When we made the decision to sell our almost 4000sqft home and downsize to a 2000sqft home, the decision did not come easy. As empty nesters, we wanted something much smaller, closer to the current home we were going to sell and in a great neighborhood; Ruth and Chris made the process a lot less stressful for us.We interviewed 5 different realtors and Ruth and Chris were by far the best. Their strategy for selling our home, buying a new home and doing both within a time frame where we can move from one house to the next, without having to use a storage unit, couldnt have been executed more soundly.The process did not come without its hiccups but Ruth and Chris mitigated all issues with a cool head and with a rapid response. In the end we are in our forever home and are looking forward to many years in our new neighborhood and since we are still nearby our old neighbors, we get to share our new memories with them as well.I highly recommend Ruth and Chris to anybody who is looking to sell or buy a home. The Ruth/Chris team went above and beyond to guide us through the process of selling our existing home and purchase of our new home. Although we had to navigate through some unique challenges on both sides of the transaction, their wealth of real estate knowledge and experience was invaluable in guiding us through the process.We initially met Chris at an open house several years earlier and were drawn to his warm personality, while also impressed by his knowledge of the local real estate market. So when it came time to list our home, we knew there was only one realtor we wanted to work with. During our initial consultation, Chris explained everything about the selling process while also providing some tips on how to increase the value of our current home. Listing our home was effortless with the Ruth/Chris team, we were particularly impressed with the professional photos and guided video (virtual tour) that they had arranged. Ruth and Chris were fantastic throughout the process of selling my mother’s house. My mother had passed away and I was handling the sale of her house while living out of state. I needed to rely on Ruth and Chris to arrange for house renovations and cleaning to prepare the house for sale in addition to the selling process. Ruth and Chris provided excellent advice on preparing the house to sell and setting the right price to sell in order to maximize profit and minimize time to sell. The painting, carpeting, etc. was done in a timely manner and upon completion the house was listed immediately. A great offer was made and accepted within a few days. When the first buyers backed out, Ruth and Chris had another offer lined up right away and I ended up with an even bigger profit! Throughout this process, Ruth and Chris were extremely responsive to any issues that arose and communicated often. They were always very positive and enthusiastic. They understood that I was under stress, dealing with the handling of my mother’s estate and they were very supportive. I especially appreciated their honesty and candor, following through with what was promised in our first meeting. They really exceeded my expectations and I highly recommend them.

Ruth and Chris made the process of finding a house for my son as stress free as possible given the fact we had to sell a house in the Austin area and purchase one in Houston. The house in Austin was under contract in the first two days it hit the market. Therefore we were pressured to find something in Houston pretty fast. Getting the timing right is so difficult but we did it with Chriss help. Ruth and Chris also gave guidance on the Austin sale which helped out tremendously. My son and I were stressed after one house did not work out due to timing that I was bothering Chris even on Fathers day. But even with family around I still came first with Chris calming me down saying I promise you the right house at the right price and time will come. It did! A brand new house, which was our preference but most neighborhoods had no quick move ins, appeared. The original buyer was unable to sell his house so the house was put back out for sale. We grabbed that gem right away. It fits my sons needs and is in a nice neighborhood with plenty of amenities. Chris also attends the walk through and is very knowledgeable when it comes to looking for problems so they get fixed before move in as well as negotiating. He is very charming. I highly recommend Ruth and Chris for your homebuying needs.

