I worked with a realtor in the same house, same market, and same price range, but despite getting deals, they always fell through. A month before my contract ended, I decided to switch to Dean Melton. When Dean initially toured the house, he was surprised it hadn t sold for the price we had it listed, given the value of the build. My contract with the previous agent ended on a Saturday, and by Monday, Dean was already in the house taking new photos. He had it listed by midweek and secured an offer by the end of the following week. Not only did Dean get an offer quickly, but he also followed through and closed the deal something that hadn t happened in the six months prior. I highly recommend Dean for his dedication, professionalism, and ability to deliver results. It was an amazing experience with top-notch follow-through and quality.

It was a pleasure working with Dean Melton and team. They communicated well with me with almost daily texts or emails and also home listing emails which helped me understand how my home compared to similar ones on the market. The first step we took was a few face to face meetings (and home walk through) to discuss the market and current pricing treads. We discussed a listing price but decided it was best to take some early steps to actually prepare to my home for listing to get the maximum price possible in this slightly down market. Dean also offered a list of people and companies to help me prepare my home for listing. Once I moved out and listed my empty house we had numerous showings and the home sold within 2 weeks at a price which was on the upper end of our hopeful sale price. Closing was quick and easy and money was transferred the same day. Dean and team are well known in The Woodlands market and I highly recommend them as a realestate agent. Hell represent you well.

EXCEPTIONAL SERVICEMy husband and I recently sold our home and purchased a new home with the help of Dean and Brandi Melton (and their lovely team) – and we couldn’t have been more pleased.We have purchased and sold many homes over the decades and have experienced all ranges of “service” from awful to great.But this time the level of service we received was EXCEPTIONAL.And I mean that to the absolute definition of the word.“…better than average; superior; unusually excellent; extraordinary…”Never have I dealt with an agent that was so professional and competent.One of the most important things to me, when working on a transaction, is communication and Dean nailed it! He responded promptly (and if he was in a situation where he couldn’t respond immediately, he would send a note explaining that he was in the middle of something and would call me at a specific time…and he ALWAYS did).His negotiation skills were top notch. I felt comfortable every step of the way that we were getting the “best price” both on the sale of our home and the purchase of the new one. (And I would like to add that we received significantly OVER the asking price on our home, specifically because of how he marketed our property.)He also went to bat for us for the extra things that were harder to negotiate and that weren’t strictly monetary.The timing of our purchase and sale were a bit tricky and we could have been left in a jam (with the contents of our house in storage and a short and inconvenient rental period with a kid and 2 dogs) but he managed to help negotiate a lease back deal that allowed us to make both deals happen without any inconvenience, worry or exorbitant costs.The next thing that impressed me was his ability to LISTEN and really understand what we were saying. Not just in “what we are looking for in a home” but certain details that were specific to our unique situation. My husband and I have a dual residency situation that could have been complicated and resulted in some of the proceeds of our sale being withheld for tax purposes, but Dean has a close connection with a fabulous escrow agent (shout out to Ann Newton at Capital Title) who worked together to make sure that the deal was handled appropriately, and no funds were held back unnecessarily.Which brings me to the next benefit of working with The Melton Team - their connections!!They have a connection for everything (which speaks volumes - not only to how long they have been in the business but to the fact that so many other people and businesses trust them and want to hitch their trailers to this group).Dean put us in touch with:- an excellent Mortgage Broker who was able to get our mortgage handled quickly.- an outstanding Escrow Officer who was able to facilitate a Power of Attorney situation because my husband was out of town for the closing- a company to check the HVAC unit of the house we were purchasing when the home inspection pointed out some concerns- a stellar flooring company who were able to get in quickly and redo all the flooring at the new house before we moved in.- an affordable moving company that took great care of us.- etc…The last thing I want to add is that we made this purchase at a very busy time (both for us and for Dean) it was the end of the school year, stat holidays, and other life events,…and no matter how busy Dean was I always felt like we were the most important thing on his agenda.The Melton Team works in true TEAM fashion - when one person wasn’t available to do something, someone else stepped up to do complete it and make sure it was taken care of.Whether it was Dean, Brandi, Diana or anyone that we were dealing with it felt like we were working with a friend.I know this is a lengthy review but it is really hard to keep it short with all the wonderful things they did that they should be applauded for.Thank you Dean & Brandi!Shannon& Wade Anderson
