Sam has helped us with multiple home transactions over the years and I have never been disappointed. He explains everything in detail and told us what we should expect and how to make the process easier. He also recommended qualified professionals in the place we were relocating to. Between the research and follow ups that he provided our home buying and selling processes were both relatively stress free. I would highly recommend him whether this is your first home experience or your tenth (like ours).

Sam is a spectacular agent and I would argue he is perhaps the best agent we have ever seen. My wife and I have been through the house-buying process several times; and in that time we have always worked with different agents. From that we had built up an assumption that the act of house-buying would always be a bit of a cookie cutter experience. But after working with Sam we realize that he in an entirely different tier from everyone else.Our journey started when a family member had a medical incident over Christmas 2024 which prohibited the use of stairs. So we quickly found ourselves shopping around for a single story house. We somehow lucked out and met Sam and immediately my wife and I commented on how professional/meticulous he was, and that made us absolutely want to work with him. Early on I had taken note of how knowledgeable he was about key things to look out for with home maintenance. He was pointing out cues for sewage pipe integrity, questionable electrical panel manufacturers, proclivities of construction trends through the times, and dozens of other considerations people usually overlook. I am someone who reluctantly claims to have done it all; crawling through the attic to replace AC ducts, painting cabinets, excavating concrete to add sewage lines, sweating copper pipe, replacing toilets, building walk in shower pans, laying tile, hanging drywall/texturing, building custom cabinets. Having experienced all of that, it was refreshing to meet an agent who knew enough to recognize and point out problems that I normally would.Negotiations and closing were made so incredibly easy with Sam and his team as well. We hardly had to do any thinking, before we brought it up, their team always produced offer/negotiation strategies, title or floor-plan inconsistencies, and considerations to plan for as the closing date approached. He even gave us a post-closing package detailing several recommended actions to help save us money and heartache in the long-run. Sam helped us purchase our first primary residence home in 2021 in Aubrey TX. Since then he is in contact with us. He always checks if we need any assistance, like insurance, repairs, maintenance, preparing for adverse weather conditions etc. I was looking to buying rental property in cities close to my home like Little Elm, Oak Point and Providence Village. Last month December 2024 Sam helped me to buy my first rental property in Providence Village TX. Today, I signed lease with my first tenant with Sams assistance and guidance. My husband and I worked with Sam and Bailey for both the sale of our first home and the purchase of a new home. We loved working with them so much, we used them for the sale and purchase of our second home as well - so we’ve worked with them over several years in different housing markets. Sam and Bailey are definitely a dream team. For the sale of our homes they included a detailed pre-inspection process, priced our home perfect for market and with the proof of why, yet were open to any suggestions and encouraged us to make the final decision every step of the way. They offered guidance in any updates we wanted to make and staging before listing to put us in the best position to sale. They did extensive marketing before our home went live, exceptional video walk through, hosted open houses and more. On both occasions our home sold quick. Working with them was seamless, paperwork wise as they are excellent communicators and make the process as simple as possible. As first time home sellers, we had no idea regarding the processes involved. We only knew we needed a realtor. We contacted several realtors who never returned our calls. We contacted Sam Thomas and he returned our call the same day! We set up a meeting with Sam and his coworker Bailey at the house for the initial walkthrough. They explained their process of pricing homes and how they use social media to advertise homes with video and photos.They made the arrangement for the pre inspection to be done. We met again after the inspectors report came in and they explained what items needed to addressed. Sam and Bailey made all the arrangements for the people to do the home repairs, foundation repair, roof replacement and the video/photos. The house was listed on a Friday and after the initial showing, we had 15 offers. A couple of days later they presented us with what they thought were the 3 best. We worked with Sam Thomas from Providence Group. This was our first home purchase, but Sam was not our first agent. Some of the things we loved about him over the others were that:- He is extremely responsive. He would always get back to us quickly, which was great, especially in this market.- He has years of experience in this industry. While touring dozens of homes with us he always made great call outs. We also noticed he was able to give estimates on how much certain repairs would cost. This was super helpful for us while touring homes.- He’s never pushy. He made great recommendations when we asked, but otherwise there was never any pressure from him.We feel so lucky to have found Sam! He helped us get our first home, and I’d recommend him to anyone purchasing, but especially if you’re a new home buyer.

