My experience working with Sam and Wendy was fantastic. Our friends introduced their agent Wendy to us when they learned that we wanted to buy a house. Wendy then asked Sam to help us find the properties we are interested in.Sam is an incredible hard-working person with great patience. Since it was the first time for my wife and I to buy a property, we almost knew nothing when we first talked to Sam. Literally, Sam answered every single question we asked about buying a house and explain to us many important aspects that we had not realized. It took us several months to check many houses on the market to finally find our best choice. During the whole process, when we found a property that looked interesting to us, we contacted Sam. He always responded to us very quickly and tried to make an appointment to check the house as soon as possible. We worked with Sam Lee from Total Realty Texas to purchase our first investment property in the Austin, TX area this Summer. The interesting thing is that we have yet to meet Sam in person! Although we dont live in Texas, through his help, we were able to remotely tour the listings, make offers, conduct inspections, and finally close on a property all while never setting a foot in Austin! Sam was consistently polite, professional, insightful, and responsive to our needs. He made the entire experience mostly stress-free for us. Sam knows Austin well and has a wide network of contacts in the area. So finding recommendations for mortgage consultants, inspectors, property managers, etc. was a breeze. We highly recommend Sam Lee and will most certainly will work with him again when we are ready to make our next investment in the Austin area.

It’s very pleasant to work with Sam. Sam is very kind, patient and knowledgeable. It has been difficult for everyone with a lot of stress, Sam helped us to go through this tough journey. He has been always on our side. We were out of state and unable to be present at closing. Sam did first and final walk through on behalf of us, took a number of videos, recapped the issues he saw, and reminded the builder to complete all open items. We really appreciate the mutual trust during this home buying journey, and would definitely work with Sam again when we are ready to purchase another property or recommend him to our friends and family.

A lot of agents are basically in it to sell you and some who are good get you to want what they have to sell so they can close fast and get the commission with as little effort as possible; Sam listens, elicits, and efficiently helps find you just the right thing. This is our first time working with Wendy/Sam on purchasing a house, they helped our friend before and got recommended. We primarily worked with Sam Lee in procuring our home. We were provided with search listings almost immediately and was able to favourite many homes to view. We even favourite a few homes on the evening before viewing day, and Sam was able to arrange for us to view all our 17 favourite homes on a single saturday.During the home visit on saturday, Sam was very helpful in providing his insight and frank thoughts on each home and the surrounding areas that we visited. We identified 4 homes and was provided with the cash flow and equity analysis , followed by comparison of previous home sales by night time. These reports were invaluable to us to be able to easily make side by side comparison and analysis of all 4 homes. We visited more homes on sunday , and Sam again quickly provided the analysis of all the homes that we identified.We then decided to focus on 2 homes , and Sam came up with a bidding strategy together with starting offer prices. He felt confident that our offers are attractive enough and that the seller would counter with their offer. True enough, the sellers countered and after further offers and counter offers, we finally agreed on a price below the listing price.Sam was always contactable throughout the entire process , even though we were on different time zones. He knows the austin market very well , and trust me, he KNOWS HIS TRADE AND HIS STUFF. He made sure our interests were ALWAYS protected , and also made sure the seller were kept on their toes with their disclosures.Due to circumstances beyond our control, we had to terminate the sale , and Sam was still available to made sure it was a smooth transition for us. He worked diligently with the sellers and title company to ensure we received whatever was due back to us in a timely manner. It was amazing to us that , here was a realtor who was still working for us and looking after our interests , even though they were not going to receive their commission from the terminated sale.

They are professional and helped me though many tough situations such as the walkthrough, fixing defects, correcting mistakes, etc. They are willing to work after hours to comply with my schedule to address issues when they occurred; they responded to every question I had promptly and to my satisfaction; they put my customer experience at the top of their priorities and did their best to understand my needs. They resolved each issue to my satisfaction. For example, they negotiated with the builder to compensate me for providing incorrect information on suitable washers/dryers and replace a defective mirror when the builder was not willing to replace it.
