My fiance and I used Ray while looking to purchase our first home. I really can’t say enough good things about him and the Shapley Realty Team! Ray is extremely knowledgeable, approachable, endlessly patient, and incredibly generous with his time (including evenings and weekends). His grasp on both the buying and selling process was very helpful. He answered every question and could help explain every part of the process thoroughly. Buying a home in Austin is competitive, but Ray was extremely responsive to our sense of urgency. I was grateful for Rays attention to detail on so many things that most first-time home buyers neglect to notice. His guidance from start to finish was invaluable, and it was affirming that he was more focused on answering our questions and giving us solid advice, rather closing a deal.Its both important and rare to trust someone you just meet with such a major life decision (such as buying your first home), but Ray and his team made it effortless. I purchased my first home last summer, unsure of what to expect and confused by nearly every aspect of the process. The idea of buying a home was completely foreign to me and I felt overwhelmed and ready give it up and sign another lease on an apartment.I found Ray Shapley serendipitously and I honestly dont think I would have gone through with a home purchase if it hadnt been for him. He was super easy to set up a call with - he responded to my inquiry while on vacation and we spoke several times in the coming days/weeks. I always felt like he was listening to me, that he had my best interest in mind, and that together we could confidentiality make a good decision on what to purchase.After a few weeks of Ray extremely patiently showing me homes and answering my millions upon millions of ridiculously dumb questions via text, phone, and email, I found my home and Ray made the entire process fast and easy. Somehow I never felt rushed, and Ray made sure I was informed and on the right path throughout the process.Ray is the only realtor Ive ever seriously worked with, but I know he is among the best that Austin has to offer. Even now, six months later, he still checks in on me and answers questions and makes recommendations. I cant recommend Ray highly enough. He is an outstanding guy whom I feel lucky to have met.

We decided on a new build and his expertise in the construction process and interacting with builders was invaluable, especially since this was a long distance effort, with the requisite anxiety that goes along with that. Ray has helped me find both investment properties and live-in homes that have fit exactly what had been looking for. He has negotiated for great sales prices and gotten me higher than market rental income for my investments. No matter what issue has come up during the closing process, he has been able to fix it. His constant communication during the process is also very helpful when dealing with the time sensitive nature of home sales.

I never write reviews…but Ray and his team made the home buying process enjoyable. I worked with Ray a couple years ago when I first thought about buying a home and I ended up not buying at that point. He didn’t make me feel bad for wasting his time and was understanding about my circumstances. After working with Ray during that brief period I knew I wanted to reach out to him again this time around. I texted him on a Wednesday night and he responded immediately. He asked a few questions, set us up on his website, and we were looking at homes that weekend. He is a smart agent with tons of experience and he truly understands the Austin real estate market. This was obvious when it came down to making an offer and the ensuing negotiations. He has construction experience which is invaluable when walking through a home. He knows what to look for and what types of things are red flags or non-negotiables. Ray is reliable, consistent, responsive, polite, and never makes you feel like you’re wasting his time with uninformed questions or concerns. He does his due diligence and makes you feel taken care of during the process. I trust him. We are closing on our home in March. The close process has been flawless so far with his preferred lender. I couldn’t have asked for a better experience. If anyone asks me if I know a good real estate agent in the future…I will absolutely give them Ray’s number.

I first found Ray on his YouTube channel ‘Where To Live in Austin’ and quickly realized how knowledgeable he was, not just about real estate, but the greater Austin and surrounding city area. His informative videos convinced me that the 3 realtors I was vetting would not be able to provide the local recommendation and perspective that Ray could. I used his user-friendly self-service schedule to set up our intro call and was appreciative of the questions he asked to help refine our search and get me into a house that lined up with my vision. As someone who is originally from South Texas but had been living in the Bay Area in California for 2 years, I wanted someone I could trust and rely on to help me be intentional with my search and make the best of my limited time.My search began in May of 2020 and the biggest thing I appreciated from working with Ray was that I never felt pressured to make a decision or rushed while looking at homes. He is very accessible and professional and is a great second set of eyes. If you are clear with your wants and preferences you will allow him the best opportunity to deliver. I found the perfect house in July of 2020 but knew that even if I hadn’t, he would have no problem continuing the search. Ray is helpful through every step of the home buying process and answers all questions so that you’re prepared for each phase of the purchase.I’ve worked with many realtors in the past for various investment properties and trust me when I say that If you are looking for a home there’s no one I recommend more. Thanks for everything, Ray!Note: My search was taking place during COVID-19 which made it extra important to be intentional with the properties I chose to see in person. I felt safe during the visit in spite of the challenging times because Ray always wore his mask and stayed a safe distance away while still being there to answer questions and share his perspective.

Nathan is a tireless worker, always making sure that the contracts are up-to-date, the details filled out to my specifications and getting me what I need, when I need it. I and my tenants appreciate it.Ray is always there to help. He is skilled in the art of negotiation and hes become my go-to guy for purchasing properties. Hes got great analytics. I found Ray on YouTube viewing one of his videos about where to live in Austin. I could tell within the first two minutes of the video that I was going to work with him. He grew up in Austin and knows all the areas very well. In one weekend i viewed over 10 houses, all that met what I was looking for and in the area we spoke about. A week later we had an offer out and a deal made. I’m very lucky to have worked with Ray and would do so again in the future .

I contacted Herbert to help me find a rental home. I was traveling a lot for work and having Herbert on-board was the smartest thing I ever did. He sat down with me and developed a solid profile of my needs and timeline. He followed up immediately with some suggestions and ultimately with the property I am in now. In several cases, Herbert provided real time virtual tours of potential properties via his cell phone and web based video conferencing. This made it very easy to narrow down the list and find a place that met my needs. I appreciated his confidence and knowledge of the industry. He is also very well networked and was able to leverage this to cast a broad net of potential properties, I would definitely use Herbert again and recommend him to anyone looking for real estate services.