We were so lucky to have Sam as our home agent. It was our first time to buy a new construction home in US and because of Sam it became possible to be a home owner. Sam is extremely knowledgeable and knows minute details of all the steps involved in home buying. Sam advised us time to time and stood with us on every step of the process. He followed up with the builder regularly regarding construction progress and even with the city to find out that citys website has a typo in the tax rates and came up with the accurate tax rates to avoid any confusion. Sam Thomas was amazing! We first started our home search in early 2021, right when the market was becoming insane. Sam went above and beyond to try and find us something before we needed to move here for our new jobs. After making 2 offers that werent accepted, and not really finding anything else we were interested in, he recommended renting something and returning to the house search at a later date. This was the best advice for us! We decided to resume our home search in November and were able to find our Dream Home in under 2 weeks of searching. Through careful screening on the web and phone conversations, it becomes clear that Sam is the best choice. He explained the whole flow and each of the steps, from overall market condition, location selection, identifying properties, loan arrangement, making offers. That gave me a clear path. He also explained what kind of issues could pop up in the process, and give suggestions on how to deal with them. He goes further to clarify few things that a new for us. We ended up with home with a special offer with close to 25000 discount for a new home. All our appliances are free from builder. It was a tight deal. Earlier we missed a house just by minutes. But the next time, Sam and Bailey were on toes to find a similar deal and they stayed in constant touch with builders. Without Sam, we will not have this kind of a deal. He is most professional in this business I bet.

My Name is Arun. When I first met Sam, I met him as an agent showing me another house that we were looking on our own. That was my first house touring and Sam was the seller agent. I was impressed with his level on details on the home and he was able to point out the defects on certain areas. We got opportunity to explain our needs and Sam was paying full attention and details to our requirement and spend lot of time with us explaining about certain criteria to look at. Buying a home from out of state, we did not know of any good real estate agents so my husband & I started out by browsing through Zillow to find homes we liked. We found an agent but she left us hanging when we had questions. Later we stumble upon Sam and met up with him then made plans after getting our pre-approved to come into town to look at some of the homes we had on our list. While looking at homes, Sam was really quick to point out things that we did not know to look for in these homes that could be costly issues down the road which was great since the homes in TX were a lot different from the homes where we came from. For two days, Sam guided us through homes until he had other appointments to attend to but he then handed it off to his trusted partner, Bailey. Bailey showed us the rest of the homes on our list but at that time, none of them met our needs. Bailey and Sam continued to help us find a home even after we left back home. We were able to FaceTime one another to view the homes we wanted to see. Being a great realtor who wants to help someone find the perfect home, Bailey was not only our eyes but our nose! Yes, I said nose!! She knew of our family’s allergy problems and even pointed out that one of the homes had a distinct smell that they felt would not be able to be rid of and could cause affects to our health! Not all realtors would go through these great lengths to assist you. But that’s not even the craziest part of our arduous journey together!! When we finally found our dream home even being pre-approved….the lender had going with was taking us through hell and back. Which by the way….I DO NOT RECOMMEND AMERISAVE!!!! Because of them being unorganized, non-communicative, and unprofessional, we almost lost our home and all the vested money so far by putting us through hell paying our CPA several times to get what they wanted just for them for tell us the day before closing what the real problem was which by then it was too late to do anything! Bailey was very understanding and did her best to help us in any way possible. Luckily, we found another lender last minute and went through closing the following week and Bailey gave us a super sweet & cute congratulatory housewarming gift basket. Great realtor, went through 6 different houses with me over the course of 4 months until I found the one I wanted. As of this writing, the housing market in the D/FW area is very competitive. More and more major companies are basing their operations here and the shortage of housing is becoming more apparent, as the most sought after homes are being applied to the very day they are listed. Finding a rental home that I could be happy with seemed like a very daunting task. I started my rental home search early, and by chance I was attracted to a listing from Providence Group Realty. I sent an inquiry and literally within an hour, Amanda Thomas (Broker/Owner/Agent) responded to me and paired me up with Steve Reddin (Agent).I wont bore you with all of the details and all of the time and care Steve gave me on my search. But I will say that there are many agents and clients out there who are NOT involved in good business practices. They are taking shortcuts, their properties are not always up to code, and they are playing games with applications - shopping them and participating in predatory behavior. Steve and Amanda are a complete class act and are able to spot sketchy business immediately. Steve put in many many hours with me - to the point that he most certainly lost money due to the amount of time he spent with me, seeing houses all over the place at the drop of a hat. Amanda stepped in and stood up for me when I was being blatantly abused by a realtor representing a property I was interested in. She knows what she is doing and she makes things happen. She cares.Ultimately I just signed a lease yesterday on a property that met every single one of my Must Haves - something I truly thought I would have to compromise after the long search. But because Steve made himself available as best he could, all while juggling the schedules of his other clients, this was able to happen.I will definitely be contacting Providence Group Realty when I am ready to actually purchase a home and I cannot say enough good things about my dealings with them.
