Our Moreland realtor, Sean Mooney, was a godsend. He recently sold a neighbors home and we were impressed with his knowledge of our neighborhood and the West Lake Hills real estate market. He developed compelling comparable sales information to help us strategically price the property. He also created effective marketing materials and was proficient in leveraging both social media and traditional print advertising. He was judicious in recommending improvements that would best position the property for a sale. He brought to bear a cadre of trusted companies for staging, completing repairs, and the closing. Sean always kept us informed and was available and responsive when we needed his assistance. Kudos!

To stay that Don is a fantastic broker would be an understatement. He shone at every task one would expect, but also went above and beyond in helping us sell our (very hard to sell) home. After sitting on the market for over a year, we brought in Don, and he not only gave us invaluable advice (he’s very knowledgeable about local zoning and related issues), but was hands on in helping us accomplish the many steps we eventually needed to take to get the city to allow us to rezone and potentially demo our historical (but ultimately unsalvageable) home. He brought in his personal (excellent) contacts and then oversaw inspections, necessary landscaping and engineering jobs, personally met with city staff members, spoke with architects about a number of relevant issues, and took on many other more mundane tasks - more than once, we met Don on our property (which we were no longer living in) and found that he’d picked up trash, swept our floors, and done related staging type tasks. Throughout the process, he kept us apprised of every happening and potential offer (we were often in daily contact). It’s no exaggeration to say that I’m not sure that anyone other than Don could have sold our property. As an added bonus, Don was a joy to work with- he’s smart and caring and has a wonderful laid-back sense of humor. As should be evident by my comments, I recommend Don wholeheartedly and without reservation.

Hedy Donnelly is an unbelievable agent who went far, far beyond what we expected of her at every step of the way! Hedy knew what questions to ask us, the seller, the inspectors, and her colleagues, and she never failed to get us answers and results. Our purchase was a complicated set of transactions involving multiple parties, but Hedy was always available for us at a moments notice. She understood the market, lined up all the appointments, inspections, survey, and never missed even the smallest of details. Weve known Don Sembera of Moreland Properties for about sixteen years now and hes like family to us. He helped us buy what we like to call our first real home now, most recently our dream home.We can always count on Don to point out potential pitfalls in a home, especially when it comes to foundation issues. He knows the soil in Austin and which homes are more likely to shift and the ones that are solid as a rock. He also knows what homes may have cast iron pipes, windows set too high and not up to code, among other things that otherwise wed have no clue about.But more than that, he has fantastic vision. After selling our Austin home and being familiar with the Austin area having lived here since 1997, we knew we wanted to be in the Texas Hill Country, but we weren’t sure which neighborhood best fit our needs for both now and in the future.Kemper listened to our must-haves and nice to haves, and we walked through multiple homes, and neighborhoods throughout the Texas Hill Country. When we finally landed on a new build, we were ecstatic. Kemper helped us navigate and negotiate until the t’s were crossed and i’s dotted - signed contract! We all kept a close eye on the build, and unfortunately we ran into one issue after another until the builder agreed that the house was sub-par…Kemper helped release us from the contract, and we were homeless once again.When a house popped up in the Spicewood area that looked as if it checked all the boxes, Kemper met us there ASAP. She helped us talk through all the details - from the house to the neighborhood and we made an offer the next day (this was the 3rd contract Kemper presented on behalf of us!). I was on the fence about the decision to use a realtor to sell my home given how its been such a buyers market and there are disruptors who promise to take less of a commission (e.g., Zillow, etc) However, 15 minutes after meeting Jamie Novak, I knew the disruptors were no match and that her services are invaluable. She managed everything with ease, became a full on team member to help stage, list, and sell my home (for 75k above asking btw) and knows HER real estate. She is data-driven, smart, professional, and a truly wonderful person to work with. I would recommend her to anyone who is wanting to sell their home not just for money but for a purpose. She will help you get there.

I recently accepted employment in Austin and needed to find a new home here fairly quickly. My wife and I were moving from DFW, and we knew almost nothing about Austin residential property. On the advice of a close friend, we called Debbie Gainer to talk about our search for a new home. After speaking to her for the first time, I realized Debbie was an experienced, knowledgeable professional, and was the right real estate agent for us. We sent her a list of requirements for our new home, and the addresses of a few properties we saw on the internet. I identified my maximum commuting time and distance from home to downtown, and our price range. Debbie went to work on our list and was ready within days, scheduling showings for all of the houses we asked about, and many more she found that met our criteria. The following Friday, she showed us five houses. The last house Debbie showed us was perfect for us. She helped us put a contract offer on that house the next morning, then we loaded up and looked at four more showings, until we got word from the sellers agent. After some back and forth, we had a contract. Debbies advice helped us secure the property well below asking price, a really great home in a great location. Debbie referred us to a professional inspector and solid title agent, helped us with home warranty information, and provided all sorts of advice on moving to Austin. We closed today, 17 days after our first phone call with Debbie. She made it happen for us, and we never felt rushed in the process. Debbie is not only our agent, she also our first new Austin friend. She has our highest recommendation.

Once we arrived in TX we were primed and ready to lock down on our future home, and we did just that within weeks of having relocated to TX.Debi had expert knowledge of the areas around the Austin area, and was able to provide us with details that wed never have figured on our own. My wife and I recently moved to Austin from out of state and were referred to Mary Jane Moran by an acquaintance. Working with Mary Jane was a great experience and I would not hesitate to recommend her to anyone looking to buy or sell a house in the Austin area. So now for the specifics:* During our first conversation, Mary Jane took the time to really understand what it was we were looking for both in our new home and in our new community. When it was all said and done, we ended up with something different, but more on that later.* Shortly after our conversation, Mary Jane sent me a number of MLS listings to review and discuss with her. In looking at them, I could tell that she had spent a good deal of time thinking about our needs and really tailoring the search to fit our criteria.* Mary Jane was able and willing to dedicate the time needed to help us find a house. In the very rare case that she was not available, she had her assistant available to show us properties.* Mary Jane is very knowledgeable about Austin. Over the course of our almost five month search we looked in Tarrytown, Central Austin, South Austin, Eanes, Northwest Hills, Circle-C and points farther southwest. She could provide us a depth of information about all of these areas - not just the housing that was available, but also information about commute times, schools, the personality of the areas, local resources and shopping, etc. All of this was very helpful for us as we had little familiarity with Austin.* Mary Jane was willing to do whatever she needed to help us find a house, whether it was contacting builders for information on upcoming inventory or arranging showings at FSBO properties.* She paid attention to our likes and dislikes throughout our searches and used that information to guide our search.* When it became clear that we were going to have a hard time finding what we wanted in our initial search area, she was able to think out of the box and help us identify other areas of town that would meet our needs. We ended up in a part of town that we would never have initially considered and after almost a month of living here we love it.* She was willing to offer her opinion, both personally and professionally (which I really appreciated), but never pushed.* Throughout it all she was cheerful, optimistic, professional, and a pleasure to work with.