Chris and Ruth are modern day wonders, superheroes without capes! My cousin referred Ruth and Chris to me when I was looking to buy a house for my mother in Katy in early 2021. My cousin stated that they were “highly efficient,” “fast” and “extremely competent.” These words, however, do no justice to how exemplary Chris and Ruth are as professionals and, more generally, as human beings. They are, without question, two of the most trustworthy, conscientious and genuinely decent people you can hope to find.I had never purchased a house before, and I was nervous and wary of the process. As I live in Europe, managing a purchase from abroad was even more daunting, particularly given the escalating housing prices and volatile economy.Chris set me at ease from the very outset. Not only is Chris almost supernaturally upbeat, energetic and affable, he is calm and unflappable in the face of a stressed and sometimes mercurial and often demanding client (me). He took the time to discuss my many concerns, answer my many questions and treat my mom with utmost respect and good-natured humor as they scoured the neighborhoods for a house to my mother’s liking. When nothing suited, he suggested that we consider constructing a house of our own—something that I had almost immediately discounted given how complex and burdensome the process seemed. But Chris walked me through it, onboarded Ruth to answer questions on the contract and financing side, and off we went!Setting aside the remarkable personality traits that make Chris and Ruth such a pleasure to work with, they are also exceptionally competent and highly knowledgeable about the housing market.Ruth was with me every step of the way when it came to the documents, taking late night video calls to explain provisions to me and tirelessly fielding questions from me on the weekends. All this commitment, even though she had just become a new mom!As we were constructing the new house, we also had to sell my mother’s townhouse, and we wanted to time the sale of the townhome with the closing on the new house. I thought this would be a difficult feat, but we engaged Chris to handle the sale and its timing, and he, in his usual, relaxed but efficient style, made it seem effortless. When he walked into the townhome for the first time to inspect the premises, he eyed the various rooms and offered suggestions as to what we could do to improve the townhome’s value, while advising against taking certain other actions that he felt would increase our costs without adding value. I was impressed by his keen insights and ability to survey the property so effectively, without being the least bit overbearing. Chris handled the sale beautifully, obtaining more than our asking price.On closing day for the new house, as we were signing documents at the title company, Chris appeared, beaming and bearing gifts for us to congratulate us on our new home. Even after the closing, Ruth and Chris never hesitated to help with whatever additional questions or requests I might have. They are remarkable people.Our trust runs so deep that my entire family has partnered with Chris and Ruth for all of our home purchases and sales—five and counting! When the time came, Ruth/Chris Real Estate Team was recommended to us by my sister in law, and what a blessing it was.Since day one we got in contact, I felt that all our worries of selling the house while we are out of State would be much easier than I anticipated. They asked us about our expectations and they clearly “listened”, they explained the process to us since we had never sold a house before, it had been nearly a year since we were in Texas, so we had no idea of the exact condition of the house, so there were many factors that remained to worry us.The very next day, Chris informed us that they already had driven by the house, gave us a general report on the outside condition and gave us the action plan. As newcomers to the state, we relied heavily upon Ruth’s and Chris’s expertise to guide us into finding the right fit for our family. I can honestly say that they found us the PERFECT fit. They didn’t just find us a “house;” they found us a “home.”From start to finish, the process took over a year, not to mention a pandemic in the middle of it all. He was outgoing and friendly, though not pushy at all, which is something I truly appreciate in any salesperson. He was also clearly very knowledgeable about the Katy market. I seriously cannot recommend this pair of individuals enough. From the moment my wife and I met them, we were sold on who we wanted to represent us while looking for our new home. I had my beautiful home in Cinco Ranch painfully listed for over a year with an agent I previously used and despite showings I had no traction. The only thing accomplished was me always maintaining a spotless home for my wife since the 100 or so showings we had were worthless and when I would call my agent days later I was told that the leads would be followed up with? Why not the day of the showing or next day? This was a concern.I can not describe how tiring the process became of having to clean my house with little or no notice, remove my animals and displace my daughters since we often had to suddenly leave our home. This went of for over a year with over 100 showings and no results.Making the decision to switch agents wasnt very easy for my wife since she felt we were already invested timewise. She also thought it was the market or my home, but with 23 years of sales management and with the conversations I had with my agent I knew it was the person not my home or location. None the less, 1 year after being with the same agent, I terminated that relationship and met Ruth and Chris Glapa!Upon meeting Ruth and Chris I was immediately impressed. They just didnt simply take a few pictures and slap my home on MLS/HAR with the other 150 homes represented like my prior agent and simply hope for a result. They went into depth with their philosophy which I 100% agreed with, dissected my home, community and gave me honest feedback that led to us developing an amazing plan of how they will sell my home. Ruth and Chris actually told me that there was nothing for me to do with my home other than continue to have it show ready but taking on a year long listing in a depressed market would be difficult. Ultimately they made it look easy! My prior agent didnt believe in simple things and especially in going above and beyond like the Glapas.My prior agent literally took pictures, posted them and waited for an offer that never came. There was no follow up or hustle like the Glapas. He didnt believe in gimmicks like Open Houses, which come to find out really meant he didnt believe in work and hustle, my prior agent had over 100 listings in their group alone... I was 1 of the many.The Glapas deployed the upmost of professionalism, tools, attention to detail, frequent communication and feedback, hustle factor, follow up and went above and beyond in every single way. They brought in the most state of the art tools for the best pictures which had brilliant comments on the listing, videos and actually pushed the home. In fact including the open house they did upon listing I had more showings in 17 days than the past 4 months with my prior agent! In fact when somebody would inquire about my home and they didnt have an agent or their agent was unavailable Ruth and/or Chris wouldnt put it off, they would personally show my home so the prospect wouldnt have to wait and possibly lose interest!Well, it happened, despite the despair and sense of hopelessness they accomplished the unthinkable... In a depressed market with tons of competition of homes, entering the slow season their efforts and work yielded a full asking offer and after only 17 days on the Market with Ruth and Chris we were done. We successfully closed on 9-19-2016! Their efforts didnt end with the offer, they had brilliant resources to assist with inspection, were by my side through the closing process with the lenders and were with us at the closing of our new home!My only regret is that my wife didnt find Ruth and Chris sooner! Actions always speak louder than words and the Glapas went above and beyond in every conceivable way, for that we are thankful!If your home is in a similar situation as mine was dont procrastinate, time is money and call Ruth and Chris. Furthermore I gave Ruth and Chris permission to have any interested parties contact me directly if you need to hear my good story from me personally!

Chris and Ruth are fantastic at what they do. My wife and I moved from New York City, looking for better quality of life to raise our kids. As you probably know there are as many realtors in the Houston/Katy/Richmond area as there are potholes on I-10. It was very overwhelming at first. I needed a team that knew the area.
