I cannot say enough great things about Erica and Shelly. We were a Seller and from the moment we had an offer to the day before closing when we received the closing statement, they were both excellent in how the watched and managed the process.We met with 4 Realtors before we listed our property and Erica can as a recommendation from someone. She was not on our list because we didn’t know agents in the area and so we initially selected known name firms. Complete mistake.From meeting one (which was the next morning) after we called in the afternoon, she arrived with research on our property, knowledge about the area and comps that made sense. She had a planned strategy and we knew immediately that this was a person we could trust and would do what was needed to market and sell our property.ABSOLUTELY ABSOLUTELY recommend these two.

We have worked with several real estate agents over many buying/selling transactions (some even being personal friends) and I can say that BY FAR this was our best experience. Erica was knowledgeable, helpful, always available when we had questions (even silly ones), always kept us in the loop on everything that was happening, and she was a PLEASURE to work with! I believe she went above and beyond to help with the sale of our home for a cross-country move and helped us get top dollar in a crazy market. The only bad thing is that we moved across the country and Erica wont be able to represent us in the sale of a home now. Id give her more than 5 stars if I could. 10/10. Highly recommend!!! Erica has been an excellent agent since we met for the first time last year. She had answers to all of our questions and was always willing to show us several homes before we decided on what residence to purchase. Going through the purchase of a house is no big task and she helped us in every single step of the way, either explaining the intricacies of a contract, like taxes and fees, all the way to what kind of area was more desirable for a family like ours. She does her research well, keeping up with the demands of serving a market that is always growing and changing. Not to mention that she is friendly, courteous, and someone that we would love to have as a neighbor. My wife and I did extensive research before finding Erica and we are so fortunate that we did. We moved from CA and while a cross country move can be stressful, Erica and Shelley made the process seamless and comfortable. Erica displayed a genuine interest in us and our specific needs throughout the entire process and worked around our flight schedule allowing us to fly out and see over 20 different homes. Although we didnt find a home on that trip out, Erica and Shelley worked with us and conducted a virtual tour for 2 additional homes, one of which was just right and we made the offer. I was looking at areas to relocate to around Jan 2023. I didn’t know where I wanted to move yet bc my husband’s job was flexible on location so I started to put feelers out early in the year. I asked my realtor (in Louisiana) if she had any recommendations for a realtor in the greater Houston area and she recommended Erica Stietenroth’s team. I contacted Erica and immediately she went to answer all the questions I asked (& there were many!). I was transparent and explained my situation and how I wasn’t sure if I was going to rent or purchase and she had no problems recommending areas, prices on rentals and pricing for housing. Shortly after speaking with her, Shelly contacted me and told me that any house I want to see virtually, she would set it up and FaceTime me. It was very important to me that I was in a safe area with great schools and Shelly accommodated all of my requests and needs even though I wasn’t even sure if Houston was my area or if I wanted to purchase a home. I never felt pressured or a burden when I had questions or wanted to look at houses. All of these things are important bc I am a busy mom of 6 a state away. :I truly wish every person who needs to sell a home would have the privilege of working with a Broker of such a high caliber as Erica Stietenroth, Keller-Williams, particularly if, before the sale has taken place, you have to move more than 200 miles away. Early in 2019, I made the decision to sell my property in Katy, Texas and move back to the rural Community where I grew up, near Waco, Texas. I won’t even go into the how and why I refused to even consider two Brokers who were recommended to me and selected Erica, based on her information flyers, but I really do want to highlight how satisfying it was to realize my decision to partner with Erica was spot on. From our initial meeting when she explained the entire process to me (even taking the time to handwrite some aspects due to me being hearing impaired and following up with email to ensure I had all the information I needed to make an informed decision about each step of the overall process and understand detailed aspects), to the final “transaction funded” notice, I knew if I had any concerns I only needed to fly off a text or email and Erica would immediately answer any concerns that I had. Once the listing was in place, Erica ensured that I received timely updates and overviews on the real estate market in my area, feedback from viewers of my property, and how specific properties near mine were performing. This is valuable information that helps keep a seller’s mind at ease, and provides indications of necessary adjustments. I REALLY treasured Ericas ability to display her professionalism and complete grasp of the Real Estate market while at the same time displaying extreme sensitivity in helping me to “let go” as she provided me with realistic options from which to make the final decision, based on what I was comfortable with. My wife and I were relocating across the country for work and had never been to Houston before so looking for a home was something we needed a lot of help with! Our realtor that was helping sell our house recommended Erica and her team to us to look for a home to buy down here. Its been a long process and I hope to capture all of what Erica and her team did for my family:Pre-Contract:Erica spoke to us over the phone to introduce herself and gave is a brief overview of the home buying process in Houston. From there, she emailed us all of the info and set us up with HAR. In addition, she gave us a very thorough questionaire to better gauge what type of home we were looking for and it wasnt just simple questions like how much sq. Ft. but also dove deep into what our hobbies were and what we like to do. So it not only gauged the physical home but also the neighborhood, schools, stores, etc.From there, Erica setup some searches for us and for a few weeks we perused the app and picked some homes that we wanted to visit. My wife and I then scheduled a weekend to come down here to physically visit the things on our list. Erica drive to our hotel, picked us up, and drove us around all over Houston to see these homes. It was super nice and easy and along the way between each home educated us about the areas we were driving through.As we were visiting each home, Erica immediately knew if the home was flooded before, if it was a good deal, if the price was on par with the actual value of the home, and if it was a good investment for our family. She would consider things like having a busy street to get out of the subdivision or if there were stores and schools close by. Erica was straight and to the point too! She didnt try to sell a house just to sell a home. Her very direct communication style was perfect for us and since we were only in town for a few days to see around 20 homes, it made narrowing down our choices very simple.Contract Process:After we chose a home we wanted to put an offer on, I think it took all of a few minutes for Erica to have a strategy and to recommend the price of the offer. As a testament to her skill, once the home was appraised, it was the exact price that Erica said it was worth based on her research!This next part is unique to the property we chose to put an offer on and I assure you, none of this was caused by Erica and her team. Im not sure how else to explain the rest of our offer process other than what could go wrong, went wrong. Everything that had the possibility of going sideways, did and went upsidedown too. Throughout, Erica and Shelly kicked it into high gear and were the best client advocates! Erica basically turned into an attorney and used her excellent knowledge of contracts to force things through.Above and beyond:The sellers in this transaction were very rude and decided to leave the place we were buying dirty with trash all over and an overgrown lawn. Erica and her team paid for the lawn and interior of the house to get cleaned prior to our arrivalThe first day we arrived, Erica paid for dinner for us which was such a blessing!Conclusion:I dont think we would be in the house we are without Erica and her team; plain and simple. 100% recommend Erica!
