    John inspected our house in Nov 2024 before closing. This is our first home and he was so great to work with. John is very thorough, knowledgable, and accommodating. After he had been at the house for a few hours to do the inspection, he took the time to walk through the whole property with us at the end when we arrived to explain his findings and answer any questions we had. He gave us a lot of practical advice and was very patient. The report was prepared and sent to us very quickly in both a PDF and html format for easy viewing. He even included recommendations for local professionals for certain repairs. We highly recommend using John and Vaden Property Inspections!

    I’m in the process of purchasing a home in the Smith County area. My realtor referred me to Vaden Property Inspections. When I contacted them, I spoke with Mr. John Vaden, the owner. John is very professional and very personable. He quickly built a rapport with me and gained my confidence. I requested an overall inspection and separate inspections for the septic system and for termites. John assigned the general inspection to his employee, Mr. David Petersen and outsourced the other inspections to his two businesses associate experts to conduct the septic and termite inspections while David was at the property. David started the inspection the following morning and I received all three completed inspections that evening. This is the eighth house I’ve bought in my life and I’ve never received such a thorough, complete and extremely professional inspection. David provided the general inspection in PDF and HTML formats, which is ideal. Via the HTML version I was able to click on and enlarge all the photos David took. The septic and termite inspections were attached as pdf files which made access simple. There were approximately 75 photos with descriptions/explanations of each issue/potential issue. It was like I was present at the inspection. David left no stone unturned. It was 100% inclusive. I can’t think of one single thing that he omitted. David and John made themselves available to talk about any and all issues on the phone. I live in the DFW area. I reached out to both of them three times each and they answered my calls and gave me all the time I needed. They took a stressful situation (for me) and put me at ease with their detailed & sincere explanations. The cost was very reasonable; less than I expected. Needless to say I highly recommend Vaden Property Inspections. This review was not solicited nor did I receive anything in return except excellent professional service.

    I could not give enough praise to Vaden Property Inspections! Originally I was working with John, he had to leave town for an emergency, but the services were not delayed. David, instead, did my inspection. I was very impressed with how thorough he was, and even more impressed with the report I received. Most inspections I have had only take about 2 hours, both John and David mentioned that they take over 3-4 hours to properly complete the inspection. I left the inspection feeling comfortable that each part of the house was considered, and it was shown or explained to me, so that, I was not shocked when I got the report. I would recommend 100%.

    Used him twice so far, both times he was very thorough. He found quite a few plumbing and electrical problems for us. Our second house we had a termite inspector come out (just because John advises us to), and found termites. We would have spent thousands after closing to fix all hidden termite damage. John save us from a nightmare. Aside from being good at his job, he is more than happy to answer questions as you walk through the house with him, and he is also punctual. None of the between 10 and 2 appointment slots. You give him the time and place, he will be there. And he has been willing to travel pretty far to make you happy. My two houses were about 3 hours away from each other so he spent way more time behind the wheel than what others would have for a client. We are looking for our third house and we will be calling John back out again.

My wife and I signed a contract to a home which, to our surprise, had a myriad of structural damages to it. The photos wer well lighted and in focus. He takes better photos than I do and it really tells the story along with the text. He also provided videos to show a number of things. He knows all the codes and what to look for.He spent 3-4 hours at the house, wrote the report and then spent a couple of hours explaining.
