For new home builds in the Dallas metro, you need Cory at Wall TeamWe are from Kansas and had been looking for a good lot in a nice community to build a home from a certain homebuilder for a couple years, but none were available. We went to a custom builder who referred Wall Team real estate to locate a lot to build on. We were assigned Cory Smith. We told her our dilemma, she contacted the VP of Marketing at the original home builder of interest who gave us a list of several new communities with lots available. Cory scouted several locations, came up with a short list, we traveled in, checked them out and found a great location and lot. Signed the contract and had to pick flooring, cabinets, countertops, etc. in one afternoon. Without any design assistance from the builder, Cory was a huge asset in helping us put together a beautiful interior scheme. She even drove to the builders other communities, took pictures of the exteriors that helped us figure out the perfect combination of stone and brick. She sent pictures throughout the build over a 10 month period. 8 months into the build we found the builder was discounting their homes, Cory wrote an email to the builder and they gave us a discount even though we had a signed contract in place. She helped us delay closing when the house wasn’t ready. I’ve bought and sold many homes over the years and Cory is the most excellent buyers representative and advocate I’ve ever worked with.

On our first in-person meeting with Chip, he led us through an exercise to figure out what exactly we are looking for in our new home. It was very impressive as we had gone through buying and selling process couple of times over the period of 25 years and no agent has ever done anything like this. At the end of this exercise, he knew exactly what kind of house we were looking for and created the search engine based on our criteria. Michael Davis is hands down the best real estate agent that Ive ever worked with. I simply can not recommend him him highly enough. Our home search was not an easy one, Michael had to wear many hats throughout the process. My wife and I came in at the height of the market in the early summer, at a time when you had to bid well over the asking price to be competitive. Our search took a few months. We were initially looking at Trophy Club, Michael insisted on being with us at every showing, of which there were many. He always gave us his honest opinion about each property, including pointing out some negatives that we otherwise might have missed. After many unsuccessful Trophy Club showings, we decided go focus our search in the Southlake/Colleyville area. I feel that at this point, most other real estate agent wouldve become frustrated and focused on other clients. Not Michael, he remained as determined as he was on day one. We eventually found a beautiful, 5 year old home in Colleyville that we fell in love with and made an offer on. The offer was accepted and this is where Michael began to truly shine. He had reliable, vetted contacts for pretty much any service that we needed. His inspection recommendation was able to get in and do his part on very short notice. He found a stucco issue that he wanted a follow up on. Michael was able to get us in touch with a stucco inspector, whom eventually confirmed the issue, which was severe enough to threaten the deal. Michael negotiated with the sellers agent and was able to get us a price reduction significant enough for us to go through with the purchase. Even after closing, Michael was easy to get in touch with and eager to help. We reached out a month or two after signing on the dotted line, looking for a handyman. He put us in touch with one, whom weve used numerous times since and are very happy with. Michael is someone with many years of experience and will truly do his absolute best to make the process of buying a home as smooth and stress free, as it can be. Hell be just as helpful and caring throughout the process, but also long after youve closed.

We sought out the Wall Team because we had specific home requirements we werent willing to budge on nor did we have the time to pursue the searches ourselves. We were happy with the home we were in, so we needed all the check boxes marked to convince us to move. Both Larry and Laurie met with us to review what the possibilities were and it became clear a new build was the path forward. We then discussed when to put our home on the market. They monitored the market in our immediate area and neighborhood and hit the go button perfectly as we had an offer before our home hit the MLS. That offer fell through due to a work transfer which seemed like a bummer but they kept our spirits high. Their team supported Open houses every month and persisted with every lead. After 3 months of 70 different people/families coming through, we decided we were out of time as our new place was due to be completed the next month. They stuck with us and double listed it for sale or lease. We had a wonderful tenant signing papers within a week. They never made us feel like we owed them or that we should have given it just one more month. Regarding our new home, they made a very convoluted building experience much easier and ensured the builder closed on all commitments. We sold our home in Pennsylvania with plans to move in or around the Arlington area. Our Dallas realtor generously put us in the very capable hands of Colleyville realtors Dustin and Dillon McDonald. There was a phone call of questions, answers and things to ponder and days later we headed to Texas for a weekend of house hunting. Dillon and his wife just had a baby, so Dustin took the reins. He was extremely knowledgeable of the area, he was patient and straightforward answering our questions. With Dustins expertise, prayers and faith, we found our new home that weekend. Dustin offered advice and assistance every step of the way. We went back to PA to pack and prepare for our move. When issues came up with the home inspection, Dustin went above and beyond, making phone calls, helping with negotiations, getting answers and making recommendations for contractors when repairs were needed. Once everything was agreed on, Sharon Hughes was our contact for closing. (this transition went smoothly, with Dustin behind the scenes if needed). Trying to buy a home long distance can pose problems and stressful situations - (we didnt realize that some rules and regulations differ state to state). Sharon was great, always friendly, offering advice, getting answers, giving reassurance when needed.
