    My husband and I purchased new construction and initially assumed we didnā€™t need a realtor since new construction home prices are not necessarily negotiable but we were very wrong. Even when buying new construction and working with the builderā€™s sales office, itā€™s still very important to bring your own realtor representation. We are so glad we chose Mani to represent us.Mani joined us for important contract reviews and while the builder didnā€™t budge on home sale price, Mani was able to negotiate for us an extra 5k towards upgrades. This was something we didnā€™t realize was possible. Mani was very involved during the 6month build of our home. He proactively worked directly with the builderā€™s sales office ensuring construction was on track.Mani has also been a great resource and we prepare for our big move.     I engaged the Dallas and Beyond group to sell my rental last July. I live out of state so the team really did a lot of extra work over a period of 6 months to get my property sold. First we had to work around the tenants availability to show. Then after they moved out we had to hire a service to remove everything they left behind. We received an offer that dragged out for weeks before terminating. Then we decided to paint and add new flooring. After all this, we received several offers over asking and finally closed with a wonderful family. Manis team was easy to work with, patient, always available, and gave me all the pros and cons of all decisions I had to make. I would highly recommend them.

He was with me all through the build process, the design selection and even in occasion where I was out fo the country he was there representing me with the builder.He service in the entire process will not be dis counted.     If you are selling your home, I absolutely recommend Mani Raveendran, especially in the current market in the Dallas Area. He sold my house in the mid-cities in May 2016. My house was very modern and updated when compared to most of the houses in the neighborhood, which posed some concerns for many agents in pushing the price where I needed it to be.I had interviewed a few very experienced agents in my local area before I talked to Mani Raveendran. Mani brought a very interesting perspective to the entire sale cycle, and his pricing, marketing and negotiation strategy were unique. I was in a time crunch to put the house in the market, he was able move around things and my house was in the market 1 week from the time I talked to him first. We had 26 showings in the first weekend, 2 open houses, had 12 offers. The most important things is that Mani was able to get an offer that was 9 % over the HIGHEST sold home in the entire neighborhood with NO APPRAISAL issues.He did not come across as a cookie cutter agent, he is very critical and on top of his game when it comes to taking care of his clientā€™s needs.     I would definitely recommend working with this group. We had a very smooth working relationship with our agent Breyanna Valle who helped us out with utmost patience. She answered all our questions and doubts to the best of her ability. She was just amazing at drawing up contracts quickly (however fast we needed her to be)! We found the team very reliable and trustworthy.The prospect of buying house is very daunting and scary, especially for first timers. Going through the contract with us and explaining all the terms whatever the time of day..these are all the things I really appreciate.
