    I called Michael because he had very good reviews. When we talked he explained everything in details and was very thorough about the house inspection, I liked how he waited for the right temperature outside to be able to test the cooling system no one else told me that since it was cold they couldn’t check the AC. I just wish he would have gotten on the roof for a closer visual inspection.

He pointed out certain defects that were still covered under the original builders 10 year structural warranty, something that we were unaware of coming from another state.     We recently needed an inspection with little notice and Mike was able to get us scheduled right away. He was very responsive, arrived early, and communicated the entire time he was at the home.     My husband and I have used Mike throughout the new home building process. We initially hired him after I interviewed several other inspectors and felt he was the most knowledgeable. Mike has inspected our home on multiple (3) occasions during different phases of the building process. During the inspections, he is very thorough and takes time to answer any questions you may have. He doesnt rush the inspection to get to another one. Mike makes it seem as if you are his only client (which I know is not the case). After almost what seems like immediately after each inspection, he gives you a detailed report with color photos. We just presented his report to the builder throughout the building process and the builder corrected the issues that Mike had pointed out. During each phase, he has helped give us peace of mind with how the house was being built. He performed the 4th inspection before our one year warranty was up and provided a description of what needed to be fixed. I have great confidence in Mike and highly recommend him.

    I hired Mike a few years ago to inspect a rental house my family and I were living in because we noticed several serious health and safety issues with the house. After contracting Mike with our concerns he was there first thing the next day to inspect the house.     In this instance, I used Superior Real Estate Inspections to complete my home inspection on my new build. Michael Kovacik prepared ahead of time by letting me know the expectations of the inspection up front and allowed me to ask questions or provided him with any concerns that I wanted addressed. He was prompt in resporting to the inspection and was respectful to those working in the house (i.e., painters, electricians, etc.). His report was thorough and brought a few concerns to light, which I was very grateful for his keen eye. I received his report the evening of the inspection and it was very detailed, depicted with appropriate pictures and text. Michael was unable to perform a check on my AC/Heat unit, as it wasnt working on the day of the inspection. He went above and beyond the scope his fiduciary duties and returned to the property on his own time to inspect the unit once the builder had it up and running. I was very grateful for his attention to detail and determination to go the extra mile for me. Michael responded to all correspondence in a timely manner.
