went above and beyond at a reasonable rate . Happy with the communication and response times as well.

Terrence was super super fast to respond (within same day) to all email correspondence and was able to do the inspection for the appraisal within a couple days, working with our schedules. He gave a reasonable appraisal for our house. I do feel his estimate was a little high when comparing to our neighborhood but I see how he got his numbers. All in all, a good experience!

Would like to thank Terrence with Clearfork Appraisal Co for a fantastic quick turnaround Appraisal on my property. If youre looking for a great experience as well as a polite, courteous, well informed, extremely patient and friendly young man look no further. I was so afraid I wouldnt be able to find an Appraiser to get me information back before my hearing with the TAD but Terrence came to my rescue. He was the only Appraiser I called out of 4 that answered his phone. I called him on Monday and met him at our property on Tuesday and had my Appraisal back on Wednesday. Wow! Ive never had such an impressive real estate appraisal experience! Im not talking about the valuation arrived at - this was only for estate purposes. I have not been keeping up w/ the neighborhood market, so I really didnt have a solid idea of the propertys market value.But the number Terrence came up w/ makes sense - and the moreso looking at all the MANY comparables he presented in the appraisal report (and his highly-detailed equalizing adjustments made on each one). He had told me when I interviewed him before selecting him for the job, that he knew the neighborhood well. Thats certainly true.He also seems to have access to - and makes good use of - a number of high-quality professional appraisal tools & adjunct data sources. He got the appraisal done in only one day. Yes, January is typically one of the slowest months for residential RE transactions - but a ONE day turnaround...!He gets an A+ from me (or 5 stars, or a 10 - whatever the highest ranking is).
