    I bought a new built home in a community where owners use words of mouth, including home inspection. Everyone is so-so about the home inspectors everyone else is using, but resigned to the fact. I decided to not follow mediocre with more mediocracy. I chose Reliable Home after some Google Search. Francis Glynn has a big fan base with highly positive reviews. I was wondering if it is style over substance at this age of social media. I am here to report that Francis Glynns service is the best bang of the buck on east coast. He is down to earth, works quietly, and self-sufficiently. He is authentic, without any dramatic flair or frivolous showmanship. Some of the issues he reported, other vendor ( the professional painter) or I have noted. All the issues he noted are essential for the long-term structural health of the home. Despite having a nationally recognized top builder, there is a framing issue that cannot be re-do. Francis offered, when asked, feasible solution that assuaged my fear. I plan to recommend Francis of RH to my community. He deserves every bit of the accolades and respect written by & expressed from his clients.

    John Kerrigan and the Reliable team were just that, reliable, and so much more! When I called to make the appointment the call was answered immediately and my appointment was scheduled quickly. When the originally scheduled Inspector’s wife went into labor, my appointment was in jeopardy. However, Reliable honored the appointment and John himself came to perform the inspection. John was extremely thorough in the process, looking over every nook and cranny, and breaking down findings in layman’s terms I could understand and listing the findings in terms of priority and impact. While I haven’t been through many home inspections, I can see that this one was particularly challenging, as tenants still occupied the home and were in the process of moving. It was not easy to reach every area that required inspection, but John was thorough to ensure that a quality inspection was performed. He was courteous, patient, professional, friendly, and I am quite satisfied that a thorough inspection was completed. John’s many years of experience were apparent in his methods and his efficiency on display witnessing the in house built software used to capture the report. As an IT professional, I can appreciate that. The detailed report was in my inbox same day! I trust this inspection and will likely use Reliable again for similar needs.

    Absolutley the best and most thorough inspection I have ever had, and I have had many. Tim Mogelesky was wonderful. He is polite and professional. He answered all my questions and has a deep understanding of home systems. If hes not 100% sure of something, he says so. Note to potential customers: we have ordered our share of inspections for ourselves and our grown up kids. Plenty of inspection companies will tout 60 page inspection or something similar. Stay away! Those inspections are probably filled with boiler plate wasted pages, such as there are many kinds of heating systems... or it is important to mop up spills..... Tims report showed all the defects backed up by photos and explanations. One more thing...His report (which was in my hands a few hours after inspection) starts off with a Major Defects section, then moves on to the Safety concerns, and finally the maintenance worries. It therefore presents a clear guide for the buyer. This is money very very well spent. Thank you so much Tim and RHIS!

    When I arrived (early) at the property, Francis was on the roof conducting the inspection. While all-business, he took the time to explain every issue, outlining the necessary remediation. His report on the property was detailed and included photographs. I believe that the inspection was supposed to last about two hours. My father has worked in real estate for over 40 years and said this was the best inspection he has ever seen.Im buying my first home and this was a post sales agreement inspection which the sale was contingent on.Starting at the top, booking the appointment, Sandy was absolutely AMAZING. Sandy answered all my questions, got me an appointment quickly to meet a tight deadline from the sellers, WHILE accommodating my ridiculous work schedule, and brightened my entire day at 8am.So already I was impressed, and then we met Greg Burns who performed the inspection. Greg was so thorough, he explained things so clearly for me (I know nothing about home ownership) without being condescending with his explanations, and answered every question I had. He provided context, helpful information, and gave anecdotal scenarios as examples so I could picture it clearly. While it was very in depth it also went very quickly! And something was discovered during the inspection that I dont think would be caught on just any inspection, and it allowed me to look further into it and understand what that challenge could mean for my future home ownership. He found major defects and even pointed out a lot of minor defects such as cosmetic issues! He is on point and very meticulous! I would highly recommend him.

    Francis was extremely professional and kind. He did a home inspection for us on a home we are buying (we are first-time home buyers). He showed up on time, was efficient and went over everything at the end so I understood to make sure it was all clear. All of my questions were answered and explained.
