We utilized Michelle Allen when we decided to sell our family home in Thrall . From the start, Michelle was super enthusiastic and informative. She walked us through the whole process. The sale of our home was not like most others. Comps were not really available for the type of property we owned in the tiny town. The age, size, upgrades, and amenities lacked immediate comps. She had to go to work to find comps in the surrounding areas. But, she did and explained to us and other realtors how she utilized information she learned from years ago when she worked in the banking industry. When the first person who put in an offer backed out 3 days before closing, Michelle put it into overdrive to reach out to others that had previously shown interest in our property. Within a couple of days, we were in another “Contract Pending “ status which resulted in closing with full asking price of our home. Now, enlisting her help in selling my home, she once again has taken it upon herself to make the transition easy. Michelle walked us through what the process would look like from beginning to end on our first meeting. She was able to schedule house showings that fit within our chaotic schedules, and made it to every meeting with the builders from contract signing to walk-throughs.Michelle ALWAYS made us the PRIORITY throughout each step of the process. First, at the home inspection, Michelle asked the questions that I didn’t know to ask, leaving no questions unanswered.Then, during the final walk-through, the original build site manager tried to rush through and make excuses for incomplete items while avoiding taking accountability and seeming unwilling to uphold build expectations. Michelle asked him if he would accept the imperfections if it were him buying this house. When he tried to make me feel inadequate, she called the situation for what it was, and put the accountability back where it belonged, with the builder. She even did one more final walkthrough the morning of our closing to make sure everything was completed, and went on our behalf so that we wouldn’t be late getting to the Title Co.At closing, when being rushed though signing what seems like a hundred different documents, Michelle interjected to explain important details that would save us time, money, and headaches in the future.Michelle took the lead in the home-buying process where we needed her to, while letting us discover what exactly what we wanted in our home and helping us to find it. I can’t imagine having gone through this process without her by our side and feel blessed that she was.The gift to celebrate our closing couldn’t have come at a better time, and just shows her genuine excitement and dedication in helping others to find their perfect home. What a jewel Michelle was to us. She was instrumental in getting the house ready to go on the market, far more than a realtor should be expected to do actually.When we interviewed her when we were thinking about selling our house, she was thoroughly prepared with handouts, market analysts, and answered all our questions. What swayed me to hire Michelle was that she said I am not 100% sure about that so let me find out for sure and let you know and I dont think that is correct, in my experience it usually is XYZ. I immediately knew that if she was willing to risk getting our business by correcting what we wanted/said and admitted to not having an answer, then we could trust her to tell us the truth and to handle herself honestly during our dealings.We had to leave town, and things werent as ready as I expected them to put house on the market. Michelle literally rolled up her sleeves, kicked off her shoes, and started working on our house and letting our teenage son know what he could do to assist the process. I am not using hyperbole here, she saved the day! And I was not expecting to be impressed either as I had a previous mediocre experience with a realtor who handled a previous purchase of a house for us.Michelle is very organized and communicates very well and directly, which I appreciate as I like clear, concise information when dealing with potentially hundreds of thousands of dollars.Michelle went to bat for us with another realtor who appeared to not deal 100% from an honest position and set things straight so our interests were not hurt to benefit the new buyers. I sold my house in April 2022 and had Michelle as my agent. I chose Michelle because of her very detailed and informative sellers presentation. Though I told her I was hoping to get $850K, after doing her analysis, she advised me to ask for $780K with the explanation that it was most likely to be appraised at that value, she used comparisons to show why that price was best for the initial posting. She believed, but did not promise, that it was highly likely we would get more than that and even possible that we would blow past even my original ask. We did in fact get an offer of a million dollars in less than 24 hours.She helped us make our home look great and ready to sell fast. Her list of professionals, from stagers to painters to photographers and more helped make the process easy and less stressful.
